Luxury vinyl plank, or LVP, is quickly becoming a very popular flooring choice due to its cost, durability, and ease of maintenance. With all of its good points, the main drawback is it has to be maintained properly or it will begin to show early wear. The good news is that maintenance is very easy to do, especially compared to real hardwood floors. Laminate floors are also a popular choice but can be damaged much easier than luxury vinyl plank flooring from water. LVP is essentially waterproof making it a great choice for both residential and commercial applications. Keeping your luxury vinyl plank floors looking good is an easy diy project and inexpensive. There is usually no good reason to call in a professional unless you just don't want to do it yourself. As primarily a carpet cleaner, I do offer this service to customers. It is a fairly easy and quick add-on while I am already in the home.

    Great advice on caring for LVT floors. I purchased the Shaw cleaner online and used it with the microfiber mop after sweeping. Great stuff - very gentle, leaves nothing behind and has a very subtle scent of apple.

    I've yet to have anything the Shaw cleaner wouldn't clean, no matter how bad and like you said, it doesn't leave a residue like so many of the other products I've tried.

    Thank you for such an amazing video. Sometimes, sweeping alone is not sufficient. To better keep our flooring clean and stain-free, use a damp cloth or mop and clean thoroughly with mild or neutral pH solution to remove stains.

    Husband, kids (16, 14 &12) and I just finished putting in Shaw Floorte Auburn Oak flooring in 90% of our new home. It looks amazing! I have been researching what is the best way to clean and maintain it. Of all the info I've learned, I think this one is the way to go! I also like your video on using a steamer for LVP occasionally...good tip! (BTW, if any of your readers are curious...with all the scratch questions you seem to get...there is a Floorte board replacement video on KZread that shows how to replace one damaged board.) Thanks again for your splendid advice!!

    Read your warranty. Shaw will not warrant your floor if you use a steam mop. I work in a claims dept and they ask right off how you clean it. They deny if you tell them you use a steam mop. Shaw ,Floorte, US Floors, Coretec are all the same.

    Just finished cleaning my LVT with the Shaw product. Wow. I have been struggling with residue from Bona and other products. Hubby walked in and said the floor looks cleaner than it ever has. I agree. Thank you for your thorough and informative video.

    I'm glad you're happy with it! You're right, so many of the other products either don't clean well, streak or leave residue and the Shaw has been great. It's all I use for routine cleaning at customers homes.

    Just wanted to give y'all an update... I received my Shaw product today and tried it... Oemgee!!! LOOOVE THIS PRODUCT!!!! it left my floor shiny, clean and NOOO STICKY RESIDUE!!!! I had tried trying dffrnt things, stopped cleaning my floor- thats how frustrated i was. Until i saw your videos and i just want to say THANK YOU SOOO MUCH!!! I AM A HAPPY WIFE 😊.

    You must work for Empire today. Thank you for telling these people the truth about how doing certain things to the floor will void the manufacturer's warranty. People put all types of waxes and shines, use steam mops, Etc, and then when the floor starts puckering and buckling, they want to call and blame what's happening on a product defect. Great information here, sir.

    Thank you. I don't work for Empire lol but I've seen people put everything under the sun on LVP in an attempt to clean it or make it shine and it ends up in a mess. Then they wonder why the floor that was sold to them as virtually "maintenance free" looks bad and they need to pay me to fix it (if it hasn't been ruined yet).

    We recently had our ceramic tile floor replaced with this type of product now we are stuck cleaning it. Big mistake putting this in our home but it is what it is. Thank you for putting out a video showing us how to clean this absolutely boring looking plank floor which looks similar to this. There is totally no luster or beauty to this type of flooring but we're stuck with it. Great video.

    You have no idea how many people I've talked to that have regretted installing LVP floors. In theory, they sound great but after a while many of my customers have started to hate them also for everything from looking dull, being difficult to keep clean, to getting damaged easier than they were lead to believe. The best advice I can give is to stay on top of the cleaning to try and avoid soil buildup deep into the grooves in the planks and to be as easy as possible on it to to avoid scratching the clear protective layer on top.     There are "HD" patterns in the newer vinyl plank options that look pretty good. Side note - do you consider laminate easier to clean?

