    I agree with you 100%. Everyone thinks I'm crazy when I say the market is going crash and there is going be a ton of foreclosures coming. People are paying too much for properties that are not worth it. Especially in the ruban community. Most of the properties in urban areas are overpriced and there is little or no equity. Most people can't even refinance. The mortgage a month doesn't fit with the rent coming in. FHA mortgage with 3.5%down on a $300,000 mortgage . Estimated payment with taxes, principal and interest payment,PMI, insurance. Mortgage of $2300-$2700 a month for a 2 family 2 bedrooms apartment with rent for 1 unite total $1400- $1900 no utilities. Not worth it. If the tenant loses his or her job and can't make the rent😢 payment you are screwed.

    I'm going to wait until the RE market collapses. Right now everything is way overpriced. I'm in Florida and 3 years ago the condos here in Ocala was 40-60k, now there 160k! I don't want to be upside down in a home.

    same here I got a condo in myrtle beach sc for 78k in 2017 and now its worth 160k to 180k .its mainly bc its almost 1 million airbnbs on th market for rent compared to 400l houses for sale on the current market. ITS CRAZY many ppl use these loans been greedy with the PPP loans since 2021

    it may never collapse and they’re not making anymore land. Big companies are buying land up with intent to make us a nation of renters. Part of why the price is rising. Buy in now

    Great video! Question... I thought the DSCR ratio is calculated by taking the Net Operating Income, (NOI) dividing by debt service to arrive at the ratio? In your example you are only taking the Taxes, Insurance, HOA. This leaves out a lot of potential expenses and a skewed ratio. Have I been calculating incorrectly? Thank you. Mark Rickert

    The DSCR underwriting does not account for certain expenses like property management, vacancy or repair escrows. This does help more properties qualify. Underwriting standards to qualify only consider mortgage payment, taxes, insurance, HOA and flood. Thanks

    how does it work with a duplex, both units may make the ratio but one alone probably wouldn't, so would that cause an issue with the lender?

    If one is vacant they can use market rents to calculate the ratio. Hope this answers the question.

    Hey guys question: If i want this type of loan on a distressed property, Will i need to include the rehab cost in the loan amount i intend to ask for?

    These loans are not for rehabs. Most have prepay penalties and would cost too much and they do not offer rehab. You really need a fix and flip loan for a distressed property and refinance it into a DSCR loan if you want to keep as a rental. Hope this helps.     Go to calculator.net and you get put in a 30 year or 40 year mortgage.

    Yes you can use the DSCR product with STR's. The income would be based off the AirDNA.co report. Hope this helps.

    The calculations in the 200K …IO seems off ..if the loan was $20,000 the IO would make sense ..maybe I’m not understanding..but good presentation I was following it very well tho

    Yes this is only for rental properties. They typically come with prepay penalties so not best for any short term investment like flips. Hope this helps

    The calculations are based on the loan balance. So the more money you put down the lower the payment

    DSCR are not for rehab projects. They are for rental ready properties. They can be the second loan in a BRRRR deal though.

    I would always suggest spending the time and effort to find value add properties...where the 20% is already built in when you buy it. Check out vids on the BRRRR method. Hope this helps

    If your rents are greater than your costs the DSCR is greater then one and you profit on the property

    I believe you miscalculated the tax, ins and Hoa. You kept mentioning $600 but 250/150/50 comes to $400

    There are options for 15% down payment but the most common is 20% on a DSCR. Hope this helps

    We owe no mortgage, house is free and clear. Taxes & Insurance - $250 + $150 per month no other. Rent - $1300 mo Looking to only pull out $50k loan. House estimate appraisal - $130-140k. Is this possible to do ..?
