    This software is incredible!!! I've just analysed a deal that I'm securing - absolutely chuffed with that! My due diligence (which takes A LOT longer and I won't take that away) was matched and some additional analysis is in there such as long-term metrics - LOVE IT!!

    Like you said, lendlord is a all in one platform, can even apply for finance through it and check houses on auction? That is mind blowing 🤯 next thing will be have access to rightmove and zoopla data and show ROI and growth as you scroll (please lendlord do this😅)

    From my experience- is too much hassle and cost too much too.. there is also hidden charges- you have to pay broker fees (again), for legal side and valuation (again). I did one property from back to bricks to full refurb.. I spent in overall just for bridging - around 4k.. that was for 2 month bridge loan.. Bridging for me unless I am getting like 20-30% discount on property itself.. else bridging= stress, extra cost and extra time wasted.. if you can - get mortgage ;) or mortgage for refurb

    100% agreed. The legal cost you pay is missing and for us was 1.5k. This was almost as much as the interest cost as only needed 3 month bridge.

    You won't get mortgages on auctions properties due to 20 working days to complete. If you do please let me know how.

    Hi Jamie, thanks once again for your amazing video. I was looking at a great opportunity(Auction) in my area. Now the listing is changed to STC and Sale by tender? Does that mean is gone already before even the auction took place?

    Can you also explain the actually costs of bridging or bridge to let as your quite misleading. What about bridging arrangement fee, paying their high legal fees additional survey fees etc. The monthly interest is not the biggest cost!

    Sorry did have some but still feel not all costs are covered eg as a Ltd bridge to let we need to pay bridging company legal fees 1.2k plus vat (not include my own) . On just 80k bridge to let....

    Extremely helpful but you lost me when you were talking about rates. How is 1% on a bridging loan more expensive then 3% on a mortgage? Genuine question I have clearly misunderstood something

    Bridging is 1% a month. Mortgage is per year

    Adam, unless I am mistaken, 1% per month is same as roughly 12% per year bridging vs 3% mortgage in your example.
