    Hello Fernando, just coming to your page. Don't really have large funds right now but would like to invest in padsplit overtime as i think this will be a big deal in coming years, plus the fact it makes living affordable for people these days. What do you think?

    id suggest developing a skill to offer to investors who have capital to invest in padsplit so they have an incentive to partner with you. project management, property management, eviction management, staging, photos, handy man, deal sourcing, etc. I think its a great space as well and just capital intensive. good luck

    I own a rental in North Virginia and one New Build rental in Dallas< Texas. Both properties worth the exact same amount of money but in virginia the property tax is under $6000 and in Texas is Over $12200 because Texas has no cap to rise property taxes on landlords, Last year my tax hike was 50 percent going from $8400 to $12200 in just one year. At this pace my escrow for tax and insurance will quickly surpass principal and interest combined.. Due to escrow my Mortgage payment went from $2500 a month to $3350 a month in one year. Think of this when you consider Texas to buy rentals.

    200k with 10 bed room. in atl. Im thinking about buying it it will be my first home. idk if i should do it. i stay in a padsplit right now.

    nice, so it'll be a little difficult to get regular financing as if you were going like 3.5-5% down on a 10bed because appraisers on conventional loans and lenders for conventional loans won't like the property so it'll most likely get denied. to buy converted padsplits, you'll need to work with a lender who understands the model and willing to lend based on the padsplit floorplan. usually you're putting 20-25% as a downpayment.

    appreciate the comment. and yeah, now things are really picking up in new markets so definitely explore by talking to the padsplit reps. and as far as lender goes, I became a lender after helping people get so many loans as a coach so happy to guide you through the padsplit or investing process as your lender as well.