    Although I haven't ran across it installed yet, I've seen Shaws HD LVP and it does look good plus it has a great warranty. I think laminate is a little easier to clean because it lacks the texture of LVP.

    ​@@AllAmericanMack HELP! Our 2-year old commercial office space (only 6 staff) has what you call "soil buildup deep into the grooves in the planks". I'm wondering if it was installed improperly. Anyway, the gunk (kinda like gummy residue along some seams). Do I need to follow your advice for the keep cleaning or is this something unique? Thanks!

    @@AllAmericanMack I'm happy I found your video! I'm hoping your floor cleaner makes my floors look better then they do now. The installers said I couldn't use anything on my flooring except water!! How does that clean? If I had it to do over again I would of put wood back down!!! Hate my floors!

    What would you recommend for mopping a commercial facility with around 20-30,000 square feet of lvp flooring? This needs to be done weekly. Using a flat mop for that large of an area is challenging. How do you feel about using string mop/bucket? Can Shaw floor cleaner be mixed and used like that? Most of the info online about cleaning lvp flooring is for homes or smaller areas. Also, there is little info about what to use to disinfect lvp. Any input you have would be greatly appreciated. Thank you

    That's a lot of floor! All of my accounts are much smaller so I never really thought about an efficient way to clean that much. I have acess to three people so I would probably just split it up. If it had to be done by one person, I think I would use the Shaw cleaner in a pump-up sprayer and my Oreck Orbiter with a microfiber pad under it. This may potentially void any warranty, although there may no warranty since it's a commercial install or a shorter warranty period than residential applications. I personally hate string mops and mop buckets and absolutely won't use them. I would look into adding either Sporicidin, Bioesque or maybe hydrogen peroxide to the floor cleaner.

    Anna Misch All American Mack, your video is awesome, the most informative cleaning video I have ever read. I bought the Shaw Kit, and again it's completely wonderful just as you said. Our kitchen and laundry room are LVP. We are about to get laminate flooring in the entire rest of our house. Can all of this info be applied to laminate? Looking forward to your answer!

    It should work just as well for lamimate since the Shaw cleaner is made for all hard floors and works well in combination with a microfiber mop. I would go a little lighter on the spray since laminate isn't textured and you shouldn't need as much cleaner.

    Hello- I recently had LifeProof floors installed. I absolutely love them. But they’re a bit porous. So I’m having a tough time finding a cleaner/mop that will really gets the dirt out of those “fine lines”. I’ve got young children and a teenager whose always got friends over. So these floors get filthy. So I’m definitely in need of something that’s going to really give me a good deep clean each time. Is this the mop/cleaner you’d recommend for that or do you have something else in mind? Any advice would greatly be appreciated.

    This was actually a pediateic doctors office so they get a ton of traffic and spills and just using that microfiber mop and the Shaw cleaner did a great job of really getting into the lines of the floor and digging the dirt out. The advantage I had here was keeping on top of the cleaning since I service this account regularly. Once the dirt starts building up in the lines it gets harder and and harder to get it out. I find the Shaw cleaner excellent at dissolving the buildup, not leaving residue, and generally making it easier to clean. That and a microfiber mop may be all you need to get it clean and keep it that way, I've had good luck with this combo. When they are really dirty and require a more aggressive/restorative cleaning, I use an Oreck Orbiter with a cotton pad and the Shaw cleaner. Once they are clean, it can usally be maintained with the microfiber mop and cleaner. When they are really bad and there's no other option, I use the Shaw cleaner and the Orbiter with the black brush to dig the dirt out of the deep lines/pores. But, this will probably void the warranty if you ever have any problems and remember that there is a very thin protective coating on these floors and once it's gone, it's gone which is why manufacturers generally don't want any type of mechanical agitation used on them. Hope this helps!

I think what I’ll do is go ahead and try your method first and if after that, my floor still fails my good old “paper towel test”, THEN I’ll rent the Orbiter; giving it one good deep clean with that and hopefully I’ll never have to use it again.     Is the shaw product safe for my Provenza luxury vinyl plank that is coated with aluminum oxide finish? I recently had new provenza installed and i dont want to negate my warranty. The Provenza cleaning product is too expensive.

