@@HomeFromFarAway Instinct isn't the only thing that matters tho, there are building codes and feasability to take into account as well. You can't alter the external look of a building in a lot of cases so they probably could not modify that living room window to divide it into two. And bedrooms are legally required to have a window so if you can't divide that living room window then you can't have two bedrooms.

I would have taken the door/wall that leads to the kitchen from the entryway out, and move the walls that separate the existing bedroom & living area from the rest of the apartment "up" about 1/3 of the way. Then install an additional wall to split the old living room area into two smaller bedrooms - this will be a little awkward with the split window, but maybe set up a thing for the siblings to pass notes and such between the rooms to make it fun, and everyone still gets a window in their room. The big bedroom will still have space for a closets, and the smaller ones could have wardrobes if not small closets. For the rest of the space, I'd set up a designated entry, with a bench seat/coat & backpack hangers, along the wall shared by the shower. If you tile that small area, you can carpet the rest to designate it as the new living room (from entry to small bedrooms), and have plenty of space for a nice dining area, and maybe even set up a small lounge or workspace (for crafting, homework, and the like) in front of the new main bedroom. I think it would be easier for everyone to reach the bathroom from their bedrooms, expands the communal living area, and everyone gets access to the balcony. I really don't like the idea of everyone having to go through one child's bedroom to hang out on the balcony.

I would put the parents bedroom where you have the 2 new bedrooms. Wall off part of the living room and the parents former bedroom for the kids rooms. Take down remaining wall to have one large open space as a family room/ dining room If you are already moving thr kitchen, take advantage of javing the plumbing out to add a new bathroom where the kitchen used to be. Parents now have a private bathroom. This adds both marketability and value to the condo (the value coming from the new private bath). And families(future buyers) may have a problem with one of their kids having access to a balcony. Traditionally, parents will take the largest bedroom and or one that has a private bath. And a property that is a 3 bed/2 bath will have an easier time selling than a 3 bed/1 bath

Mm, as a plumber, when I hear "apartment", "renovation" and "move the kitchen", I just groan. People say "oh the kitchen would look and function better over there", but the kitchen stack is in one spot and it cannot move because there are other apartments on that line, so a long horizontal pipe be added in the floor to travel to the new sink spot and a vent must also be added (there may be even more vent pipe than drain pipe if it's an island sink). Horizontal pipes and kitchen sinks are not very happy together because grease cools and clogs the heck out of the pipe. Install a good clean out always, but also just make sure you never EVER pur grease down the drain. Fill the sink like once a week with hot soapy water (it shouldn't be boiling because that can wreck cheaper plastic pipes) and let it all go down the drain in a big gush.

Personally, I would instead make the master more rectangular in shape (the opposite way it was rectangular before), putting bedroom 1 to the right of the master, and bedroom 2 just under the master. I would then knock out the dining room wall that creates the entrance area. In the leftover rectangular space to the right of bedroom 2, I would put a tv against bedroom 2s wall, with an L shaped couch and side table on the entrance wall (which also acts as an entrance drop zone), with the short end of the L shaped couch up against bedroom 1’s wall. Then I’d put a long dining room table where the dining nook already was, with the end of it being up against the wall. Bedroom 2 would also have a little window (high up) looking out into this dining area, and is a slightly bigger room anyway. Everything else would remain the same. With this plan, everyone gets a window of some kind, everyone gets balcony access, and there’s more functional but open space for everyone to feel at home in. :)

  • @RRonco

I would put the washer and dryer in the kitchen, European-style, and keep the access in the kitchen/dining area to the balcony. You can air out the occasional smoky pan or overdone chicken tendies by opening the balcony, no matter the weather, plus it makes for year-round easy access line-drying of laundry on / near the balcony. That allows for a complete refurb of the bathroom space, which I would strive to make a full-on steam/wet room, with towel warmers and a beautifully installed elongated brass floor drain. Easy squeegee, clean up is a snap. Surgical levels of clean behind & around the toilet and bidet, because you can hose rinse it down thoroughly with the shower head. I prefer a window over the kitchen sink whenever feasible, and it looks possible under this configuration, even if the hob is gas. I agree with shortening the living room, and main bedroom. The living area can be divided into 2 symmetrical-ish bedrooms, each with a small window, across the foyer from the bath. My only beef is that the parents still have something of a trek to reach the bathroom, but a little side-sink in the kitchen for nighttime tooth brushing and face washing after the kitchen is shut down for the night, and early in the morning, would alleviate a lot of stress on the bathroom. That's my 2¢ it's certainly going to be expensive, but worth it, in my opinion!

