How Much to Clean 5 Rooms? Homeowners Price Shop House Cleaning

Тәжірибелік нұсқаулар және стиль

"How much to clean 5 rooms?" Don't you hate it when homeowners price shop house cleaning? How much to clean 5 rooms? Can you even give a fair price or a cleaning estimate without knowing more details?
Angela Brown, The House Cleaning Guru, says when someone asks, "How much to clean 5 rooms?" They are asking for a sales pitch. There's no price negotiation if you give a cleaning quote sight unseen. The homeowner can't do a price comparison because they don't know what you offer.
If you're a house cleaner or maid, you're in sales. Start selling.

    "They're going to keep calling housekeepers until they find one that's interested in them." This was an excellent piece of knowledge you just gave your viewers. You do not have to be the lowest price if you are the one they see as the best fit. I'm so glad I found your channel!

    I love the simple service industries for getting people out of poverty. I started with yard work (not landscaping), which is basically maid service for the outside. That's how I describe it to people on bids. If you learn as you go, the simple services can provide you with a world class business education. And a great life, both now, and in our golden years!

    This is all strange to me. I have never, ever had anyone call to have their house piecemealed out in this way and I never give a quote over the phone. When they want me to clean, they almost always want me to clean all of it. Occasionally, they may say something hasn’t been touched and they just wanted to be lightly dusted or they may ask to switch out tasks from time to time. But when they call for a quote, we ask how many square feet, how many bedrooms, how many bathrooms, and what areas they do and do not want us to clean. We then set up an appointment to do a walk-through, decide if we want them as a client, make a task list with them, and give him a quote based on how many hours it’s likely to take. Then we essentially charge them by the hour. That way, if they want us to stay longer, have additional tasks or if the house is particularly dirty/messy then they pay for that extra time. Those who can afford it are willing to pay for us to take care of all of the mess, but others tidy up before we get there because they don’t wanna waste a cent.

    👍🏻This is good advice ! And in my experience, as the cleaner, I don't want to ever give a quote until I know all the details, because I could underquote myself and end up with a lot of work and less $$. Plus, one does have to be careful of cheapskates( the ones who say: you don't have to do this, or just ignore that, only do just this-that can be a warning sign) Sometimes the customer is really only interested in getting a bargain. I learned the hard way 😆😆

    I always establish my prices based on what it would take to do every little thing they could possibly ask for. Instead of them asking for more, and the price going up, they ask if this or that can be done, and we simply include it.

    Stay away from companies that are charging the client $100 and paying the cleaner $30

  • @AskAngelaBrown

    @AskAngelaBrown

    2 жыл бұрын

    $30 is a little low, the industry standard is about $40 per $100 earned. The reason for this is the overhead of running a business. Taxes in the USA are around 30% so from every dollar earned you're starting your business at $70. Pay the cleaner $40 and you have $30 left for advertising, marketing, legal and professional fees, trademarks, annual reports, computer equipment, web hosting, domain name registration, search engine optimization, website maintenance, image licensing (for marketing and social media), social media management, graphic design, internet service, research, and development, recruiting, training, payroll, accounting, cleaning supplies (degreasers, detergents, acids,) breakage and damages, re-cleans, cleaning equipment (vacuums, mops, dusters, scrub brushes, sponges,) equipment repair and inventory, vehicles, vehicle insurance, vehicle service, fuel, vehicle tax, vehicle registration and inspections, liability insurance, workers compensation, phone service, business listings, and so much more. There is a hefty cost to running a business, and in the cleaning industry, the profit margins are really low. If you can get a job that allows you to keep $30 to $40 for every dollar the company brings in - you may be better off being the employee than the business owner. Just food for thought.

    yeah like handy! I did a job for them once for $96, The job was supposed to be 4 or 5 hours. When I showed up the owners were a old couple in there late 60s they asked where the rest of my crew was, I told him it's just me. They were freaked out because they had sold the house and needed it to be ready for the new owners the next evening. I couldn't do the entire house in that time period so they paid me extra to stay a couple more hours. When I got to talking to the wife she told me they paid almost $400 for this job!!! They were expecting a crew and I was only making $96 for the job! I was so upset, they ended up hiring me as their house cleaner for their new home, at least something good came out of it.

    Although I do agree with the questions and the writing every detail down, as a Customer, this is all about SALES PITCH TACTICS and UPSELLING. Very few things annoy me more, as the Customer. As the Customer, I would rather spend that time creating an estimate of the total TIME it will take. The price should be a flat dollars-per-hour per maid - easy for me to price compare. If you want to stand out, do so by the QUALITY of the work. That's ALL the customers care about. Quality of work and dollars per hour. Avoiding those topics simply ANNOYS the potential Customer to no end.