    Shaw says it's safe for all hard, resillient flooring and they also use aluminum oxide in their higher end LVP flooring so it should be fine. I'm willing to bet the Provenza cleaner is a nearly identical product at a higher cost.

    For heavier soil i use an oreck oritor and a bonnet then extraction rince with my carpet wand with a glide .then flat mop rinse with a mist of neutral ph cleaner.

    Thanks for putting up the video. I'd love your opinion on three things: 1) I just had some LVP installed in our pantry/laundry room and although it looks nice, I was thinking it might benefit from a bit of shine. I've heard acrylic coating recommended a few times, but I don't want it to look "plastic". 2) I bought a huge jug of Zep neutral floor cleaner; can you tell me if it's comparable to Shaw? 3) Some say you must always rinse and dry after washing your LVP, but the Zep container says nothing about that - should I be rinsing and drying?

    I am not a big fan of topical coatings on lvp and lvt. I can totally see the benefits in theory, but often the reality is a different story and it comes with a mess to clean up. My concern with the coatings are durability. Is it really going to hold up? Is it going to yellow/discolor? How long will it last and how much trouble will it be to remove and/or recoat? I tell everyone who asks me about how to get it to shine that it's best to buy shinier lvp to start with. I'm not a fan of using anything other than cleaners on them because I've seen the mess topical coatings cause. I've never used the Zep cleaner but since it's neutral it should be fine. I don't think rinsing and drying are always necessary, it just depends on the cleaner. The Shaw dries non-sticky so rinse required. I would clean a small section of floor with the Zep (or any other cleaner), give it a few minutes to dry, then see if it's sticky. If it isn't, I wouldn't bother rinsing or drying it. If it is sticky, then yes I would go over it with a clean microfiber mop with just water to rinse the residue.

    I don't have a specific vacuum to recommend although I know someone who uses the Hoover Linx cordless and is very happy with it. For the LVP that I clean/maintain I actually prefer to sweep it. I've looked at the Hoover, Shark, and Dyson hard floor vacuums and if I were to buy one, it would be one of those. Sorry I don't have a more specific suggestion.

    The mop does absorb a lot of the solution only a minimal amount stays on the floor. I haven't seen any buildup even at this location where I've been using it weekly for the last two years.

    I use a Dyson cordless vac on my LVP using the fluffy soft roller head. It is made for hard floors and has no beater brush. Any thoughts on that?

    From what I've seen, those look to work pretty well and the soft head is perfect for LVP. I've seen more than my fair share of damage from aggressive brush rolls on regular vacuum cleaners wearing the protective layer on the planks. I was actually looking at the Dyson cordless vac to service this account to speed up the daily cleaning but the LVP failed in just a few months and they replaced it with carpet.

    @@billcook7021 LVP has a thin, clear protective layer on it. Vacuuming it a few times isn't a big deal but prolonged use usually will be and will probably void the warranty. Anything aggressive can wear away and/or damage that layer and once it's damaged, there is no bringing it back. Any vacuum cleaner using a regular brush roller has a high potential to damage it and Dysons tend to have a very aggressive brush roller so I wouldn't recommend continuing to use it. In my opinion, the key to keeping LVP looking its best is to sweep it frequently (to keep as much dirt, grit, and debris off of it) and clean it regularly with a quality cleaner such as the Shaw one shown in the video, it's the only I use on customers LVP floors.

    After I posted this, I double-checked on the fluffy head. It is velvety soft. This head does not seem at all aggressive and is designed for hardwood floors. I have seen it recommended in several places for laminate. Are you including that head in your advice for Dyson's?

    @@elwyrick No, I'm only referring to bristle brush rollers designed for carpet. Vacuums that are designed for hard floors or have the ability to disable the carpet bristle brush during use are perfect for LVP, laminate, and wood floors. There were some carpet manufacturers stating that using Dyson vacuums would void their warranty. I'm not sure if this is still the case but there was a lot of hoopla about it. So my point was that if it is that aggressive to use on carpet, it would probably be a bad a idea to use on hard floors.

