That was some dang good advice. What you said was so true . The big G.C. companies & the Army Corps of Engineers will jack you 4 ways to Sunday I've seen it , when I Worked in site work . And what you said about the insurance requirements is also spot on it's ridiculous . My wife been in commercial insurance for 41 years and she goes over the contracts with her clients and points out the outrageous limits in the contracts and advises them. What you said about deep pockets is also true. The superintendent on a job will sign a change order then the G.C. will say he wasn't authorized to sign that when you bill them , the bigger the G.C. they harder they stick it to you. I shouldn't say this but some body got to say it churches or some of the worst to work for , not all of them mostly the the ones in the high rent district . Thank you Mark for telling folks about what they are fixing to get into sorry about the soap box rant most folks don't have clue what goes on .

The federal government is notoriously difficult to work for. They pay well but if you aren’t ready or follow specs they will end you!

That was excellent. Despite all the razzing I give you, this was perhaps one of the best digests I've ever seen. I wish and hope a lot of people watch this. You presented crucial information clearly and intelligibly and did not forget the part about insurance riders, bonds and always running things through the insurance company first. That stuff can kill an operation. And you didn't forget the need for a healthy dose of cynicism. Business is no place for rose colored glasses. Very well done. You're best yet. Keep up the great content!

Most commercial project customers already know who they want to use but just need to go thru the the public bid process steps for it to seem fair for the funding they receive If your new to the game it can be a huge waste of your estimating time

This can be true but if you keep at it you can break in. We’ve done a good job of that here but still have a long ways to go. Once you break in the payoff is huge.

Also. There is a AI program you can use that will condense down a large pdf type forum into maybe one or 2 pages of bullet points, obviously not to be used officially, but can make filtering through contracts alittle faster and easier. For funding expecially government related. There are funding companies that specialize in just those types of contracts, they can have more favorable terms then typical banks because they only do those type of projects and add themselves as additional payee to the project.

Typically they are factoring companies and it can be costly. Lots of AI to help in business now.
