Stayed here two nights in November. Very comfortable, modern room. Quite spacious by Japanese standards. Breakfast was pretty good. Location was a little out of the way, but not terribly so. Very close to the Imperial Palace. Four subway stops to Kyoto station. Fairly short bus ride to Gion. We were using Hyatt Points, so can’t comment on the price.

Breakfast is not included for free. You need to choose the "bed & breakfast" option when ordering on the official website to have breakfast included.😊
