Please help me with one question. I'm kinda stuck. Getting no answers. It's about PMAY. I bought this house back in March-April 2022, at that time I didn't receive this subsidy as the loan provider informed me that it is discontinued. Now I've seen some notification that PMAY is extended. I contacted my loan provider and still they're saying that it is discontinued. Is it really discontinued? My loan provider is Tata capital Housing Finance Ltd. Another question, I live in Delhi NCR, and when I was scouting for a house, I actually figured that majority of the locations where I can actually afford a house doesn't really have an MCD approved Map. (kacchi colonies) and the locations where there is a legit map for the house are freaking expensive. So, even after having a great Credit score of more than 800, I couldn't get any loan from the banks ( HDFC, SBI). So, apparently I had to eye towards NBFCs which are apparently more expensive than the banks. Is my understanding true? Lower interest rates are just for people who can afford a house in a good location and can buy expensive houses. Pretty strange to me.

Sirji 20 sak k bad paise ki value bhi down ho jayegi, double ya triple milenge lekin value down hogi and 60 to 70 lac ki loan ke emi pe savings nahi ho pata nd interest bhi bahot de chuka hu 2 loan me..better to part payment and invest small amount in stocks not in mutual fund...
Not agreed with the part foreclosure concept. Only the principal amount gets reduced to that extent not the interest.

Thanks for this information and congratulations to you for closing your loan so fast. However, for general public it is not practical to save 10-12 times the amount of emi every year. I feel 7-10 yrs is a good time to close the loan considering income growth etc.

SBI bank does not revise the tenure even if we repay the part of home loan, it just go on deducting the EMI till the amount gets to zero.

That is good for you. In this case your tenure will be reduced and you can complete loan faster. Not suggesting to reduce emi after repay.

I think agar aapka 20 lakh ka loan liya hai or 20 saal mein aapko intrest jodkar 40 lakh repayment karna hai then usko 20 saal chalne dena chaiyen aap iski bharpaayee ke liye alsg se 4000 per month ki sip chaliye or 20 year mein 12% ke hisaab se aapko lagbhag 9.6 lakh invest karne par 40 lakh milenge jisme se 30 lakh ke lagbhag aapko profit hai jabki home loan mein aapko intrest 20 lakh dena hai phir bhi aap 10 lakh profit mein rahoge and up to 20 year aap har saal minimum 20k ke lagbhag tax mein bhi save karoge... isiliye paise hote hue bhi loan ko khatm karne mein benefit nahin hai...

Increasing EMI will bound you to pay every month without fail. But it is more preferable. In prepayment, you can skip as per your financial need. That's the only difference.

@@WealthGuruji- Okay. Isn't there another different - 5000/- EMI increase will still be paid as Principal + Interest amount every month. Whereas 5000/- monthyl prepayment amount would directly deduct my Loan Principal, making it more effective.

@ankitrao6159 bhai I asked same question in another video and another person confirmed that uska bhi same situation hai. Simple interest is charged on the amount from 1st till the day of month you make prepayment. So for example you have 8.4% home loan interest and you wish to prepay 400,000 on 01-Jan-2024, then you need to pay {400000 X [(8.4/12)/31]} = 93 rupees extra per day. Hope this clarifies