    It;s leaving white streaks on my black kitchen lvp :( I added more water to the solution but it still does. This floor doesn't have texture, it's completely smooth. Now the black looks whiter when it dries. Any advice?

    That's interesting and not something I've run across. I use the Shaw cleaner almost exclusively and have cleaned lots of both light and dark colored LVP but never found that to happen. Is it possible there was any buildup from previous cleaners on the floor?

    I can't say for sure but it very likely might. I use this cleaner for all hard vinyl flooring in my commercial cleaning accounts and I've never run across anything that it wouldn't clean.

    Any tips on cleaning wax off of LVP flooring? I had a candle fall & we got it scraped up but there's a bit of a dull finish where the wax spilled. 😱

    There are a couple ways to remove it. One would be using a hair dryer or heat gun to warm the wax just enough to be able to remove it with a cotton or microfiber towel. You just have to be *very* careful to only heat the wax enough to soften it but not get the floor too hot. You could also try a heat transfer where you use a wet cotton towel placed over the wax and use a hot iron on top of the towel to soften the wax and let it absorb into the towel. Again, you're just wanting to soften the wax only enough so that the towel can absorb it without heating the floor too much. You could start be putting the iron on the towel for about 6 seconds or so then checking for transfer and just repeat the process until it's all gone. Just remember that there is no fixing LVP once its damaged so patience is the key. Hope this helps!

    this happen to me my one year grabbed my candle and spilled it on my LVP flooring ..but I grabbed one of my husband old white T-shirts' and used an iron on the not so hot setting and only went over it with T-shirt until I seen all the wax lift up to the shirt you will see the wax sticking as soon as u start to iron and didn't mess up anything on my flooring thank god it worked!

    SWEETJO Royster product works great and does have a bit of a scent, smells really nice. Cleans very well. A little bit goes a long way.

    I can't say for sure because I haven't used it on Mop n Glo, at least not that I'm aware of. With that said, I have seen how Mop n Glo builds up over time and can become difficult to remove and requires some heavy duty cleaning. However, I have a lot of confidence in this product and it hasn't failed me on anything as of yet. I would recommend trying it with just the microfiber mop and see how it goes, it may even take a couple times. If that doesn't do it, using the cleaner with mechanical agitation may be necessary with something like an Oreck Orbiter or some other type of machine that can scrub ( soft bristles only or cotton or microfiber pads). Just be aware that this will probably void any warranty on the floor and it's easy to abrade the clear protective layer on top.

    My vinyl floors didn't have a shine out of the box. It looks shinny when wet but always dull when dry. I've only had them maybe a year. Are they not suppose to have a shine after mopped? Any suggestions on shine? Thanks.

    Unless you specifically buy shiny LVP, it won't have a shine to it and there's really no good way to change the shine level unless you add some type of topical coating which I *STRONGLY* caution against because they will always cause problems later. I've heard from a lot of people who were disappointed in their floors inability to shine but unfortunately there's not a lot that can be done.

    I LOOOVE that mine has a matte finish and i sm verry territorial about not letting anyone try to get into it with sime productctrying to oromise 'shine' that leaves a hideous sickly cheap and garish looking unhealthy sheen of yucky residue that will never come out .

    Unfortunately there's really not much you can do. I know there is a product or two that *claim* to help with scratches and such but I haven't heard much positive about them. Once the clear wear layer on top is scratched or damaged there really isn't a way to fix it and make it look right other than replacement.

    I don't recommend it. If you have LVP floors, there is no good way to change the shine level without causing more problems. From what I know about Quick Shine, it is essentially a wax and will give the floors a shiny appearance but does that by forming a coat on top of the floor. That shiny coating can easily be messed up by spills and also abrasion from sliding chairs and such across it. Even worse, you now have a topical coating that will need to be dealt with and trust me, can be a *major pain* to clean. Some people will just recoat it over and over to keep the shine but if you do this, at some point all those coats will have to be removed and you'll rather rip the floor out than deal with it. If you decide you still want to try it I would recommend just doing a very small traffic area and watching it for a few weeks before commiting to do the whole floor. Because of the way LVP is made, I don't recommend any topical coatings and essentially you are stuck with whatever shine level the floor already has. I have a lot of customers who have been putting topicals on their vinyl floors and then the floors start looking really bad because they can't get the buildup off. As a floor cleaner, I can remove the buildup but it's time consuming, takes specialized equipment, and is expensive.

