I’m just starting off my small cleaning business. And I notice people love requesting to clean all their windows and baseboards and Do a deep cleaning for one small price altogether and do it all in 2-3 hours. Not feasible. So I am charging the windows 🪟 separately, from the standard or deep cleaning and all depending on what TYPE of work is needed at the time of cleaning and how many hours is needed. So I make them reschedule for window and baseboard cleaning Alone. But they want me to do 3-5 bedrooms, kitchen, all the floors, depending on the stories of the home, and then do the master bathroom and bedroom and 2 or 3 other bathrooms along with Wash room, and dinning room and sometimes basements. Vacuum the stair, mop each room floors /vacuum & Remove all the trash, and then Want me to do all of this in 2-3 hours. (Which takes for that type of house a day or so for full cleaning ) so in that amount of time given, I still manage to clean Half or ALL if time permits and they still not happy sometimes. And sometimes they are. But some people want a small amount of hours because they don’t want you to stay longer than 2-3 hours unless requested (if that). Then want you to wash the dishes (if it’s not a dishwasher provided ) put the dishes away etc. And then vacuum pet hairs and hairs off the floor of each room. 😮 in 2 hours. I be like Ma’am /sir. That’s a DEEP cleaning price and they look at me crazy when I say $20-$25 hour which is CHEAP! They want me to do all of that for $10.00. 🤦🏾‍♀️. I understand we all have a budget. But if they calling me or anyone to clean their space which they can take their time to do it themselves (which will be CHEAPEST). Ijs 🤷🏾‍♀️ They have to Pay to play. This ain’t Walmart dope low prices to shop 😂. It’s physical work. Remind you I DO A GREAT JOB 👏🏾. I take my time and detail clean. Even Wipe the floors with my bare hands to get the hairs up and out the tub etc and then I WASH 🧼 it throughly. So that’s why I decided to change my prices with the Windows 🪟 and Baseboards alone and for more than 1 story homes. If needed to be. Don’t get me wrong. I am blessed to even service others and see that smile I can bring to someone life and be apart of. Just sometimes it’s not feasible. I am learning new skills and techniques as I go. People think “oh anyone can clean”. Yet, until you’re on the other side of the fence with these challenges.

Great advice! I'm just starting out and felt quite apprehensive about going into people's homes. I'll just stick to outside only and yes, get the customer to remove their own screens! Excellent! Thanks heaps!

Hi kieth. I’m James, I’m just starting out in Baltimore Maryland (county) and been watching you closely for weeks. I relate to your story as you were getting an eviction notice from your landlord, I was getting one from my fiancé. Desperate and scared to loose the woman of my dreams, she pushed me to start this business to get out of debt ( way less than yours was) and to buy my own home, it’s taken me this to get out of the comfort zone and start this major change in my life for the better. Looking forward to hearing back from you.-James

I couldn’t have the clients take out screens. They don’t know how and they would expect me to do it for the cost of the job. They also expect tracks to be vacuumed. I use to separate the price and I got a lot of push back. I currently charge $10 per pane. So basically $20 a set of windows which includes track vacuuming and screen cleaning. $30 for sliding glass doors. Located San Bernardino County, Southern California.

yeah, i wish guys would get the the program here i couldn't tell you how many times i get beat out pricing a house buy some dude doing it for 50 percent less. That really screws the whole thing up for everyone. Base it on real-estate prices in your area. if your in what is considered an expensive market then charge around what he is talking about.

Hey Keith...big fan sir...I quoted a lady $600 for 60 windows for a 2 story huge house inside/ outside tracks and sills. She scoffed at me and said the last guy did it for $400...I almost immediately went with the $400..this huge lake house is unreal!! Should I have taken the 400?? Thanks for any feedback

Hey Joe. Sorry to chime in but fellow window cleaner here. Honestly no one can answer that but you. When you are getting started and need the money you have to make compromises sometimes to make ends meet. However, once established I’ve found that the small handful of clients that I negotiated with in the past were my worst. They nit pick and are rude about your work in general. You don’t even know if she made up or forgot how much this former cleaner charged. Also… WHY isn’t he cleaning it for $400 if he was so great? Either one he couldn’t do a good job and stopped showing up, two he underpriced all his job and is out of business, or three he had to rush the job, ended up doing a poor job and got fired. Hence why you are there. Because of these reasons I NEVER negotiate. However. I can change the services offered to meet their pricing expectations. See in this case you could have offered exterior only cleaning with no screens for $400 and would have been a decent job. Anyways hope this helps as it took me 5-10 years to learn that technique and reasoning. Best of luck.

@@joeschultz2926 Did you do it? My advice would be to not compromise on a price you set. After all, you set that price because you did the calculations and saw what you needed to make profit. I have never once dropped a price 30+ percent bc an old lady said that lol. She can call that guy again. Be firm. "THIS is my price ma'am, my number is on the proposal. Have a great day."

Keith - what is the response from the homeowner when you advise you only do exterior only for the home? I would like to know as I was thinking of doing this until I grow enough to get liability insurance.

  • @MichaelBrianInc

@@WindowCleaningBluePrint Thank you for the honesty. After thinking about it I imagined the response wouldn’t be too good. I don’t think I would go this route unless I had more work then can handle and there was a reason for me to offer only exterior on a particular home. You mention how you want to increase this service, but are looking for the golden employee to handle things correctly... You’re a great guy Keith, but I think you already know the answer to that. It’s not the employees that are not upholding your standard to handle interior work - it’s you. Everything falls under your leadership. You’re the captain which means any training and direction your employees go after training is all under your leadership. I imagine it’s not easy being busy running two sides of a company, but you know it means you should tighten up. I think you’ve mentioned this aspect before and I keep hearing the word “systems” from other successful business owners. Refine your system for training to lead in the way you want to see desired results. It’s your duty to do so and your duty if you want to stop leaving money on the table. I say this as friendly feedback. Just some thoughts which come to mind while listening to the topic. Change the system and increase that part of the business. I know you can do it. This includes how you vet candidates before they become new employees. If you can’t trust them to carry out the standards of your company and do things a certain way, they shouldn’t be on your team. Be more selective. Don’t create the revolving door or push away business that’s part of doing the job by default. The business is your baby and livelihood.

When we tell clients we offer window exterior cleaning only because most of our clients have a housekeeper that can take care of the interior sections. We make it sound as if it's crazy to not have the maid do the interior. Lol. Yes we lose a few but Not many once we discuss in person. Food for thought

I think you are in a pool of cheap customers or low end type of clientele... The problem is your forty years in the business got your mind set stuck. Charge extra for screens that way if they don't want to pay, you only clean the glass and charge for deep cleaning tracks, it can take longer then cleaning the glass for gods sake....Look and act professional is key...😉
