If a Loft is 340k US the place is over pricing their units. I am a adult only kind of a person.

I know it seems they are over pricing their units but is really not the case. Ocean front fully furnished and equipped with luxury finishes is what you get with this property. I am happy to answer any questions you might have.

What percentage of the rental income goes to the hotel operator?

Hotel operator takes 10-13% but there are HOA costs, insurance...estimating that operating costs will be about 60%...so about 40% for the owners -- but the up side is that owners do not have to do anything -- hotel will book the guests, manage everything. Essentially costs will be taken out from the rental income - there will be a breakdown of costs and then they will send you the remainder. Hope that makes sense.

This is a two part question because on one hand you have the hotel operator fee and on the other the operating costs of the property. The Hotel Operator fee is extremely reasonable, 15% which is much less than most. If you would like to go over the costs in more detail we can schedule a call. The property will be run by a professional hotel operator and the costs of the operation will be deducted from the revenue that derives from room sales. Monthly costs are pretty similar across the board. HOA, utilites, insurance, marketing, property management/rentals. I can go over everything in detail at your convenience. I can tell you the operator is taking all aspects of the operation into consideration. Happy to discuss this point with you further. Great Question!!

It is certainly not cheap but they are using top quality materials, offering top of the line amenities and will be in front of the ocean...so I guess it depends on how one defines pricey...

Puerto Morelos is now ruined. At least ive experienced the place when it was still a quaint fishing town,with mostly locals on the beach.

"I'd buy 2 if I get this beautiful man with it." That's what my wife said.

Beautiful...The location is as you see ocean front but what you dont see is the back which are mangroves which are protected so nothing will be built behind. You will have the starry nights as you listen to the waves as well as the sounds of nature.

Way overpriced!!!
