Wow, really great pointers here, thanks for the great info!!..If I can add one more pointer to look out for..be careful with "sight unseen" purchases..you want to personally see the condition of the land and make sure it isn't being used as a dump.. has squatters living on it or has any other surprise that you will have to deal with.

Another thing I suggest finding out is how far to necessary amenities like groceries, gasoline, excetera. Too many people are buying near little towns that are 1 road towns. They do not have grocery stores. And you will need to yravel 18 to 20 miles to get there. Even then, like right now during covid the walmart 14 miles from me is sold out of everything. I suggest people go look at these lands before purchasing. Also Mesquite tree are not " shade" trees but many sellers of these properties are listing them as such.

Hey Great advice. We provide an interactive map on our website listings so that people can see exactly how far grocery stores and other necessities are 🙂

Do not buy from a private owner. They can say anything but that doesn't make it true. Go through a licensed title/ escrow company. It costs $$ but they check for legal owners, back taxes due and other things that you don't know. I just closed escrow on property in Parker Az on September 16 and used pioneer title company. I don't work for them but glad my wife talked me into it. Also check into a perk test before buying if you plan on building. If it doesn't pass the perk test you can't build. Enjoy

So you can call pioneer, to find the land, or after you've found a seller/piece of land? And how much does a perc test cost? And do you just call the current owner and ask them if it's okay, then send them to the parcel to do the test? Thanks 🙏

I'm watching from France and I've noticed that a number of lots for sale on various sites have public roads/tracks passing through them. Your land may only cost $1,000 for a few basic reasons, one of them being the lack of security. Also the desert wash is essential to monitor. The Jet Streams are in a flux and we can no longer count on being safe in areas that have been consistently so in living memory. Looking at arid areas around the globe, torrential rains are coming back to once fertile lands, with both beneficial and dire consequences. I love the desert but I would keep away from mountains and valleys and any visible washes or if you have tons of acres, build up and far away from your washes.

I’ve always found the best way to “move” is to rent there first and do some networking. To make a monumental decision to move anywhere you must become familiar with so many factors. Schools if you have children, medical care, distances to the stores and post offices, the kind of people you don’t want to be around etc. Obviously too many factors to list. And if you’re just not happy, you can exit without the burden to sell a home. Your guide is excellent and gave me some great tips. I tried to download your material, but could not. We recommend you always use a title company. Good for helping you to find any "gotchas". The most recent one was someone who bought a property they thought had interest in a shared well. It was not properly documented. Can be fixed but will be an ordeal. Title company would have found this.

In Arizona, Title companies are the way to perform Due Diligence about Ownership, Taxes, Liens, wells, septic and zoning restrictions. They are invaluable and you get insurance to cover for mistakes. They do all of this for free and charge only if you buy the property.

I live in Az for 17 years. Off grid, beautiful wild, rugged with million dollar view. Neighbors moved in bullying because they want their arms training business at their home( against CCR's ) it's a POA. We live on a beautiful canyon which they want to use to conduct their very loud, epic shooting which ricochets off Canyon rocks and sounds like a war zone.The canyon is adorned with a bright orange target now. So much for peace and quiet. We've been harassed, stalked, bullied, threatened and ganged up on. My husband is older and cannot protect us. Anyone want to buy my 41 acres and beautiful home we started....? ( Az big gun state... )

That is good to know if the land is in taxe debt or it's an HOA type thanks for the information

A couple I know bought a plot of land in Flagstaff. They were showing off the plans to build their new home. Turns out they couldn’t build because the lot was in a flood zone. They didn’t research and the realtor obviously didn’t tell them.

As a soil testing firm in Northern Arizona, I can attest that there are many dishonest realtors, title companies, and private sellers, all looking to sell land that does not pass a perc test. My advice is to always do the perc test before buying

You can also tell if there's no houses there any just empty desert how the land is How the rain does what it does then when it rains All you want to do is look at the ground if the dirt looks very damaged very disturbed looks very damaged very destroyed that means it's a very strong water current it's very strong water current that passes there every time

I have two huge washes on 40AC, theyre beautiful features and great for hiking, stay cool in the summer. We have high ground to build the house on. So much desert land is barren and featureless, who likes that?

We had 120.acres in southern Arizona that came with an artesian well a mile away Needless to say farmers had taken the water years before I had inherited the land We moved there anyway Dug a well whivh was way too.salty plus it was in the nrighnor"s underground stream so that caused friction My husband hauled water and built a house The land was fabulous with wild life but my husband had a stroke and I unfortunately had a stroke and I sold and moved to the city Well. Now decades later. A mine was opened up close to town. Water was pipped through our former land and now according to the internet the land is selling for. One hundred thousand dollars an acre We got enough to psy for the house. But we had no water You sre gambling !

@@CompassLandUSA thanks for the reply Actually, I miss the property because of the history of it I have recently googled the name on the deed that my father had.(before it was willed to me) and it turns out that this property was owned by a black man born in 1879 and possibly received it from his father as a homestead. This would explain the small stone house on the property and wild watermelons growing around our house.there are absolutely no black people around that area and after talking it over with an old resident of the town, I believe that property was homedteaded by a possible former slave that had fought in the civil war and given the land as payment I cannot prove it but it looks that way to me

I thought your property was your property. If you have someone else dictating what can and cannot be done with the property then that land is not your property, period. If you continually pay taxes after the original sale then you are a renter and not an owner.

I'm buying land in AZ near flag pole dancer and LA in the Mojave And I will breed chickens and sell eggs and sell chickens. And I will build a underground arena. My barn will have go down two levels. And be more like a zoo really clean and like natural habitats. I will grow weed maybe mushrooms, ride dirt bikes. Build a really big house with no windows but lots of decks and open concepts. And I will pre sell reservations to the resort. How long does the Mojave give you to build once you buy or start making payments

Does Arizona require a Preliminary Title Report or equivalent? A property disclosure report, which states known or should be known conditions that could potentially affect the use of the property? This would be items or conditions not readily apparent. I am from California where nobody complains about too little paperwork :)

Hi, lol california definitely loves paperwork! so we've worked with lawyers to have our contracts reviewed, and we work with real estate agents in Arizona. as far as we know, those documents aren't required, and neither the lawyers or agents have brought it up. maybe it's just for housing? 🙂

Hi! It depends on your comfort level. If you wanted to involve a lawyer or a title company to help you through the purchasing process, you can definitely do that. Or, you can work directly with the property owner and skip the lawyer and title company.

Always ask if the lots are jet crash zones. We almost watched a guy purchase a lot of land but it’s for the crash zone for Luke Airforce base. People are ridiculous. 😂
