What is a home warranty - A home warranty is typically a one-year renewable service agreement that is designed to protect you from unexpected, costly repairs on home systems and appliances by covering the repair or replacement of those items. ... Basic plans typically include coverage for: kitchen appliances, water heaters, plumbing, electrical, heating systems, etc……
What does a home warranty cover - While there are different home warranty plans that you can purchase and additional items that you can add on to the basic coverage your typical home warranty plan covers the following: kitchen appliances, water heaters, plumbing, electrical, heating systems, etc…… Some of the additions that can be added on to the basic home warranty plan is Air Conditioning, Roof Coverage, Pool or Spa Equipment, Well Pump and Septic System as well as additional items.
How does a home warranty work - One thing to keep in mind when using your home warranty is that you have to file a claim with the home warranty company. That means that you will need to call them and pay the service fee (around $75) to have one of their preferred vendors come out and analyze the problem. From there, the vendor can tell you if it’s something that needs to be repaired or replaced and if it’s covered by the home warranty. Most of the time, you are not allowed to use your own vendors to do the work. Also, keep in mind that each issue in the house requires you to pay the service fee for each “issue”.
What is a seller home warranty - This is coverage that protects home sellers while their home is listed on the market. This coverage will help protect the home sellers with coverage on air conditioning, heating, ductwork, plumbing, electrical systems, water heaters and more. Best of all, no plan payment is due until the home closes.
Are home warranties worth the cost? Depending on the age of your home and the major systems of the house, I would say yes. The older your water heater, furance, etc… are the more of a reason to have a home warranty as it could end up paying for itself if any of those items need to be replaced. For newer homes, they aren’t as important but could still be a good protection plan against big ticket items.

    Save your money! Home warranty companies are in the business to rip you off! Instead, put aside 50-60/mo to cover any unforeseen issues.

    Unfortunately home warranties are pretty useless. Example, whirlpool fridges have an LED driver board that commonly burns out an 1/8 watt resistor and induces seizures in the owner of the fridge. (Literally. It's a high freq strobe light that would be the envy of Europe's raver days in the 90s.) Home Warranty will refuse because, "light modules" (LED power regulator) are considered "light bulbs." There's a difference between a $2 bulb and a $350 power board controlling all the LEDs. When told that we would have to pay $100 for the call AND $350 for the driver board... We wanted to cancel the service call but they threatened to charge us $100 anyway. So we were going to pay $450 to repair the LED whether we did it ourselves or we let their guy to do it. Just because we made a phone call.

    You know what that’s the most stupidest thing I’ve ever heard. When you buy a home and you have shit falling around around you. And you’re saying put $50-$60 away. Right! when I’ve been in my home for five months and already blew through $10,000

    Very helpful! My husband and I are under contract for our first home and we weren't understanding the difference between a warranty and insurance. All our appliances are going to be new except the original hvac from 1982. It currently works but if anything breaks, that's the first thing we expect to go 🙃

    Typically it's paid by the seller so it wouldn't generally be money out of the buyers pocket

    Why (as the seller) have I just had one of these through from my realtor to sign as the seller? Does that mean i'm liable if something happens to my home up to a year once the buyer purchases it?

    If the home warranty doesn't help, have your agent get in touch with their rep and see if they can make something happen.

    Let say after a year later. Do you have to renew it or can you just tell them that you don't want it anymore. Also, is home warranty necessary?

    After the year it would just fall off the home unless you renew it. They will send you something in the mail to renew and if you don't then it would just go away, no need to let them know. If you are a handy person and the systems in the house aren't that old then it may not be worth it but if you have older systems like HVAC, water heater, etc....then it could be worth keeping it on in the case that something goes bad.

    Home warranty is a rip off, they promise alot but don't cover you when it comes to repairs. If they choose to cover you, they will partner up with an inexperienced hvac contractor who will cause more problems then he will fix but will stay within their budget

    There are companies like that but the bigger companies will usually resolve the issue. If not, then keep going back. Get your realtor involved as usually they can make things happen.

    Don't forget they will most likely not show you the contract until AFTER you sign up for it. READ THE CONTRACT CAREFULLY because you likely only have 30 days to cancel and get a 100% refund. We found out a lot of things... Like roof leaks were only covered up to $500 under a big name warranty my family signed up for.

    I'm about to buy a home with two 4 ton ac units. They have been operating in the hot Arizona heat for 17 years and according to the inspector they are still working but will most likely go out in a year or two. Would a home warranty be able to replace such units if they are unrepairable? These things are estimated to cost around 9k each with install so that's 18k or so i definitely wouldn't want to pay soon after buying the house.

