Ms Leah Asa na sa valencia located
The house is very nice. However, it is literally a couple meters from what appears to be an eroding cliffside. I would be extremely concerned about landslides undermining the house foundation during the wet season. 😳
Nice tour! I wish I was ready to go right now. I've lived in much smaller places here in California. It would feel big to me! And the nature all around is beautiful.
Leah and Gary, thank you for the walk through of this lovely home, and a great place for a couple with no kids. Beautiful home 😊
A very nice house tour. Good price also. Well done guys. 👍

Thank you Leah & Blair 💗
I love the way you're Husband has a full confidence in you while you yourself is so confident of supporting his ingenuity. Love that teamwork! 💝🪅🥰
As an aging carpenter, I feel I would have created a layout that would be more user-friendly. A small bathroom upstairs, balcony on two sides for privacy options, definitely more power outlets and a spare room downstairs. Considering how much it rains, there could be erosion issues in the future on the hillside. I'm not trying to poke holes in what they have done but small changes would reach a wider demographic. It's a beautiful spot but it would eventually frustrate me knowing how much more convenient it could be. I wish you all well-being and prosperity.

My first thought was the rainy season and the possibility of more erosion on the side of the house perhaps for now an exterior light on that corner of the house at night so you don't end up at the bottom of the hill. He would need to figure out a multi-teared abatement system given how steep the drop-off looks.

I presume they were operating within the constraints of what a Filipino architect thinks is best. Note my minor complaint about the narrow tall window in the office in my comments under the owner David Fear's comment. Well more balconies add costs, as well does extra bathrooms. Yes at least a toilet and sink upstairs would be nice for us older guys who need to urinate in the middle of the night. And who really wants to walk across the living room in a towel after showering to go upstairs to get dressed. But in the Philippines it is very difficult to find a decent house that quiet and that cool climate, that is new with the major things done correctly. I would grab that house immediately if I was sure we are headed back there now. I am interested in it.

Hi Jim, My property has 4 bedrooms, 3 bathrooms, more than 600 square feet of balcony which by design face north, south, east, and west, and dozens of outlets including 3 doubles on the guest house kitchen wall, 1 in the floor at the guest house table area, and several weatherproof outlets on the exterior. The first floor bedroom at the main house has an overly generous en suite bathroom that will serve me in my later years should steps become an issue and I have to abandon the upper master suite. As for the eventuality of erosion, that will be addressed in the near future as my funds and vacation time both build back up. It helps to understand that this is a guest house and thus a small part of what we built.

I have spent most of my life building residential, commercial and industrial and I firmly believed that if a person designed a building to sell to the largest democratic. The product becomes more functional even if you want to keep it. Why cheap out and have less than what's available at the time. Life is too short to be cheap. When it comes to a forever home, cottage or tent go for the best... what ever your comfort level affords you. It's always easier to market something high-quality! Live long and prosper!

@@frozenpann he can make those suggested modifications in the future if deemed advantageous. Let's not stress him out. He has been gracious to offer the guest house for rent. Most who are wealthy enough to do what you suggest, would not even bother to rent it out. There are so few of even that quality built to expat standards for rent at that high elevation with the cool climate. Might find a nice house around Valencia proper, but run the risk of a neighbor who puts fighting cocks in his backyard or the incessantly barking dog from hell. Etc.. Slim pickings in the Philippines. In the recent past the pervasive demographic in the Philippines was that if you made your house too nice, nearly nobody could afford to rent nor purchase it. You were at the mercy of the occasional expat or rich pinoy. Thus expensive homes were highly illiquid- mortgages are not prevalent in the developing world, mostly people pay cash. This is changing rapidly now though.
I would rent that in a heartbeat !!! Very nice.
Hello Leah and Gary very nice house , love this loft style for a couple perfect in my meaning and a beautiful view , a half high fence to the valley will be the best option , it will be a nightmare to block the view with a full fence , price is good for what you get , regards from Germany 🤗👍
Very nice tour Leah. The area looks very quite too.
Thanks 🙏 again Gary and Leah, Light,Love and peace to the both of you.
very good use of wide angle lens, quiet background music, window views and still pics at the end to conclude. Well done!
If my wife and I were much younger, it would be a nice place. The Loft idea is a nice touch!
Hello Leah and Gary, nice tour, a perfect quiet-looking spot to relax away from the noise and bustling streets of Dumaguete, very nice.

