    Subsidies for HDB flats should be given only to MOP above 15 years. Why should public monies be used to subsidize the greed of property flippers. These are not home seekers.

    Actually I would expect those who find rental high in Bishan, can target lower to Yishun/CCK. Likewise if Shenton $6k is high, one can get a good unit $5k at RCR OCR. 😊

    Levered real estate only makes sense when you have positive leverage. That is when the rental yield (net) is higher than the mortgage rate. Right now mortgage rates are 2.9-3% and GROSS rental yields are also about 3% in most properties. So on a net basis leverage is negative. And there are many ways to save money than rental real estate. Open a brokerage account and put aside money every month into simple index funds. Your long term return will exceed 8% for sure and Singapore has no capital gains tax on it either. Your transaction costs are minimal and unlike property you have a full liquidity and can cash out parts of that when you need the money. In the highly regulated market that is Singapore, your appreciation is not going to exceed inflation in the long run so you are not really making money.

    For the group that can't get into BTO, I doubt they are disappointed when they can't get 5rm in Bishan lah. If so, they need to wake up a bit to not self beaten...

    What if the HDB made it in such a way that all flats sold under BTO cannot be sold to the public; that is you must sell it back to the HDB. For example, if you buy a flat with 30 years lease, you stay for 15 years, HDB will return you half of what you pay. No resale means no greed, no speculation, no disagreement, no argument.

    Good interview! However there is one point that is not quite true. Banks would lend you beyond your 65 years old to buy properties. There are people who are over 55 years old who still gets 30 years bank mortgage. It really depends on the amount of wealth you already have accumulated to show to the banks.

    Indeed. Banks have processes to decide this, ultimately it is just a general rule of thumb but not a definitive rule. Must check with the bank :)
