    55 and over community are money sucks, people choose those house are targets for screwup. Most new houses under 400k are paper houses, there are a lot issues once buyers move in. Checking KZread for new house complaints in Texas.

    Haha! He just said that Lennar has a great reputation for building quality houses???? Yeah, better budget an extra large sum of money to tackle all the issues that will crop up for many years, that you will most likely never get Lennar to follow through and make even basic repairs once they have your money, even with the useless new home warranty they push to make you feel that you are financially protected!! Unless you either are, or can afford to hire a great lawyer, or you have a huge social media folowing to put them on blast so they may actually feel it isin their best interest to make the repairs. Still is a pain to keep having to have repairmen in your house, and some of the issues can be safety issues, and some may not crop up for years after warranty expures. Plus these builders have bribed all the lawmakers so it is very difficult to fight the big building corporations, so good luck!!!

    Living in Texas is like living in hell with termites,rats,killer ants mosquitoes,cockroaches,very hot and humid weather,Sink holes,bad traffic property taxes are too high and high crime rates you could be killed by the landlord or robbers if you are walking out on the streets etc or if you accidentally step on their property etc etc etc

    @@blueSky-ky3xy I’m a native Texan of 50 yrs. I was citing Abbott from earlier 2024 who eluded to the property tax relief they passed due to our 2023 34 billion surplus in Texas. My fault if the figure wasn’t accurate but this property tax relief was a considerable amount to aid homeowners.

    @@SwaggerLikeUz not really a lot, my property tax only dropped about 500 compared to previous year. Of course, it is better than nothing, right? But only two years, not long term solutions, then there will be huge increases after two years. Not mention HOA and home insurance increases almost doubled. Texas house mentainence are high, utilities like electricity are higher than other states, there are a lot of deceptive practices in this section. Water is dirty, all contaminated, without filtering and softner, it is promised your family will get cancer, your home water system will have issues. There are a lots issues that people from other states never know at first. People think oil is first in Texas, it is wrong? It is house that brings huge economy into Texas. House 🏠 is main income for Texas. Without house that traps people, Texas just a piece of dry land.

    Wrong…A lot of people already moved to Texas or continue to move to Texas. Texas has excess and has slashed property taxes down extremely fr 2023. I was supposed to pay over 20k in taxes for a 700k home, and now only paying 12k for homestead. Loved it…great Neighborhood, prime schools and now low taxes!

    Do your research. I have a rental in Katy TX. We rent out a 3 br for $2100/mth. After property management fees, homeowners insurance, flood insurance, home warranty policy, HOA fees, property tax (no homestead exemption because it's a rental), MUD tax (this was a surprise too), we net around $11k/year. Not a great investment.

    I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

    Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    This should not be a 4 bedroom. The study sacrifices your bedroom space. There’s no room for an actual bed! Who is sleeping in a twin except small children. Kids get bigger. These prices are ridiculous! These houses aren’t worth 200k…maybe 130-140k at most.

    eh. Houston's top suburb? please.. Cinco Ranch, Sugar Land, Woodlands.. those are the top 3.. Tavola is barely developed.. and too far if someone needs to work inside the loop.. who wants to drive 40mins EACH WAY to and from downtown, galleria, med center or even energy corridor..

    We don't drive but take bus everyday, is really tired. That's 2 hours every day on bus.

    @@blueSky-ky3xy yeah unforutnately.. houston is terrible for public transit.. i feel your pain.. When I first moved to Houston.. i took the bus down westheimer.. frankly worst bus service.. never on time, never had notification of route changes, barely came on weekends..

    Lennar homes are horrible walls are crooked the paint they use is the cheapest they can find, those are the things that ive seen so we even know nothing about all the items in the house. Problem is they want to a lot of money. Thats why they their subcontractors so cheap.

    I’m from Houston and they overhyped the location. Houston is only nice because you can buy affordable big house for less than other state. It’s no longer true. Weather here is suffocating and air quality is terrible compared to many other states. Expect to pay 2.8% to 3.7% property tax.

    I live in New Caney and have been for many years. I am right by the mall area. Just north one exit is Roman Forest on the east side. I would stay clear from there. Move more to the west of US59/IH69. Just understand the area is growing super fast and only to get bigger. @@AnnUrbina-vr8ls