    They will probably only replace if they cannot repair it with some severe Jerry-rigging. Otherwise they'll help you get it to limp along until you want to cancel your home warranty out of frustration. And if they do replace it, you can be guaranteed that it will be as close to the bottom-of-the-line, landlord special as they can get.

    @@humbughumbughumbug so a few months after i moved in the blower fan upstairs went out lol. Fortunately the downstairs still works. Warranty covers it and it will cost 75 bucks to have it replaced. I think them blower fans are worth like over 200 bucks not counting labor to install them so my warranty is already paying itself off somehow

    I live in anaheim… preparing to buy a home . Home inspector is scheduled in about a week. Is that who is covering my warranty ? Or does his report go to someone such as yourself?

    No, the home warranty covers the warranty. The inspector is just there to tell you what's going on with the home. It has nothing to do with the warranty

    Most of the time they are being paid by the seller when buying a home.........In some cases, they are garbage but I've had them replace major appliances in many clients homes over the years at the same time.

    If you have any problems with your home warranty like I did with American Home Shield. File a complaint with the state insurance commissioner and the attorney generals office. You'll get a fast response from them because they have to respond to your compliant. Then they won't renew your home warranty.

    If the seller has agreed to pay for home warranty of buyers choice how does that work? Who calls and pays for it when one has been chosen? The buyer? Or does the buyers realtor relay the info to The sellers realtor? Does the seller pay? Or does the buyer pay then get a refund upon closing? The title company? How does this process usually work?

    DO NOT go with American Home Shield!!!! Not sure about other home warranty companies but AHS is a horrible company that needs to go bankrupt!!! I had Shield Platinum plan with AHS when my HVAC went out in July in northern VA. The fan motor was the problem. AHS first lied about supply chain issue over not being able to fix the motor. I caught their lie when I called the servicing contractor and they informed me that AHS didn’t even order the parts. When I confronted AHS after suffering in over 90 temperature for three weeks, they said their parts order department was backlogged and it will take them a few more days to order. I requested a cash out offer for me to replace the motor myself. Although customer service promised the offer paperwork in a few says, it took them another week to send me the offer which was half the estimated cost. I declined the offer and requested to AHS continue with the process of ordering the parts. This is when my nightmare really started. Although the customer service person promised this will not happen, if you request a cash out offer they you push you to the end of the line for parts order and fix. They promised this will not happen until I accept the offer. When I declined the offer and asked about the status of the parts, the operator told me that they cancelled the order and it will take them a few more weeks to order the parts!!!!! The madness doesn’t stop there. Not wanting to suffer more, I decided to accept the original cash offer. The customer service again promised me that since they already had the cash out calculation, I will receive the offer in24 hours. Lol Fat chance.. Not wanting to suffer more, I had the fan motor fixed myself. A few days after customer service informed me it will take them a few more weeks to order the parts and I requested the cash out offer the second time, I got a call from the original servicing contractor saying they received the parts from AHS…. I informed the contractor that I fixed the issue myself and was waiting for the cash out offer from AHS. AHS even tried to charge me restocking fee for the parts. The only thing that held AHS to their side of the deal was because I started recording my conversation with AHS and threatened them with going online before they finally settled. Bottom line, It took me over three months to get the cash out offer. Do NOT go with American Home Shield.

    You just stated the Home Warranty will replace a water heater. Well American Home Warranty just gave me an option of paying $1345 OUT OF POCKET to replace my water heater or a check for $607 if I pay someone else to do the work.

    It is a brutal way to try and make money. I tried one of these "fantastic" companies for a short period in an attempt to build client base..... I was approved for the work at the beginning only for them not to pay me at the end. Used them for a short time and lost over $500. Cut them off like a diseased limb. These companies can care less about their client base, can you see how much they would and do care about the contractor. If a home buyer purchases a home with a warranty plan, I would highly recommend dropping it when it times out.

    Are some companies slower to repair/replace items, yes but I've been fortunate with home warranties as have many of my clients. I recommend them if aren't a handy person and the major systems of your home are older.

    Home sheild surprised me with an auto renewal...I had to call them to let them know I didn't authorize it...so they took out a "service fee " and refunded me the remainder. Talking with them was awful..they have agents in other countries which made it that much more difficult because of trying to understand their broken English.

    If you are suffering from low blood pressure and have a few hundred dollars to waste, then I highly recommend getting a home warranty. Both of these “problems” will be “cured” in short order. That aside, don’t take what the websites of these companies say as factual. I purchased a warranty from a “leader in the home warranty industry. HUGH mistake. To quote others, “rip off,” “scam”, Do your own research. Right here is a good place to begin.

    A lot of people feel that way........keep in mind they are an insurance company so they are going to fight to not pay if they can............your realtor should be able to help you if you can't get the warranty company to work with you.
