This is great content if daunting. Sounds like you need quite a bit of money and time just to get started. Currently looking at my state's packages for a license and it's around $1,000. I'm currently working full time as well. I'm not sure if I can justify the cost to myself, especially when there's a good chance I won't make it through the program. Development seems like a lot of fun, but I don't know if someone with my sort of schedule and budget can feasibly get into it.

Definitely worth saving up the money if it’s $1,000. Your commissions in real estate selling a median-level home can be 9x that (at least in TN). Not a bad return on investment!

how would you go about finding a boutique firm to work for? and would this work without a RE license?

Having my real estate license helped quite a bit. Could you get by without it? Sure - but I was able to make a substantial amount in brokerage and then rolled my commissions into deals. I would Google “commercial real estate firms in XYZ city” and start doing research to see which firms may or may not fit you

We’ve had a ton of clients grow a portfolio of 6-12 single family homes then sell them all together to 1031 exchange into commercial real estate. It’s a pretty smart way to get into it as long as you’re intentional with that strategy 🤙🏼

I’m in the process of finding a home to live in and rent the other unit out but most I’ve seen arent cash flowing much if any if I’m living in one unit as the prices are inflated over in CT right now so I’m just browsing and finding deals until ones right

I just got my real estate license. I think I want to jump straight into CRE rather than residential. My question is, would you work on your CCIM education while you are looking for a boutique firm to work under? Or wait until I am a part of a team? Thanks for the content!

Couldn't hurt to get started early, but I'd wait until I joined a team. The classes can be expensive and it definitely helps to have some source of income / experience before taking the classes

This seems geared to starting an active career in RE investment. What about the passive investor that wants to "get started" in commercial RE invest as an alternative to stocks or REITs? Is becoming a RE agent still the right first step? Would you change your recommendations for that audience?

Yep - I'm not a passive investor, we're actively involved in our projects from leasing to raising capital. I think the best step for a passive investor would be to interview as many potential Deal Sponsors as possible so you can get a lay of the land. That'll help you understand better what to look for (and look out for!) when evaluating a potential investment opportunity.

@@TylerCauble As a novice investor, one might say I've just got money to buy a commercial property. I don't have time to be an agent. Perhaps naively I think a realtor can find me a property to buy, lease it, and convert my capital to an income producing appreciable asset. No real work for me just rinse, repeat, and keep the books. Beyond the obvious risk that a single RE investment is non liquid and poorly diversified, do you have tips to make this strategy successful?

There are many investors out there that have taken that exact path - if you’ve got the money and have people surrounding you with enough knowledge to make sure your project makes sense, then you can do just fine!

I'm a research analyst and I'm wondering what type of job function I can jump in to in order to learn about real estate investing? Financial analyst? Portfolio analyst? Or would jumping in to brokerage give me that exposure? Or working with a landlord brokerage team, or just with a landlord ? I'm in a large firm right now

I’d pick whatever you’re more interested in learning. You’d be a solid asset to any landlord / brokerage team / developer, etc, depending on your talents there

You are required to have millions of dollars in transactions to qualify to get your CCIM.

That’s one of the potential paths for accreditation - there are several other ways if you’re not a transacting agent (i.e. a CPA or lender)

@@TylerCauble I guess my question is how do you get started? In my area you pretty much have to know someone, unless you get a little bit of luck. This video sort of answer that, but I’m still left asking myself “how do I get started if Im right out of college, just got my license, have no experience, and have no connections?”

From what I can tell becoming a CCIM isn't mandatory, you can learn underwriting on your own and show up with a good presentation to potential investors, if they like what they see they should be willing to work with you for a small cut of the equity as your pay.

@samuel Dunham Break Into CRE has a number of wonderful videos on how to get into CRE so I recommend checking out their channel. My recommendation would be to find somebody that is successful in your market and figure out how you can bring them value or work for them for free until they can justify hiring you. I’ve hired several people on my team that way

@zuranthus It’s definitely not mandatory, but you could take the 104 class, which is a deep dive into underwriting. I found it’s much easier to learn how to underwrite from experienced individuals that do it on a daily basis then it is to really teach yourself
