    Hi Guys, how do you prove to the IRS that you materially participated in your short term rental? Can you literally just write the dates and times spent on a piece of paper and keep that on file? Also on the property management aspect: I also have a person who puts the listing on Airbnb, but I function as the property manager, dealing w all repairs, maintenance issues, furnishing it, keeping up w the supplies, etc.

    Yes, you will want to document the time you have spent materially participating in your short term rental to evidence your qualifications for real estate professional status. You can document these hours by using an excel sheet that tracks the amount of hours spent, the date, what the activity was, like the management of the property, maintenance issues, time on the phone. You will want to document both your hours materially participating in your short term rental along with the hours other people spend working on the rental property, as to qualify for real estate professional status for a short term rental you must spend more hours managing or working on the property than any separate individual.
