    My crawl space renovation, including cleaning everything, installing new plastic sheathing, dry pouring a 1.7-inch concrete floor, painting white DryLok on the concrete walls, nailing cedar slats to the ceiling joists to better hold the insulation in place, and then stapling Reflectix to the cedar slats, will cost about $4,000 in materials and about six months of my time, with my working about 20 hours a week on the project. This cost will not include the two dehumidifiers that I will also install to pull excess moisture from the air. Note that my crawl space is 1,500 square feet. So, the $15,000 price to have a professional encapsulate a typical crawl space sounds about right.

    I like that the videos here teach some of the process and things to look for. Not necessarily DIY tutorials, but informative enough to keep homeowners aware of the warning signs and what's involved in the process and why. Maybe a great sales pitch of your work, but the transformations on this channel are undoubtedly badass. I know you're the crawlspace ninja, but I'd love to see even more basement videos as well (e.g. what to watch for, best practices for moisture mitigation vs all the products available, finishing prep, insulation, airflow, and maybe even radon mitigation). I feel you know enough to be the basement samurai.

    The fact that I’m an electrician is giving me a huge leg up. I’ve already done at least 2K in electrical repairs as I was installing the French drain. I still have to run a dedicated outlet for the sump. (I temporarily connected it to the exterior GFCI circuit.) My crawlspace is 3’ to 12-14” tall. But, after finishing the French drain yesterday, I don’t feel like there is ANYTHING I can’t do. That was by far the hardest project I’ve EVER taken on. I’m 41 and have done almost every kind of construction there is. I have bruises from head to toe. But, my crawlspace is dryer now than it’s been since 1961!!

    Suggested in some areas, required in others and banned in others. Check local codes for more details.

    I just found your channel. Do you offer some sort of consulting service. I have a 4 plex and it looks like a nightmare in the crawl space and I don’t know where to start.     Do you have recommendations for how lower income folks can prioritize and break up the whole process of crawl space rennovation? 40k would be near impossible all at once and waiting till the money is saved up would allow for the wood and conditions of the crawlspace to get worse over that time frame.

    You're more than likely not going to save money. The benefit is from better air quality, more consistent temps, more consistent humidity etc.

    Ive been talking to a local company here in Horse Cave KY and they were going to do a encap for me and the price wasnt horrible i guess but they werent going to use anything like foam board over the cinder blocks and about half of them are exposed and not buried. shouldnt there be some type of foam board or something on all the walls if it is going to be a encapsulated conditioned crawlspace? they said they have never used it in an situation (which i thought was weird) and that they could add some to the front wall because its totally exposed for a large amount of money. I thought it was pretty standard practice to put some type of insulation between the block and the vapor barrier? even more if its going to be a conditioned space.....

    That is typical especially with no insulation on the crawl space walls. We have a book that you may enjoy.     Hi, I've been watching your channel for a while to prepare myself to encapsulate my crawlspace. I'd like to buy from your DIY store, only problem is I'm from Canada, so I was wondering if you have any recommandation for Vapor Barrier, Tape, etc. A brand I can trust that ships in Canada. I know It's a lot to ask, but after researching brands, It seems harder than I thougth to choose one for a DIY this big.

    Thanks for the good video, I am having a house built in eastern Ky, I want the conditioned crawlspace with a 10min vapor barrier along with concrete slab over it. I am trying to get advice on that option. Can you offer your opinion?

    I am a senior on Social Security who can’t really afford the $20,000.00 encapsulation would it be worth the time to put down 128 feet of aqua stop crawl drain with sump pump and then cover the ground with 20 mil cover in a 1420 square fort crawl space

    If that is a waterproofing product and your crawl space is flooding it may help. Have you seen the Hydraway product? It moves water way faster and does not require an aggregate to install therefore saving on labor. I'd also recommend a solid vapor barrier vs a glued which many 20 mils tend to be.     In central Arkansas I was quoted $9500 for cleaning out and encapsulation of a 915 square foot house with a dehumidifier, lights, insulation around the perimeter, and a new access door.

    Im from a competitor company and i found the average cost as of late is really based on SQ ft 800-1000 sq is about 10-12k. 1100-1500 13k-17k 1600-2000 is always about 20k+

    $15,000 for the average is when the company has a big warehouse, and office and upper management and franchisee corp. When a company gets bigger they make more layers and have to charge more. No matter who you choose ask them for there last month or year book of business to call whichever customer they want to call. Thats the best way of finding a truly reliable and cost effective contractoer. In all avenues of contracting. If they won't give it to you, you got your answer : )

    Most contractors will do the minimum to meet building code requirements and pass inspection. Requesting an encapsulation would likely add to the cost of the build.

    Dude , how do you introduce/exhaust fresh air into an encapsulated crawl space? I just built a house in the alutian chain in Alaska , 4 foot crawl space, in floor heat, I had vents, nope!! I shut them suckers down , overkill on sealing any air leaks. Encapsulated to the sill plate. Now I’m just worried about creating a confined space? Help. Support support. I need your help mr church! I put a dehumidifier down there. At 50% Considering getting the one you mention in description

    I did a full encapsulation on a 10x11 crawl space under a kitchen and it cost $1,000 in material but I did the work myself. That includes tear out all old joists, repointing old clay brick joist pockets, new treated joists, 1" foam hard board, 13mil vapor barrier, 3/4" subfloor and hardware.

    It’s ridiculous I got a estimate for 20k I took there exact materials they will use cost around 4-5k and the rest is labor i don’t have mold, flood, termite issues and my space 3 ft high very easy install

    The problem is.. doing it yourself might “save” you money but if you miss or overlook something and 2-3 yrs from now you start having issues … a professional is going to have to tear out what you did and fix the issue and then encapsulate it. Cheaper in the long run to have a professional do it

    I just discovered our crawl space/basement isn’t incapsulated. We bought our house in January and didn’t know any better. Inspection didn’t even say anything about it. I couldn’t figure out why we had so many drafts in weird places. After researching for the last 3 days I now know why. To get to the crawl space you lift the door up outside and walk down the stairs. We can fully stand up. Older house that has been remodeled. Built originally in 1905. We don’t have $15k realistically to pay for this to get done. So we are going to have to do to it ourselves. I’m discouraged to be honest.
