    Nice Video as always! At 3:59, can you discuss more about freehold and leasehold? In Leasehold, does it mean that we have to move after certain number of years (example: 99 years)? Do you check your status of certificate yourself or together with your lawyer? Also, is it supposed to be reviewed before or after winning the offer? Also, how did you find a lawyer who has your best interest in mind? It's hard, right?

    Freehold vs leasehold, the difference is in the land ownership, on where the condo built. The duration may differs depends on the contract. Lease is extendable but I will always suggesting for freehold. The status certificate checked by the lawyer and the lawyer will note a few points on the papers that you need to check, but you will make a decision for it. Ask around for lawyer reference from your agent and mortgage broker since they have to work together, it will be beneficial if 3 of them have worked together. You will need to hire the lawyer after you win the bidding but before waiving condition (to check status certificate and financial statement).

    Thanks! The lawyer reviewed the status certificate and presented us with an evaluation. We skimmed through the certificate and read his opinion. That part was done after we won the bid, during the 3 business days during which our purchase was conditional. Once we were fine with the status certificate, we waived the condition. I’ll have to look further into the differences between freehold and leasehold as I’m not an expert in this myself!

    @@LivinginCanada That's quite quick. During the three business days when your purchase was conditional, was it only due to financial, title search, inspection and appraisal??

    ​@@tekuntt9228 Thank you Tekun for the answer and Happy Indepdendence day to you. In that case, if the conditions are not waived after review / negotiation, we will have to pay the lawyer about 2k CAD for reviewing the status of certificate, right?? It's quite a lot...

    I'm not sure, I'd say it might depend on the lawyer and how their office is set up. That's something you might want to ask your lawyer before hiring them
