Very informative information
Lower/low interest rates was the opposite of yelling "fire" in a theater. It was yelling "free" money. Unfortunately, nothing is free and the cost will be the destruction of a lot of wealth and capital. The highly leveraged and bottom tier are going to lose the most. First time homebuyers with little to nothing down are going to be upside down quickly. We are entering interesting time.

I don't think we'll see a crash in real estate on that level. And as long as someone is qualified to buy their home and they were planning on staying for a long-term, then they shouldn't care about the short-term fluctuation. Will be interesting to see how everything plays out in the coming year...

@@NeelDhingra I sure hope we don't see a crash. The primary reason I think we will see a correction is the upcoming recession. I'm a commercial (MAI) appraiser and I've been through two real estate recessions. I started appraised during the savings and loan collapse in the 80s and in the 90s my region experienced a collapse due to falling oil prices. While speculative commercial development has been well paced I find the entry level home market to be heavily saturated. Most of the buyers are using the USDA's rural loan program that has a minimum or no down payment requirement. Most of those buyers are recent entrants in the labor market and in a FIFO employment world are the first to be cut. Recession and inflation will lead to higher unemployment rates which inevitably will impact those first time buyers. Great content by the way.
