    If you leave the toilet pan with the flush pipe still in the rubber ring on the floor there is no way you are going to be able to get your fingers in between the rubber seal and the pipe to put the Plumbers Mait in below the seal. Unless you have matchstick fingers with extremely flexible joints. It looks easy because it's not attached to the floor with the toilet pipe going in. The toilet pan has to be taken out to be able to do this, in which case you may as well just change the rubber seal.

    Thanks for this video I hadn't thought to use Plumbers Mait to fix leak. A tip that might help others when plugging gap is to plug the bottom half first (while pushing down on plastic waste pipe) then when top half is plugged the bottom half gets compressed. The bottom half is the most vulnerable to leaks. Surprising how little PM is needed I bought a tub (£3.99 at Wickes) then just as finishing job found a half used tub at least 35 years old - it was a bit harder but still reasonably pliable. Another tip: if having to fix leak from the front as I did - bath at one side wall at other - is to put a large cushion on the toilet lid - your ribs will appreciate it.☺

    Really helpful video, thanks. Had put in a new filler mechanism and replaced the cistern bolts and flush donut but the toilet was still leaking despite my best efforts. This video made me check the back of the toilet and sure enough it was leaking. Plumbers Mait sorted it, all working perfectly now. Terrific!

    Cool to see the couplings up close off the appliance, and to learn their names, thanks! That plumbers mait fix feels like it will need fixing again in a few weeks. If the rubber seal couldn't hold it, surely somethings moving about that shouldn't.

    No, it is just the old rubber seal inside the multikwick pan adaptor has gone. Once plumbers mait is applied it stays flexible and last many years.

    Believe it or not I have used ordinary window putty to pack that join which was leaking. That repair lasted 20 years!

    Very helpful video although in my case roof is concrete and toilet fixed with cement so I might as well call a plumber as it looks like a tougher job. It's leaking water from the big rubber seal at the back. Been more than 30 years. A big thank you from the Maltese Islands 🇲🇹

    I think my problem was what you described at the start of the video! Thanks for letting me know. I just turned away a plumber who wanted to charge me $460 to replace the pipe connecting the watertank to the toilet bowl but still paid $77 callout fee. Cheers mate.

    Thanks very much for the video, my greatest relieve is that I'm not alone, I can not believe the crappy standard of all this Mcalpine crap where basically one fits new sanitary ware and new pan connectors or plugs and basically they just don't work and one still has to gum them up with Silicone or plumbers mate. Car hoses don't leak and they are a simple jubilee clip with temperatures up at 110 degrees, I look forward to the day that somebody comes up with a better design and puts them out of business. Right now I'm not at my happiest as I've spent hours and hours trying to fit a bathroom to a high standard only to find at every turn that I have to take it all apart again because of the poor design or build quality of the above and ram things full of plumbers mate or silicone, it is a total joke. That saying,' it's the thought that counts' needs to be applied to plastic compression fitting and rubberised joints, one should be able to do the job once and know that its going to work perfectly, it is so common to see plumbers having to compensate with silicone, its just total bollocks that Mcalpine or somebody else needs to sort out. Thanks again for your help, make sure you wash your hands!

    What is there left to say, I feel your pain my friend, shout, scream, let it all out, take lots of deep breaths hopefully you'll get there in the end. I suppose if I can dispense any advice it would be try to preempt your education in plumbing by learning from others ahead of time by picking up as many hints and tips on you tube, browse plumbing books from library or second hand shop but I think most of all what causes so much anguish is not just the poor quality of parts and lack of instructions but ones own lack of familiarity . I'll give you example, waste for plugs on sinks and baths, they come with top and bottom rubber washer, if you fit the top washer the plug sits proud and a pool of water will sit in the dip of the basin and another pool of water will collect on the floor because it doesn't work anyway. Get rid of the top washer and use plumbers mate and the plug will sit low enough to look smart and hopefully seal up, you may also need to use silicone around the exterior of the plug waste ridiculous as that sounds. All of this trauma is hard won and it seems to be the case through out the job, its why apprenticeships and on the job learning are just as important as college. Take solace from the fact that you are not alone, we have solidarity, community and unity in our plumbing misery! And if all else fails, go to a good cafe..Good luck, you'll be pleased at the end of it.

    Many thanks. Two types of leaks. One from where the cistern pipe joins the back of the loo and one probably from the rubber sealed pipe that goes down to outlet to the sewer. Have to figure out which leak I have got but thanks again for your advice.

