Just because you can get in a property doesn't mean you can afford a property. If you can afford the down-payment wtf you going to do if the furnace goes out. Most people don't have 15k saved up. I spent 27000 in repairs and Renovation last year not to mention the 24000 in mortgage payments. If you can't afford a down-payment don't buy. If you can afford it but don't want to deplete your savings that's different.

You are 100% correct however I’m not sure if you watched the whole thing? The program does have a reserved requirement. And the requirement increases the more units you buy. So although there’s no down payment, closing costs etc you absolutely need money to do this program. Only difference is it’ll stay inside your savings unless you buy down the interest rate. Regardless though people should be able to easily afford the mortgage and other expenses. So I agree with you on that! Thanks for adding to the convo.

Not the first time I have heard about NACA program. Cool fact is NACA will give individuals the opportunity to get a duplex I believe!

How was it misdirected? He helped over 50 people use the program which has 0 downpayment (the thumbnail said $0 down which is accurate), closing costs or fees. If someone needs reserves that’s not going towards a downpayment or any expense to close on the house. It’s security to ensure the mortgage will be paid in the worst case scenario, which is something anyone buying a house using any program should have.

How do you buy before it hits the market there is a foreclosure a few houses down going to auction i called law firm how can i get it before auction basically off market in Philadelphia PA

I was wondering if this was a legit sight since the navy credit union information. It didn't address that people with lower incomes were getting approved for loans when ppl with higher incomes but minority were not getting approved

No you would have the sell the first. Anyone doing this program cannot be a homeowner.

So when they buy this property with the section 8 voucher do they STILL. Have the voucher once they bought the home?!