I kept the kitchen where it is, split the living room in half. So there’s a kids bedroom horizontally at the top then vertically to the right, the kids have a little hallway. You’d have the add windows to the vertical kids room along the right most wall. I made the master bedroom a bit smaller by expanding the dining room to have an open floor plan of kitchen, dining room, and living room. I would add a sliding glass door to the balcony so you don’t have doors opening into the dining table, and added a circle dining table for more flow to kitchen and balcony. Now you have 3 bedrooms, open entry that flows straight into the living/dining/kitchen open floor plan, and don’t have to worry about little kids having uncontrolled entry to the balcony. If they want a new kitchen, I would just renovate the one they have but not move it, it has a great nook where it is.

My answer was cut the left bedroom in half and give it to one kid. The extra space in the kitchen/dining becomes the living room. The old living room gets cut in half and one is turned into the other kid’s room and the other is turned into the parent’s room.

In the UK you wouldn't get planning permission because the 2 smaller bedrooms would not have an escape route if there was a fire in the kitchen. Big no no. If you created a corridor behind the kitchen by moving the kitchen more into the lounge then it would work, it also gives access via the hallway to the bathroom

place the kitchen were you did, turn the bedroom into two for the girls, make the old kitchen and dining room into the parent’s room. i know they don’t want to mess with the bathroom, but i would add a door for access to the master bedroom (by the toliet). parents have access to the balcony and could turn the awkward shaped part of the room into a walk in closet. the girl’s room/closets could be bigger. alternatively, your plan but inside of a room with the balcony door, take some space from the master bedroom (move the room forward). now everyone has access to the balcony without invading anyone’s space.

The parents “room” had no door and the eating table was in the hall. The kitchen came next, still no door. Only door in the house was on the bathroom.

Everyone should have unrestricted access to the balcony. They can have their bbq's with the whole family and guests, and relax outside when it's nice weather. I would've put the first new bedroom where he put it but would change the placement of the door so it can still be accessed from the kitchen, and would've made the big parents' bedroom smaller (if necessary getting rid of the walk-in closet) to add the other bedroom. Or make the living room smaller.

Push the kitchen upwards closer to the living room, thus moving the corridor space behind it allowing for direct access to the bedrooms from the entry doorr. This also allowes the bathroom to be more private as one doesn't have to use the living room everytime theu use it. To enhace this, switch the bathroom door with the showet to make it closer to thw more private spaces.

Turn the balcony into a four-season room for the dining area. Move the door to the balcony area to the kitchen side. The dining area becomes a small living room. Put a wall down the middle of the living room so both small bedrooms would have a small window. Add an extra door for the two smaller rooms. The master bedroom, bathroom, and kitchen stay the same.

Nice layout! Totally works for houses. Provides every family member privacy while keeping large nice living room space for them to spend time together. Move the wall for the original bedroom further inward so the parents bedroom becomes smaller and the couch can go right where their bed was . And add on a smaller wall from where the living room door was and split the living room in half to make separate rooms. That way no one has to live in a closet and the kitchen dining and living rooms become open and connected

Im no expert but I think keep the kitchen, bathroom, and dining area where they are. Move the short Master Bedroom wall back to essentially split it into a smaller bedroom and create a dining/living room area. then where the couch is in the original concept: that space would be part of the living/dining, giving a little space for doors for two more bedrooms with the Master in the upper right corner and a second smaller one below it where the living room used to be.That way you dont have to move the entire kitchen and everyone gets access to the balcony.