    The issue with LVP flooring is that anything other than neutral ph cleaners have the potential to void warranties and cause damage to them and I don't know of any neutral ph disinfectants. I know a lot of people use vinegar but it's extremely acidic and can damage the top layer of the floor so I don't recommend it. I would just clean it frequently since even regular cleaning will remove the majority of germs. Another option is to use a steamer but that is also likely to void any warranty so you would have to weigh the pros and cons and decide if it's something you want to chance. I've personally used the steamer a good bit on LVP without any problems though and prefer it to chemical disinfectants.

    I have Johnson Hardwood LVP flooring, and the spots and blotches on it are terrible. I clean it at least 3 times a week with the product recommended by the Technical Rep at Johnson. The product he recommended is Rejuvenate for LVP, and the tech said that you can only use low PH products on LVP. The Rejuvenate doesn't do anything to remove excessive spotting. Can you please let me know if the Shaw product is considered low PH? In a recent phone conversation, he recommended that I try mineral spirits or de-natured alcohol. Have you ever heard of using these products?

    I can't remember hearing anything about using those products in LVP but I hear so much misinformation about using all kinds of things on every floor type that it usually goes in one ear and out of the other. Mineral spirits pH is neutral so you could certainly try that, I don't know what the pH of denatured alcohol is but if the rep suggested it, you could try a very small area and see if that works. The Shaw R2x pH is between 7-8 so it's low and acceptable to use. Zep also has a neutral pH floor cleaner that I've used and it works good also, plus it's easier to find. Usually Home Depot or Lowe's has it. Given a choice, I like the Shaw R2x a little better but both are good. Id you try the mineral spirits or denatured alcohol please let me know how it/they worked so I can pass that information along.

    You're right that many do leave a residue but I've never had an issue with the Shaw. It's all I will use now, even to the point that I will reschedule a job if I am out because I refuse to use any other sticky, residue causing cleaners.     Have you tried the Shaw cleaner that's shown in the video? It's hard to say whether it's the mop or cleaner but usually it's the cleaner that causes streaks by leaving residue.

    I have a lot of surface scratches on my LVP floors from my dogs. I haven’t been able to find anything that removes these scratches short of buffing them out with a little oil. Can’t do that on my entire floor though. Would the Shaw cleaner remove these surface scratches?

    The Shaw hard floor cleaner is excellent for cleaning but I don't believe it's going to do anything for the scratches. I don't have any personal experience with the products that "claim" to refinish the surface of LVP because the general consensus that I found is that they don't work. Once the clear protective layer is damaged there really isn't a good way to repair it. Also be careful about using anything other than a neutral pH cleaner on it since oils can get down into the crevices and not only attract dirt but give it a hazy look. Sorry I don't have better news for you. I don't have anything against LVP flooring and it's sometimes a good choice but it's not the durable, maintenace free flooring that the manufacturers and retailers make it out to be. Even with shallow surface scratches, if you tried to buff them out you would likely be doing further damage to the surrounding protective layer.

    Good advice. I usually recommend at least 20 mil for dogs. I've seen a ton of the 6 mil damaged almost immediately from dogs, kids, rolling chairs, etc.

    We have a white film across our LVP after moping with just warm water. It’s all in the fabricated grooves of the plank. Any help in cleaning this off??

    Have you used any cleaning agents on it previously? Also is it on all the floor or just in the grooves? I've never seen any issues arise from just using water. Sometimes other factors could be causing it. For example, doing remodeling or even new construction where sheetrock dust settles onto the floor and into the grooves.