    @@dereton33 Thanks for your reply. It was okay for three days but now water is coming back out of the bowl through the flushpipe. I'll try a new gasket and see if that works. I fixed the leak coming out of the enamel pipe at the back with your help but now I am getting a back flush from the smaller pipe. I'll put a new gasket in.

    Plumbers World sold me a new gasket (a very soft squashy one) plus sealant. However if anything the water pours out of the back of the pan worse than ever when I flush it. I suspect that it is limescale blocking it so taking the pan out again to try and figure it out.

    I had to throw away the plastic insert from Plumbers World. It was soft and squidgy and already malformed after a day. Found one just like yours Dereton in my garage. Works a treat but had to reseat the pan because the distance was different after changing the outflow pipe which I needn't have done as it was the inlet in the end. Thanks for your inspiration.

    Thank you for the video, we have a leak of the smelly kind, i think the flexible waste hose has a gap where it enters the floor waste pipe allowing drain odour to come out, so I will be doing as you suggest and plugging it with plumbers mate, fingers crossed a nice smelling bathroom again!

    Hi. Thanks for the great video! I've got a saniflo and suffer from a leak at the back of the pan. What's the best way to connect the pan waste pipe to the saniflo. Should I just connect the rubber connector that comes with the saniflo onto the enamel outlet from the back of the pan (with a jubilee clip) or should I use that along with the rubber ring adaptor connector shown in this video? Cheers!

    +Simon McKean . You should just be able to connect the rubber connector on the Saniflow directly onto the back of the pan, a large jubilee clip is useful for sealing that joint but not normally necessary.

    thanks so much for this too. i made a little frankfurter of this round the join. hopefully stops the join leaking. i used silicone as a fix 2 yrs ago and i dont think it held anything. now this way and then butle rubber stuff

    Hi very helpful video thank you. I have a leak which is now a puddle...I have had someone check it over but finding it hard to detect where it is coming from. A new flush cone has been inserted but I think it is the large pipe at the back and it has been dripping for some time as the vinyl is marked and I am going to buy some Plumbers Mate, there are no marks elsewhere on the floor only directly underneath, my friend seems to think it may be coming from another pipe to the side which leads to the boiler, just can't see it. What do you think? Appreciate your opinion in this matter. Many thanks.

    It usually is the soil pipe connector. Try a good wedge of plumbers mait in the joint. Make sure it is dry before applying.

    Hi. Video confirms what I probably need to do - the nasty job (ick) of replacing the seal. I've a pan that discharges to the rear and the bog clogs regularly. When I plunge it to clear it foul water leaks into the kitchen downstairs! The Plumber's Mate job has already been done, probably badly. I'm really not looking forward to this...

    nope nope nope as it doesnt come off clean when you need to replace it. doesnt properly seal the loo too i found. i am trying this mate stuff now, its so easy to use and then i have a rubber seal coming in. i think my floors are wobbly due to being on ply and wood only...

    Al, thanks for your clear and helpful videos. I have a general question about toilets as we have spent hours looking for what to buy in the £200-£500 price range - it is difficult to discern the difference between the ends of this price range. It is often said "you get what you pay for" but there is little technical information on actual performance to go on in this range to give confidence that it is worth spending at the top end. There are literally tens of trade names, some seem to share a common manufacturer and yet there are surprisingly few reviews that provide accurate insight into which makes for the best product. Do you have any suggestions for the best toilet makes in your recent experience? - We want to know that we are buying a quality product that will do the intended job properly and reliably. Or are they all basically the same? Your suggestions/observations welcome.

    Is the pan waste outlet always a standard size in the UK? I have seen various straight couplers that vary slightly. Also The issue is that if the pan has any movement it will eventually leak. The seals really don't seem to be up to the job for any length of time. Also, pans are usually fitted into the same position each time they are replaced so the flooring needs to be structurally sound either by replacing floorboards or thoroughly making good the concrete for example. Plumbers mate may be a good temporary fix but if the pan is removed anyway you may as well buy and fit new straight connector for around £6 in screwfix for peace of mind. Other connectors are available to suit your application but are likely to be more expensive.

    I have a toilet leaking from this multi quick join, before I start taking things apart to either replace the seal or use plumbers mait (good tip thanks)... What should I expect from removing the multi quick seal? ie is this a small pipe connecting to a ground pipe? Looks like the downpipe goes into an area I can't access without taking the floor up. I'd hope it's just a short connecting pipe, any advice?