    I set the expectation of what it is we can do in the time given in each home. Every house isn’t the same size , shape , and every home isn’t the same with dirty , organizing and cleaning is not the same in each home. I can give example : I remember a lady want me to clean 5 rooms. And 4 bathrooms and do a deep cleaning all over the house for 3 hrs. And it took a long time. I needed at least 5 hours. She was upset I didn’t finish!’ She and the family was there had a bad attitude. Telling HOW to clean. And I did an excellent job. Her husband was aggressive towards me and told me to leave NOW and he will call the police. It wasn’t that serious. He want me to finish in the time “THEY GAVE”….. And I was under paid. It was said they didn’t trust me to do the work. And then was rude. I still took photos to prove I did the work and I can’t believe they would say. “If you don’t hurry up and leave (even if they hired me to come). They would call the police “? Like . I don’t just stay. I go and have to pack all my equipment up and they don’t want to give you time to do that. And then say. “Leave now or imma call the cops”. Whoa!! At this point. I feel frustrated and want to leave this type of job. I have experience this 2 times. But out the 90 times. I haven’t. So I keep going. I just can’t believe this happens in this residential cleaning industry. So now I want to do other cleaning as well besides just residential. I am experiencing new things with this business. I am blessed to witness these things and safety is important. If any activity in the homes that doesn’t make you feel comfortable , PLEASE LEAVE. All money isn’t good money. & I seen and witness a lot of things in the small time of having this cleaning business I don’t talk about. I do my best. And it’s more than just cleaning for me. It’s more to see the clients happy and smiling and loving the work I share. It’s more of a challenge & home care for me. I put love ❤️ into my work. I just don’t like feeling that I sometimes leave with grief of not pleasing everyone. Some things is just not feasible. 🤷🏾‍♀️. Especially with them asking for it to be cheaper … and it’s already Cheap as dirt. & they pay another company more money in less time. Just want to share my experience and heartache with this journey as well as a blessing. To those who asks me “how is it”. This far is how it’s been. I pray it becomes more than just this. Because I do want to become more successful in my Career/ Small Business.

Sleeping every night, bedding,clothes, shoes or a music room, office etc? Before I give you a price for the 5 rooms, does each bedroom have a bathroom? Are you including that in the clean or does someone else do that for you? Same ques...bathrooms used every day? Hair clogging Rotate Make sure, so no surprises Dusting? Wiping down furniture? Tell me about the kitchen...constant state of use or want us to budget in time and money to do the kitchen top to bottom? How many sq feet in the house by the way? I want to make sure I'm not budgeting for a 2500 sq ft house if Its a 10,00p sq ft house.

    I'm not crazy about in-home estimates, either, but there's a critical reason for doing them. How much square footage is involved? Are the occupants slobs, or are they neat and tidy? Are the occupants minimalists, or are they maximalist? It can make a difference between a two-hour easy job or a two-day difficult job.

    That's why I like to charge hourly 👍 it really doesn't matter what happens when I get to the site - it could be an absolute mess or already sparkling, 1 BR or 5 maybe 1 bathroom or 3, and then I (and client) don't care in many ways if it takes 2 hours or 7, I get paid for exactly what I do. Plus, if I get sick or have an emergency and have to leave early, or I forgot to do a bathroom hidden in a weird closet attached to another bathroom - then the client wasn't charged for what wasn't done. If they decide to add in "oh can you dust everything I own?" at the last-minute sure no problem! So, there's no need for refunds or complaints in that regard either. If I bring in an employee I charge "per person" too (if 2 people come, then the job takes half the time - same cost in theory as if I came alone). In reality, 2 people tends to take a little LESS than half the time so customers still actually save so not much room for complaints there either. I feel it's simple and it works. Easy to calculate profit too - the difference between the clients rate and the employee's cost is how much I make. It all works out!

    That price is fair... if not a tad low... If you charge less you will not be able to obtain the license and insurance. You have a finite amount of time you can do this work. Hello Angela, When is it okay to choose to switch from a flat rate to hourly, after you have done a job. I offered both, the client went with the flat,. The job took 2 hours less than it would have cost them hourly.

  • @AskAngelaBrown

    @AskAngelaBrown

    3 жыл бұрын

    Once you've given a customer a price and they've agreed to it - it is ethical and wise to honor that price. If you change your pricing AFTER the job has been accepted you're bound to create some enemies. If they hire you back for another cleaning it is probably based on the original price they paid. So if you are going to change your pricing structure, it's best to do another walkthrough and explain what is different that justifies switching the payment plan on them.

