Here's how you do it: Set up an LLC. Have the LLC claim ownership of the property. Tokenize the LLC. Exchange the LLC token. Boom. You just saved potentially tens of thousands in brokerage fees, months of unrealized cash flow, and you'll probably avoid thousands in sales tax because you'll pay based on the rate for a "cash" business sales rather that direct sale of real property. You may even avoid certain income taxes because it's the _business_ that has to claim the "capital gain" (Ha. Ha.) rather than the individual.

Good video, but I have a question. For example, someones house is worth 100k. Why he/she could sell lets say 1% of their property (1k)? Thanks in advance.

The only reason I could think of is that in case the property is rented out, the onwer of 1% of the flat will receive on a monthly basis a 1% of the rent. Otherwise, I cannot imagine anything else. Unless he plans to re-sells in the future his 1% for a higher price
