get in while you can. I did hear a video somewhere we're the allege economic systems go in 400 year cycles and that we are due to see the end of this era of everyday owning their home and land. Only thing we're needing is a major crisis, something that makes 2020 just a footnote

If you’re that hesitant about real estate you should just invest into a reit until you can actually buy a real house. And there’s absolutely nothing wrong with this strategy cause most pay a good dividend.

Hi Kevin thanks for the video. So for someone starting out how wants to be in the tiny portion of people who cash flow, what knowledge/skills are the best utility to save a little on renovations? I would imagine learning to paint well and install carpets/ flooring, but what are some skills that don't require licensing that are good to have?

Most cities have code that's says they will give you tickets if you leave stuff in your front yard like my city will write you a letter in the mail if you leave your garbage cans in front of the front of your house they will say you can't park on the grass or that some things were done without any permits because they won't let you put a parking space in your front yard they will have specs like set backs

Dear Kevin, I bought my little started house in 2019 and refinanced for 3.65% I want to buy a new primary residence and rent the current place out after taking a heloc out to fix some things. My banker basically told me that I can’t because I don’t have enough to pay for both mortgages simultaneously and do not have a “seasoned tenant “ what should I do so I can acquire my second property?

find a different lender, the projected rents should be allowable. Or you could move in your car
Great advice for capturing maximum appreciation, but not so much for cashflow which is what investors need to build wealth. Also investors to hh need to keep in mind they will not get the depreciation of the hh properties, which is one of the largest re investment benefits.
If you had a Canadian version of HH, I might consider investing since I live there.

Imagine selling or buying a house but before the buyer or you can move in it is suddenly full of illegal squatters. If you try to force them out then they arrest you and force you to keep paying the mortgage and utilities until the case can go to court in two years while you have to go rent another place for twice your mortgage. Welcome to America.

Just move into the laundry room or garage and offer free rent for the squatters. You will end up on local, then national, and finally international news as the landlord living in the laundry room while selflessly giving free rent to squatters that are living in the master bedroom. No lawyer will want to end up on national news as the sicko that attacks a generous saint. Also be sure to tell how you fill up the fridge with healthy food for zero cost to the squatters because you care about their health. The squatters will become international pariahs and move out on their own.

is it really easier to manage 100 single family homes scattered around town vs an apartment building?
@meetkevin, you didn’t discuss HOA condos. What would be your take on those types of properties for real estate investments?
It can be a blessing to have a vacant property rather than one that comes with a tenant because maybe the previous owner couldn't get rid of a nightmare tenant easily etc
The way to invest in real estate is to wait for the market to go sideways and swoop in and pick up all those houses that went for 500,000 but are actually only worth 300,000 and then sit on them and wait for the market to get hot again and dump them
Insurance and interest is killing real estate right now. It’s a horrible time to buy so I’m parking my cash in other assets until opportunity arises.

Ok Kevin I was skeptical at first/but this shows you have the experience in the field to create a “ system” and the “ controls” to insure efficiency. And your idea seems to deal with the problem we all have -namely capital ! In my case after I use up my nest egg /investment capital then we are faced with having to put our names personally on the financing instruments and when and if things go wrong it can dog one for ever. Still like any start up where we bring another layer of “ profit takers” in the slice of the pie gets smaller. So as they used say in the old days :volume son volume😉. But a well honed system obviously helps- how and when to return funds and profit to your share holder investors is going to be super impor😮ant .

Ken McElroy went into explaining some similar concepts they use to buy and reno and develop some of his rental units ( mostly apartments)property’s over his 30 year career and head off the tax issue. Idea is solid.

When the house is being sold at a discount because it's in bad condition, the savings once you consider the repair costs, is the wedge

Call me Mr Cleo! Not only a sales pitch to invest in his company, but a sales pitch to attend an event he's holding that gives you info you could get for free online. Kevin really has a good grift going, man. The icing on the cake is that he's self delusional, and still thinks he's a good guy and not just a money hungry grifter. This guy is going to use YOUR MONEY as a risk free loan to buy real estate, and get all the benefits related to that, and give you the least benefit out of the group, and all the risk. Kevin cares A LOT LESS about the sales price of these deals than if it were his own money alone, bc he's making money either way, bc he's using your money to reduce his tax burden. Meanwhile, if the economy downturns and they can't pay the mortgage on these purchases, guess who's not gonna get paid during all the time it takes to figure all that out, and guess who's going to be the last to get paid out? That's right, YOU! Don't invest with this guy. He's not transparent about why he's starting this company, which is he's using your money to further enrich himself. If you make some money, it's just a little added bonus. Buy I promise you that the primary reason he's doing this isn't to help you, and you're assuming all the risk while he's getting most the benefit.