Been waiting for a plumber who doesn’t seem to know what he is doing as the leak seems to be continuous and even the plumber had know idea where it was coming from until we had to figure it out hence coming here .     Hi Derek! My toilet soil outlet goes down into the floor. I need to raise the toilet approx 1inch as I'm putting floorboards down. Will the loo outlet still have enough pipe to still connect into the waste pipe in the floor and have a proper seal? Hope I've explained ok. Many thanks Tony.

    thanks so much it was the bungee plastic thing at the back of the toilet ...i was worried for weeks that a plumber would charge me a fortune i tapped it in gently with a small hammer and voila...(this after id pulled up all the sticky tiles and wracked my brains) im in the uk.

    Yes just get a new mutikwick pan connector.

    Thanks. Can you help. The waste pipe from my WC is leaking at the WC end. The pipe comes out of the WC at a 90 degree angle and attaches to the pipe that emerges from the side wall - so the pipe is 'L' shaped essentially. It is a non flexi plastic pipe. I've bought a flexible concertina type pipe and was wondering if I can fit this easily without removing the pan. Or perhaps just use the plumbers mate you suggest. any help appreciated.

    Can you connect a flexible pan connector straight into the stack/ boss? Or do you need to put a piece of soil pipe in stack/ boss first

    Hi, I'm doing my bathroom up. It's got the only toilet in the house, so I'm having to work around that issue. I loosened off the toilet after turning off water etc - removed tiles from behind and tidied up. On putting the toilet back in place and filling up I noticed a small leak coming from the pan connector. I thinking about a temporary replacement of flexible pan connector - do I just pull the soil pipe side out or will that be sealed - it's difficult to see how it's connected? thanks for any help

    If it is a multikwick connector as shown on the video it will just pull out. However you will need to remove the pan to do it.

    I have and old downstairs loo with a cistern & flush pipe. I thought it was leaking around the base but on closer inspection I think it might be coming from the part that attaches to the toilet itself. (The kind of u bend bit that's attached to the pan ) Any advise would be great thanks.

    Best to renew that part they are called multikwick pan connectors.

    Thank you so much for your reply. I've been searching youtube endlessly to find a toilet similar to mine that someone has fixed. I only noticed it when I emptied my mop bucket when we'd just moved in & I heard it trickling out so it's definite not the flush. I shall keep you updated on my progress. Could you also advise me on the tools which I will need? I'm assuming I will have to take the whole toilet out? Also how do I measure for the size I will need? Are they a one size fits all?

    Hi great vid.very helpful.my prob at the moment is I have a clay 100mm pipe flush with the ground.i am trying to find what is the best way to seal a pvc pipe inside it.who ever had probs before used a hole tube of silicone sealant around the base.but silicone always fails eventually.. the pipe I am trying to fit is a 90°flexi pipe.what is the best way to ensure it seals inside the clay pipe thanks for any advise .

    Thanks, just installed flexi pan connection and still leaking. Previous connection had always leaked years of plumbers mate used. Thought new pan connection would resolve . Now thinking it maybe the pan itself isn't circular!

    Thanks dereton33, I'm beginning to think by design there's something not quite right with this wc outlet. I cut away elbow which was over half filled with solid matter (gut wrenching stench).. Still not totally clear and pan filling with water most times near to top rim before flushing. Investigation continue)

    Sounds like you have a blockage. Try using a drain rod with the plunger on, flush the toilet and pump like mad until the water level drops.

    We have one on the cistern, the bottom seems to be dripping. I have replaced the dual flush button recently including the assembly for the flushing mechanism. It was dripping before hand and I thought I could solve both problems 1 being the dual flush was only working on full. And 2 the bottom of the cistern was dripping the latter seems to be still happening after trying with the old and new parts. I used a bit of plumbers tape on the threads this does not seem to have solved it for me. The cistern is on the wall and pipe down to the pan.. Its armatage shanks brand I'm using a flow master from toolstation for the new dual flush mechanism. Do gaskets on these often not seal properly. If so what should I be doing to resolve this problem. Many thanks for any info anyone can provide

    If it is coming from the syphon nut just give it a tighten with some grips, if it is running down the flush pipe then the rubber deal needs replacing around the flush pipe.

