Just showing off the progress to keep you up to speed on how things are going! Now that I can start to see how I'm going to move the walls, I'm feeling a lot better about my purchase. I think she'll make a nicely polished turd by the time i'm done.

    you doing this alone? how many sq ft is this house? I've done 8 of these, but hired out parts.

    Yep all on my lonesome. 1250 square feet of house, 480 square foot garage (pretty much finished), and ~0.50 acres of land to maintain. Check out part three!

    @@Gettheyay0 Yup! On my next house right now, finished this one up, left off at complete gut. Sold it to a re-developer and my cash out. I just haven't done any videos recently, I really should post some, its been a minute.

    @@Gettheyay0 Difficult to assess cost without a lot of relevant information. I'm a cost estimator by job description for the auto industry and do multi million dollar project analysis. Unfortunately my answer will have to be; "It depends." How much work with you do personally? Do you count your time as a cost? How many people and hours will it take to execute your plan? What level of restoration will you be doing? What level quality of finish will you install? Where are you buying? What local rules and regulations are imposed? Too many variables unfortunately. I analyse deals on a case by case for myself, and I only buy in the Detroit Metro, so I've gotten very proficient at analysis around here specifically, since I want to continue in the real estate business in Michigan. What I have learned for my situation, is that I actually want to become a new home developer, almost strictly based on math and experience. Gut jobs are labor intensive, and capital intensive and if you make little profit at the end, you're basically working for free. Never do this. Honestly, the market conditions around new build is much better than gut jobs 90%+ of the time I've learned. My next house will be a new build!