We're just arrived yesterday, and yes the house is very good and the owner is very kind🥰
The house is super nice, thank you for sharing. 🙂👍👍👍🙏
What a beautiful house, I would love to visit there one day 😊
Great tour, Leah and Gary. That's a nice little house, and the price is decent, compared to western prices. I like that it has a bit of a yard, too. 👍
Adorable little lady. He's a lucky guy ✌️❤️🙏🙏🇺🇲
Beautiful house, fantastic view. Thank you for showing it! Exactly what I'm going to be looking for :)
Nice video. Cool. To see Gary in it!😊👍🏻

Hi guys. Nice video. The place looks great and a nice view. I think you would need to have your own transportation as it looks like it is far from public transportation. Love the upstairs balcony.
Hi guys, nice video. I will give you a follow up tour my next visit in September when I complete the final details on the guest house.

Gorgeous house, thank you for the tour 🙏
What a lovely place! Might have to look for something like this in June.
nice ! I have an empty house and farm in the cooler mountains just one hour away in Cebu ! We use no Aircon ! Alegria Cebu 2200 ft ASL with new concrete road !
Very nice house! I like the outside areas too... 🙏🙏🙏 👍😎👍
Thanks guys for the tour. Thanks to David for letting you share this guest house. As far as a fence goes, perhaps a chain link fence. It would give you the barrier but not obstruct the view. I did think it very odd that the little alcove upstairs has no outlets at all. If you can add a TV, maybe a water heater for the shower, and get internet, it would be quite comfortable. It's a little inconvenient to only have the bathroom downstairs but i would just bring my clothes downstairs with me before i shower. I could certainly make it work. It's really a nice place in a nice location. Take care guys. God bless.
Thanks Leah and Gary. Very nice for a young couple starting out. Not good for us older people because of stairs. Take care God bless

Okay for me at age 58. I still sprint on the track and compete in basketball. But going to downstairs to urinate in the middle of the night is less than ideal, but I can do it. I do understand your point though, especially those into their 70s and beyond. Btw, the first thing men lose is their leg strength, before they lose upper body strength. To maintain vitality and long life, leg exercise is essential for older men. I would argue that 70 years old need to get in the gym. But 80 or 90 I can understand that the increased risk of stumbling and injuring oneself isn't worth it for most. God bless you also sir.
Thank you two for this video, I am considering moving to valencia, and it was helpful to see what one of the homes/neighborhoods looks like, I was surprised to see such a quiet place without roosters in the philipines from what I've heard from people.

See my comments under the owner David Fear's comments. The tradeoffs of living at that high of elevation is that on rainy days the rain can blow sideways even through tiny gaps in windows, but probably not these new style windows. Sometimes it is so rainy and dreary you can only stay inside. But I do not know the exact elevation of this house. It 600 to 800 meters then it will be reasonable, but above that it would brutal. But I would choose to live that way in the Philippines than to deal with the sultry low-land climate, mosquitoes and overcrowding. Also I wonder what is the condition of the road going up there. I destroyed the suspension on my SUV going back and forth from Kapatagan near Mt. Apo to Digos City.
When I saw the MultiCam curtains in the kitchen I was sold!
That is a very nice house for the rate given. The view is so great.
Thanks for showing this. It looks like a great deal. As you say it's in a good location, amazing views, much cooler I'm sure you'd need transpoer but a brand new house with new quality furniture and good outside space. It's an excellent deal. My only criticism I didn't see a water heater i the CR but it wouldn't be that expensive to fit one.
What an excellent channel Just subscribed. Great video! Please do more videos like this.
I really like that house! I plan to live in Valencia when I move the Philippines soon.
What a beautiful home!

You can put up a plexi glass fence, so it will be safe and also wouldn't block the view.