    HI AL - IM TRYING TO FIT A MCALPINE PAN CONNECTOR ON TO AN IDEAL STANDARD TOILET PAN WITH A VERTICAL OUTLET - BUT ITS A REALLY TIGHT FIT - AND THE BLACK RUBBER SEAL KEEPS COMING OUT OF ITS HOUSING WHEN I PUSH THE PAN CONNECTOR ON THE OUTLET!!!!! DO U HAVE ANY TRICKS OF THE TRADE THAT WOULD HELP ME GET IT ON WITHOUT IT COMING OUT OF ITS HOUSING??? THANKS AL

    Yes as much liquid soap or washing up liquid on the rubber first.

    Hi, I replaced my pan connector with a Mcalpine Pan connector but it is still leaking. The connector is not level with the toilet. Do you think that is why it is still leaking? There is a slight tilt of around 1cm.

    No that is a small one cm. Try packing the joint with plumbers mait. Some pans are not rounded enough on there outlets.

    May well be that the pan spigot is not perfectly round. Get a tub of plumbers mait, dry off the leak and pack the mait firmly into and around the connector.

    We've got a connector that has perished and is leaking. Presumably I can't just replace it without moving the toilet? How about cutting the soil pipe short and using a flexible, adjustable length connector?

    I have the older connector that is perished and a leak would silicon work ok. Do u need to move the toilet forward if u replace it I'd rather not.

    Yes, you have to remove the wc if you want to fit a new one, might be worth trying the silicon.

    I need to replace my toilet it has a side exit for the soil pipe how do I measure and buy the correct replacement toilet centre of the soul pipe is 15cm from the wall but seems to join onto the toilet 25 cm from the wall this seems odd most measurement online show 12 to 14 cm from wall to waste

    Just buy a standard straight outlet pan and use a flexi bent to get the correct angle.

    My dad was a corgi registered plumber who is no longer alive, I can remember him using this brown sticky tape I don’t know what it’s called but he used it for the back of the toilet drain pipe and it did the trick. Now my drain pipe is leaking but I don’t know what the tape is called? If you know of course as it may have been an unknown method back in the 70s I am giving my age away lol

    Thank you for a rare video on this type of leak. You never explain how to actually replace the rubber ring seal... You just say use plumbers mate. I doubt that would work if the seal has a crack in it. I got the seal off, but I can't get the new one on!

    I have used plumbers mait for years with a very high success rate. You will have to take the pan out to fit a new one of these.

    Is it possible for the cast iron pipe itself to become porous and leak? I found a leak but was having the bathroom redone at some point so ignored it. Now with a new wc and flange it still leaks when flushed

    Worse kind of leak to have. Sometimes you have to take the pan out to completely renew the pan connector.

    Sorry bro....it didn't help. I want to replace that black rubber collar, not use Plumbers Mate which you said is really only a temporary fix before it leaked again. I've got a new rubber ring and want to know how to remove it. Do I push it in and pull it out or what? Thanks.

    You will need to remove the pan to fit that, renewing the ring is a waste of time as once the pan is out you may as well renew the multikwick pan connector complete.

    I have this issue, as I am flushing the toilet the water leaks. It is a porcelain tiled floor and the toilet has been stuck down to the tiles - looks like I am going to have to take the bloody thing off some how to fix it!

    Fitted a new pan connector to the back of the toilet and the soil pipe but the only problem is that the inside of the soil pipe has the rubber ring missing inside it. The soil pipe was installed about 40 years ago. I’ve now got a leak where the pan connector joins on to the soil pipe and I think it’s because the rubber ring is missing inside the soil pipe. Do you have any tips or advice for this situation? It would be very much appreciated.

    Dry the joint right out, then force some plumbers mait into the gap where the O ring should be.

    dereton33 Thanks for the reply. My plumber has tried that twice now but it’s still leaking! Is there anything else that can be done without having to put a whole new soil pipe in? That would be a nightmare just for the sake of a rubber ring being missing!

    Have you tried a high quality sealer mastic, again make sure the whole joint is dry before applying it.

    dereton33 I don’t think he’s tried that. Is that instead of the plumbers mait? Which one is best to use and what is it called? I just hope the leak isn’t being caused because there’s a crack in the soil pipe where it connects to the pan connector.

    Dig out all the plumbers mait and make sure the joint is dry and do not use the flush for up to 8 hours. There are lots of mastics out there just choose a good make.

    We have replaced our flexible wc pan connector many times as we have been getting leaks every few months. When we remove the connector there are holes every time! Is it possible for rats to eat away at the connector? We cannot find a solution!