    All American Mack it’s just in the grooves for the most park. It is a remodel but no drywall. We did have some mortar for tile that fell a few spots on the floor. Then a wet mop was used to clean it up. I thought maybe since our water is pretty hard that it might be the cause?? I’m desperate because this floor is brand new

    Is it worse closer to where the tile is? Maybe some morter/grout dust possibly settled into the grooves. Did she use the Murphy Oil Soap before the haze or after? I believe it has a fairly high ph of about 11. All LVP that I know of recommends a neutral ph cleaner because high ph can damage the clear protective top layer so I hope that's not the case here because once it's damaged, there's no bringing it back to how it was originally. If I was trying to find a solution for this for one of my customers, here is what I would do. I would use a *soft* bristle brush and hot water (but not boiling) and gently scrub the floor and into the grooves on a small section, maybe just a foot or so, dry it quickly using a towel and see if that removes the haze. If not, I would mist some vinegar onto the same small section to bring the ph down, then dry it. But if the damage is due to high ph, it may not be reversible. When I run into problems with the clear protective layer it's usually due to scratches, abrasions, and lack of maintenance, but occasionaly it's from using the wrong cleaner. One thing I can do is go over it with an oscillating pad floor machine (like a floor buffer, but better) and fiber pad to kind of "even it out", then follow up with a microfiber pad to somewhat polish it up. I will only do this though on floors that are already damaged because it does void the warranty to use any type of floor machines on it but since it was already damaged, the warranty is voided anyway.

    All American Mack it was already hazy after moping with just warm water to clean up some of the mortar droppings but I will remove the Murphy’s from the house.. I used some warm water with diluted vinegar and a soft brush and it seemed to removed some but not all. Hopefully the Ph didn’t destroy it. This is across about 800 square feet so scrubbing all that is gonna be fun. Thank you so much for your advice

    I know some guys are using them but just for me personally, it comes down to the warranty issue. Since this LVP is for commercial use, there is no warranty. But, I still chose to do it like this because for a couple reasons. First, it was not a good installation and if any more issues arise, I can show them that I did it by the book. Second, I wanted to show any homeowners that were looking just how easily it is to do. But to answer your question, an op with a cotton pad would make quick work of it. I only have the orbiter right now and it was tempting.... Glad to see you like the ghost hunting videos since we have a more planned, just trying to get the time to do them.

    You said that you dilute it I thought you weren't supposed to clean with water?? When the guys install the Shaw floorte, I asked them.... can I just use a little bit of water and dish soap. He said no. I wouldn't use dish soap and yes the flooring is waterproof but overtime the water could damage. I tried doing a little research and I saw that it says that you shouldn't dry mop either. So now I'm confused - can you use water or not?

    Yes you can use water to clean it. One if the advantages of this type of flooring is that it's waterproof.....mostly. It is possible that water can still get in-between the planks and cause issues but I would not be overly concerned about it unless thers was a leak or something. Normal cleaning with water or water-based cleaners and wet shoes won't hurt it. However, use a neutral pH cleaner like the Shaw cleaner I show in the video. Don't use dish soap, homemade cleaners, Mop n Glo, or anything other than a neutral pH cleaner. It's not really the water that's the problem it's the cleaners that can damage the clear protective layer. As far as dry mopping, you have to remove dry soil somehow because if not, little pieces of grit and such can also scratch the clear protective layer making the floor look bad and be harder to clean. I'm not aware of every manufacturers exact recommendations, but for the most part, you want to sweep it frequently and use a neutral pH cleaner to keep it as clean as possible and looking it's best.

    After using the Shaw floor cleaner my Republic Flooring shows each and every footprint. Barefoot and with shoes prints all over. I Was beginning to hate my new flooring. I now switched cleaners and no foot prints visible. Anyone else have trouble with foot prints after using Shaw cleaner?

    I should add that the reason I prefer a microfiber dust mop is because it helps remove the dirt that gets trapped in the little grooves of the floor better.

    I am considering getting this through my whole house, but I have dogs. If they pee on it, and i don’t find it for a couple of days to a week, could that damage and destroy the flooring? Is it durable??

