    Governments giving permission to builder based on the borewell water provisions only that is biggest problem everywhere and builder are only raising price of the property and Big builders and so called Township are looting a money from buyers but not providing single water supply

    These residents should visit Gorrej's new project as a buyer. They should go through site visit, sample flat, rate negotiation. Once they are done and back, when their sales teams contact them, tell them that they have got bad reviews from projects already handed over by builder. After sales services are really worse. And you are reconsidering your decision because of such bad feedback in the market. When the builder will start hearing these things from the sales team of ongoing projects, they may start feeling the heat.

    Well your suggestions are good. But the Pune real estate market is so big and attractive that people buy flats like anything. Just check out any pre launch event many of flat gets sold out at first day

    @@Researchwell814 agree. But builder must be getting feedback from their sales team regarding brand image, customer requirements. If they start getting feeling that state of their existing project is hampering their image in public, they will reach much faster than approaching their post sales services team. Builder won't care about profit they already booked, but will surely care more about any impact on their future prospects.

    Thanks for the very critical information for potential home buyer like me.. I believe every buyer should take in writing what is the water source while enquiring for new property and what plan do they intend to take up in the event there is no corporation pipeline .. all should be documented in writing Also builder needs to be pulled up for doing anything concrete on rain water harvesting or not This is unacceptable as city is expanding like anything .. in future such incidents can happen to anyone !

    Why people can't understand that it's now necessary to work from some other place. It's hard to provide all the resources at one place. Every city have there limited resources.     Have been saying it for a while, avoid builders like Godrej, VTP and Kohinoor. Quality they offer is substandard and charge more than many good builders available in market. People don’t do basic check while purchasing properties. Whats the use when you already got possession & builder left your premises already? Many builders now days just using their brand name but getting work done from cheap Third Parties. At least visit previously delivered buildings from builder, check construction quality, check if it has water provision, check if it has decent road connectivity, check if it has stable electricity and then only purchase property. It’s better to live on rent for more time than purchasing a property in shit area and then keep suffering for another decade. Don’t be in hurry to purchase property, it’s not something that you’re ordering from Amazon, Flipkart which you can return if you don’t like the product. Most of families in India are hardly able to purchase a property in their lifetime even after stretching to thin. Better be patient while purchasing any kind of property in India.

    @@guru-su3fk Waiting in queue and buying EOI is another foolishness. I also did that mistake of purchasing EOI. But, when I realised it, I didn’t visit their inauguration day and asked for refund instead. This EOI is inflating prices like anything and it’s illegal too. Better let launch happen, do thorough research and then buy property.

    Infact avoid buying propertis is high rises, Township, PMRDS, GRAM PANCHAYAT. Instead buy in standalone. ,in established corporation area and Resale .

    @@pratik3973 Agree with resale but not with standalone buildings. Standalone buildings doesn’t offer security & proper parking spaces. Moreover, standalone buildings aren’t good if you have growing up child as they won’t get space to play, your parents won’t get space to walk. Basic amenities like small garden, proper parking provision and sufficient walking space within society is important in Tier-1 cities.

    Government should think about it.. All SEZ are in pune.. What about other cities?? because "growing Pune" Is benefiting few certain politicians...... As nashik kar from many decades we are asking for industries. Nashik have all infrastructure all the things which are needed for industries but we are being ignored. Pune has currently 12-15 operational SEZ's But nashik is asking for only single 1 one SEZ from last 20 years still we are not having single SEZ So you should understand Pune is not growing naturally. It's intentionally growing for the benifit of few politicians. Anyway as nashik kar hoping for one SEZ in upcoming decade.

    I still do not understand why the property rate is so high in Pune? Basic amenities are many a times not available but units are being sold on the basis of amenities and counts. For example, Covid times have shown how much a balcony is important, but typical new developments of 3BHKs have just 1 balcony, if at all. Examples like these are many. Its the customers, who have hyped up the market; resulting in such unfulfillments. Builder is least bothered once the customer has signed that dotted line.

    Sirjee I am one of your subscribers and watch all videos posted by u daily. I have one question do we need to pay 18% GST to the builder on Society Maintenance charges. They are asking for 24 month advance maintenance charges on possession as per agreement. But recently they are asked for GST but not mentioned on the maintenance demand letter. Please support how we can refuse and can we take legal action on it

    I was about to book my flat in Godrej property Emerald waters in Pimpri but there was a fraud.. channel partner was introduced without my consent and he was taking 2% commission.. Also the executive director was rude. So I cancelled my booking. Thank Goodness! it was a right decision!