Parents can sleep in the living room, once their kids are in their bedroom, living room become their private space too. I truly think it would be livable just as it. And let's keep the kitchen have its window

I would have done it this way (I am in no way qualified lol, just for fun). So, u build an horizontal wall in the current bedroom to downsize it, getting a bedroom (not too big tho, so maybe for one of the children). This way u get a nice space right next to the kitchen for ur living room. So on that side of the house u get a big open space kitchen (that still brings u to the balcony) with dining area and living room. From the living room u may access the bedroom, which is not too bad. Then, to make the other 2 bedrooms u could build a wall horizontally in the previous "living room", (kind of like an extension of the one u just built on the next side) so u get a space that u could make into a bedroom (which will be a bit bigger in size than the other one, so it could be the parents' one). To access it u could obtain a little hallway making a door opening in the little portion of wall adjacent the "previous living room" and the kitchen. And then, building a wall parallel to the "current living room", that will meet the wall u built for the bedroom on the right side of the house (that wall would basically be like an extension of the one coming from the bathroom and passing through the entrance). This way on that side u got a bedroom and another space, that would make a second bedroom. The only problem being that that last bedroom would not have any window... On a side note, if u don't want to access that bedroom on the right side right from the entrance, u could close that door and make a door for that room on the hallway wall. So this way the hallway would bring u to both those last, creating a more intimate - bedtime zone. But like this way u would get 3 bedrooms, without removing the bathroom from there like they requested and not moving the kitchen neither, getting also a big open space plan kitchen and living room. The only problem I encountered (which is not a minor problem, neither) is that window for the third bedroom. But I think this way the final result would be less intricate than the one he got in the video and everyone may access the balcony. Of course, tho I have no experience and no qualification, just wanted to solve the puzzle in an alternative way. If u read all this u deserve a prize lol 😂😂 sorry for the long comment!

At first glance I thought the electrical work for moving the stove and the plumbing to move the sink would be very inconvenient. However you can tap into the showers water line for the sink, and the stove is still on the west side of the room. That shouldn't be to hard to reroute, depending on where your electric breaker box is located.

Lmao my sulotion included not moving the kitchen bcuz plumbling So the wall between the master bedroom and the dining gets moved back to make space so we can have the living room and dining in the same area. A smaller bedroom is left in the far corner. Then we split up de livingroom into one smaller and one bigger bedroom. Its a bit far from the bathroom ig but it mean you dont have to move an entire kitchen lmao

I think the only thing that I don’t like here is that bedroom with the balcony. I’d choose to make the master bedroom smaller, no walk in closet, and use that space as the kids bedroom. That way, the kid can have his bed and desk at the far end of the room, away from the two doors. The wardrobe can fit in between the two doors, but the bed will be out of the way of the walkway between the the bedroom and balcony, which makes for a quieter room.

I would have eliminated the wall in front of the entrance altogether and made the kitchen open plan with a kitchen island, with barstools to use as a breakfast space. Fewer walls and doors would make it feel more spacious I think. Also it won't feel like you're leaving your apartment to go to the bathroom because you need to pass through two doors and a small 'hallway'

Shrink the master and put up new wall with the new master entry wall along the entire back divide the new space made from the living room in half. Now it's the open concept with all the bedrooms on the same side and everyone still has access to the balcony.

Assuming the floorplan is drawn N-S, the bottom seciton I'd try and turn into one large bathroom, so the master would have balcony access. However this creates the conundrum of not having enough windows for the two kid bedrooms, and a meaningfully lively living space. This is a good compromise!

Make the bathroom BR3, split the original bedroom in half to make BR2 and an open-plan TV area, and add a bathroom to the bottom left of the living room to make BR1 and a master bath. The bedrooms are all far more spacious, the balcony is shared between everyone, the kitchen doesnt have to be touched...

I would maintain the kitchen and give the parents the balcony. Then I would move the dining room into the living room and subdivide the top left room into kids’ rooms with entrance through the living room. I think the drawing is too unrealistic with the new kitchen position. It will be too claustrophobic as a high traffic area. Alternatively, I would make the two bedrooms as he suggests and then use the current master bedroom as kitchen + dining and subdivide the living room with an entrance from the kitchen to avoid crossing in front of the TV. I don’t know if there is enough room for kitchen + dining, though.