    LVP is generally very durable flooring. I've never seen any surface issues from pet urine, although I wouldn't completely rule that out becauae if it sat long enough there could be discoloration of the clear protective top layer. I think the larger problem is the urine could seep between the planks and possibly cause delamination and odor issues if it sat long enough. So to answer your question, yes it's durable but it does have it's limitations that need to be considered. I don't have any of it installed in my house but I like it enough that I would consider it for some areas if I needed new flooring.

    In my opinion, yes it is. The safety data sheet lists it as HEALTH -1, FLAMMABILITY -0, REACTIVITY - 0. With the health rating of 1, I wouldn't have any issues using it around children. You can check the SDS sheets by googling Shaw R2X Hard Floor Cleaner SDS. Hope this helps!

    The installers definitely *did not* do a good job on this floor. Lots ofepeat patterns and they didn't let the floor acclimate so there are a lot of gaps also.

    I feel like our floor wasn't completely finished. No matter what I use, there is still ”dirt” on a paper towel when I check to see if there is dirt left. I've used Bona, Rejuvenate, Rejuvenate Luxury Vinyl, One & Done, Dawn/Vinegar/Water mixture, Swiffer...not the product in this video, but have you ever seen this before? Ironically, the ”dirt” I'm seeing immediately after cleaning the same spot five times with five different products is the same colors as our floors. I feel like the dirt is actually our floor color coming up. We’ve hired professional cleaners twice, and it still produced that gray dirt. We don't have issues with streaks.

    I've never ran across that before, but if it's continually "dirty" *and* it's the same color as the floor, it does sound like it could be the floor itself. There is a very thin protective layer on top of LVP and if it's worn away or missing, I guess this could cause the issue you're having. Was it doing this since it was installed or after having it professionally cleaned? If it was since new, it may be a warranty issue *BUT* it would depend on how it has been cleaned and maintained both by you and the companies that cleaned it. I see guys all the time using various types of rotary machines on these floors and with every manufacturer that I know of, this voids the warranty because it damages the protective layer. And once that layer is damaged, there is no fixing it. It also pretty easily to clean these floors so after a pass or two there shouldn't be anything left which leads me to believe, as you do, the protective layer is compromised. Has it been doing this since new? How old is it?

    @@AllAmericanMack This is a brand new house, and we’ve had this issue since the day we moved in. We just thought we were using the wrong cleaner. The first day we moved in, we were told the floors were being cleaned but they felt like there was dust all over them. Our bare feet were dark gray by the end of the night. Our home is still under warranty since it's new construction. I'm still waiting on our builder’s response because I told her our issues, and their suggestion of using swiffer does absolutely nothing. We’ve only been in this house for a year. We’ve never had a machine on this floor either. Only Swiffer-like mops, even by our cleaners.

    I'm really at a loss here and wish I could see it in person to try and find the issue, almost sounds like the floor is disintegrating. My best guess is either a defect or possibly residue from different cleaning agents but again, I've never seen this happen. I wish I could be of more help. Would you let me know when/if you find out what the problem is? Also, what brand of flooring is it?

    In my experience, tannins such as coffee and tea have come up pretty easily unless the clear protective coating has been damaged. In that case, I would use either a magic eraser or a neutral detergent and a soft brush to gently scrub the area. If those fail I consider the plank to be beyond repair and advise a replacement. Some people recommend harsher chemicals for LVP but there is too much of a chance for further damage in my opinion to risk it, at least for me on a customers floor.

    I would not recommend either of those because they are very acidic and can ruin the finish of the floor. Most, if not all manufactures, recommend a neutral pH cleaner for their LVP flooring.

    I'm not sure what you're asking but after you spray it and mop, it dries up pretty quickly.

    I've never had any problems with it and it's been used on hundreds of floors. After I spray it on and mop it, it dries up in a few minutes and hasn't left any residues or stickyness. The only thing I could suggest is making sure that the dilution ratio is correct because a little of it goes a long way.

    @@AllAmericanMack Look up rejuvenate and it’s ph level. Made in the USA and is the best they have for vinyl LVT.

    I've heard of it from other cleaners but haven't ever tried it. I may get some and try it out on a side by side comparison. Thank you!

    That's funny because I used to use that at one of my janitorial accounts and always thought that it was better than Mop n Glo.