Its a nice house, perhaps a low wall at the side to perfect it. 😉 SADLY Im 3-6 months out, but i would jump at something like this, perfect as a single guy. Nice house David, and nice video Leah and Gary.
Great video - thx for sharing
Wow! that's a nice place
Hi guys, nice house and a good price. Thanks for the great info. I happen to notice that you both look great and it also looks like you both lost weight. No sure how much but it’s noticeable . Thanks again for the rental info.
Nice and reasonably priced if 18k. I suggest a fence for the back but see through like the balcony for safety reasons while maintaining the natural beauty.😊
Nice place Leah, I like it ❤
So cheap, nice yard Happy for your family Moving is such a big job That will keep u busy for a year. Plenty of room to barbeque outtdoors Good fence more parking on the street Looks great
Well done! Thank you
Small. Very small. For a whole house. But nice. And it’s new. But. No air con. Oi. Suez. I’ll keep looking. But. It’s nice. Thanks for the tour.

It would smart to drill some casons to firm hill side and could make a back deck on them too
Speaking of air conditioning I rarely use my own unless the summer temp gets over 95 here in southern California. I LOVE hot weather and I'm miserable when the temp drops below 60. Since I have an electric heat pump it's very expensive when I warm up my condo. By southern California standards we had a cold miserable winter. I can't wait to retire this year in the Phil's! As a single guy I liked the setup of that house. If the temp in Valencia is between 70 to 90 year round I would be very happy!
hello po.mam wow nice place po
i just sent this to a Canadian friend staying near there .
Wow, nice house and SO QUIET!!! 20K/mo is very good pricing for a foreigner/pinoy couple
Love this house. I'm moving there in one month and would love to reserve it whenever it is completed..thanks
the table in the kitchen is beautiful. it would sell for a couple thousand usd in the usa
I could live in a place like that.
Well she's an excellent wife is husband should be very proud of her. Her kids are well behaved and actually enjoyed doing housework cleaning dishes quite remarkable
Nice house 🏠 👌🏾
Awesome, would be perfect for me. :)
nice place! wire fence can keep the view .
@Anonymint-vj7bt
Жыл бұрын
Wire fence rusts unless especially up in that damp climate. There's very high quality wire fencing but expensive. I would just put a ~2.5 foot high, concrete retaining wall very near to the house so no view is impacted from the balcony. Who you doing to keep out with a very high fence? Animals will climb over and under it. People can climb or cut it. The only point of the wall is I guess prevent slipping and falling down the steep slope. Or for kids? Motion detector lights on that side might be helpful.
Great house
Leah is there a way to contact the people of this home and what’s the address thank you my dear! And you and Gary should do quite a few more of these home walk-throughs you do it very well! Love your programming!
I never heard of you guys but you guys are cool couple 😊
I'd like to take a look if this one is still available guys. Vince & Annalyn
Very nice little house. Very pretty view. I supposed houses like this are mostly being marketed to expats. Just my guess.
New houses should look modern, new isn't enough. People have been building houses like this for decades and decades.
Thanks for the video...think the price is a little high.
I love this house . Id move there if it was still available
Hello Leah & Gary, Great price ,great house & location with a nice view. Great job on the rental video, thank You !
Beautiful guest house Leah. Your right not good for kids, but perfect for singles or a couple. BTW what is the internet provider there in Valencia? Regards to Gary.
Funny : « don’t worry, I wear shorts ! »
Notice that people are much happier there

Nice house on a cliff.
Nice place! Would love get it but by time I get there it will be rented! The story of my life!!! 😅😅😅
I think a bathroom upstairs would have been a good idea 🤔
Dai new subscribeeer here. i saw you on tribes of men. gwapa kaayo
I like this place--very peaceful. I didn't notice a heater for the shower water--is the shower water heated?...never mind, I see the owner mentioned the heater is installed under the sink and the same for the kitchen. I would think the water up there in Valencia is quite cold without being heated.
@Anonymint-vj7bt
Жыл бұрын
Oh that is nice that it is centralized water heater so hot water in the kitchen sink also presumably? Important for those very cold days in December up there.
Very nice place, but the owner should forget the TV and install a washing machine instead, also appears to be no electric plugins at the desk.
love this place ... nice for a couple, may be difficult with young children. JackfromParis
