What a great video clip, I just came back from my first visit to SM, I too am 58 yrs of age, and can’t wait to visit again, maybe next time to check out properties. Ben, what is the forecast for land & homes in SM? I heard that water is a scarce resource and that should be something to focus on for any future home buyer.

The market is strong and broad and the total inventory continues to fall. We have abundant water supplies even after 3 very dry summers. I expect we will have a rainy "El Nino" year much like CA. And, of course huge amounts go to agriculture.