    I do cleaning business on a side. I have 2 clients only. I always feel that I am not paid enough. So one day, I told one client 200 dollars. And they seem not happy about it. But I do not care if they will call me again or not. It is very demanding job. I am needing a surgery for CTS. I do not think I overprice them. She has a big house. 3 bedrooms (master bedroom, son’s room, guest room) and 1 office room. They have 2 bathrooms and 1 powder room. Plus kitchen and living room. Laundry room and she wanted me to include the back porch and garage. It took me 6-8 hours cleaning and me asking 200 is too much? I came home aching from head to toe, It is not worth it. They only gave me 110 before. So pricing right upfront is really vital if you started cleaning business. Do not expect they will pay you right because of your hardwork. They will not know and feel your hardship. All they know is it is easy job and you ask too much!

    How much should I charge for doing laundry (washing & folding) per load?

  • @AskAngelaBrown

    @AskAngelaBrown

    Жыл бұрын

    Determining how much to charge for laundry services can depend on various factors such as your location, market rates, and the level of service you provide. It's important to research the local market to get an idea of the prevailing rates in your area. Consider factors such as the cost of utilities, detergent, and labor when setting your pricing structure. Additionally, you may want to factor in the time and effort required for washing and folding each load, as well as any special requests or additional services that customers may require. It's a good idea to offer different pricing options based on the size of the load or any additional services provided, such as ironing or stain removal. Ultimately, finding the right balance between competitive pricing and ensuring your services are profitable for your business is key. Hope this helps.

    Good morning. It's me with all the questions. Do you have or know where we can get a check list of pertinent questions to ask when a client calls? I get a lot of calls through a property management company for turnover cleaning so there is always different circumstances for the cleaning. I used to charge by square footage and give a window between this and that for clients but I feel like I'm losing one out of six clients because I'm giving a higher price then the other company. I already asked them do you need Windows, insides of appliances, do you have pets? I just really hate working by the hour but in order to save a sale I tend to fall back on an hourly rate for clients seem to cringe at the square footage rate that I give. It doesn't happen often and there are times when I go into the turnover clean and actually charge the client 50 or $60 less than I quoted because it wasn't as much work as what I put in my mind that it would be. Anyway, thank you as always for your great information

    I clean a house every week it has 5 bedrooms and 3 bathrooms. I clean the entire house upstairs and down. I clean all sheets and bedding every week, dust, mop, clean all bathrooms toilets and showers. I do the vacuuming and take out all trash. I clean the laundry room. Clean down the appliances and washer and dryer. I have a flat rate of 100.00. Am I selling myself short? This house on one floor is approximately 1200 square ft.

    Without seeing the house it’s hard for other people to tell if you are undercharging. If you are there weekly, each week should be a maintenance clean so the dirt and dust buildup should be minimal.

    This my gripe. I just want to do the job. A great job. I want to leave your house as a clean and sanitized as a hospital room, but that's it! I don't care about knowing your pets, your kids, your wife, or husband. I just want to do a good job, get fairly paid and leave. If you want me back, fine, but I don't want a friendship, relationship or conversation. Just the job and remuneration for my labor!

    I am subscribed because I am a homeowner who has gone through so many housekeepers. I am learning so much. I will tell you 💯 that I would be blown away if any of those ladies had asked me half of those questions. Customers do love questions. It lets us know that you are serious about your work and that you are looking for an ethical partnership. 😊

    Too many questions but you gotta ask them cause people don’t know how to explain or they don’t want to make it seem like there is a lot of cleaning to do in their homes.

    If you are an employee, ask your employer when you are up for an evaluation and consideration for a raise. It will put them on the alert that you are ready to be promoted.

    I think it’s good to have a conversation and I completely understand how this is helpful, but as a consumer (and a person in charge of vendors), I’d just like a rate estimate because I don’t have a lot of time. I love the advice on this channel, but this conversation would annoy me. 😂

    I just start my cleaning business yesterday and I'm very struggling how to give the price. My first costumer I charged her for $50 . For one bedroom apartment so I'm not sure if it a good priced. I hope someone can help me here to give me a estimate. Tomorrow I have 3 bedroom and 3 bathroom and I'm not sure how to charge him

    Rose Mary 50$ is not enough you should set yourself minimum price and not go any lower no matter how small the job is....90$ is the least you should charge for apartment.