    I ll tell you how these big builders work and just use brand names. For example Godrej does not have its own construction in India.. They always give it to a third party and give a fixed budget. If the local builder exceeds the budget,he needs to bear the excessive costs. Godrej wont give. So the local vendors try to finish off within that budget caring less about quality. But then godrej does the finishing work like tiles and bathroom fitting, they do it themselves. So this explains why these big brand names have good looking apartments but very poor quality ones with seepage issues.. Asli kaam third party ko de dete.. and the show off work they do it themselves...

    To all the IT people, please don't buy too costly flats. AI is going to disrupt the Software industries within 3-5 years, there will be huge layoff and many people will switch this IT industry, there will be highest paid jobs but those will be capable to work for AI and related technologies.     Somewhat local politics involves....They create hurdles for basic needs. Water supply is one of them. Its a Business. At time launch of project, govt approved the project and even gave document for such basic need, by the time local politics involves and it get delayed and more over not complete these things.

    These peoples are already paying high tax in the form of stamp duty ,direct tax, indirect tax, property tax and many more, and struggling for basic need. Shame of government and system…This is one of the reasons people are migrating to other country. I don’t know why we are paying property tax if we are not getting even water

    Understanding the core reason for this thing happening here is very much necessary.... Amanora township is no long distance from this place.... And still they have no water issues there.... And here if what I have read in comments and understand that this is godrej rejuve.... I have my friend in godrej infinity, same us the condition there. You go to properties of godrej in hinjewadi same issue. You go to mahlunge, same issue.... Is it the builder who is actually doing this without any threat or he is knowing that there will be no action on him... Something too fishy happening... A big township project of godrej 'Godrej Rever Greens' in manjiri is coming up. 100 acre project and too many flaws are found in its phase -1 delivery. Almost 80% of the buyers are feeling cheated with what was promised and what is delivered. Soon they will also be raising the water alarm soon.. Authorities must come into action now

    This is what happens when IT(not all) folks buy flats without thinking much and go after brand name. I feel sad that they aren't getting basic amenity like water for their usage and have to fight with authorities while paying whole amount of property and corporation tax. Even if such flats are tried to sell in resale market, I bet there will be hardly any buyers or they'll need to sell on discount.

    People are making a fool of themselves by buying Godrej properties! Remember one thing. Godrej properties is just a brand name. GODREJ is NOT a developer!! They use their brand name to charge premium and fill their bank accounts! Pune chhodo, Delhi NCR bhi buri tarah fasa hai Godrej ke projects mein..!! And one more thing, boycotting vote is not and will never be a solution! Don’t be an idiot! Get out, exercise your right, vote at max PLEASE..!

    @@ramkumarpandey4865Agreed. Have been to Noida, G Noida & Gaziabad and I must say construction is so bad there that Godrej would look best among the lot. In Pune, when you already have good builders then why to run behind crooks like Godrej & VTP.

    जर पाणी नाही तर OC कशी मिळाली, म्हणजेच कुठे तरी पाणी मुरत आहे. टँकर ने पाणि का येते? जर पुणे एमआयडीसी चे पाणि कनेक्शन नाहीं तर पुण्यात हया पुढे कोणी ही फ्लॅट घेउ नये. पाणि आहे तर जीवन आहे. जिथे एमआयडीसी चे पाणि नाही तिथे नविन माणसाने घरे घेउ नये.

    because "growing Pune" Is benefiting few certain politicians...... As nashik kar from many decades we are asking for industries. Nashik have all infrastructure all the things which are needed for industries but we are being ignored. Pune has currently 12-15 operational SEZ's But nashik is asking for only single 1 one SEZ from last 20 years still we are not having single SEZ So you should understand Pune is not growing naturally. It's intentionally growing for the benifit of few politicians. Anyway as nashik kar hoping for one SEZ in upcoming decade.

    @@madeinabyss42 see they are not coming to pune naturally.. And they are not going to move nashik naturally.. Artificially by locating all of the SEZ in pune all the development is limited to the pune.. They have to Denotify the operational sez in pune.. And have to notify some areas of nashik as sez.. Then only it will happen..

    पुणे सर्व बाजूने devolop करत आहेत, पण develop करताना कॉर्पोरेशन ने स्वतःचे हीत बघू नये. नविन येणाऱ्या माणसांची पहिले पाण्याची सोय होते का हे कॉर्पोरेशन ने बघणे जरूरी आहे. कॉर्पोरेशन la पाणीपुरवठा करता येत नसेल तर नविन construction la स्वतःच्या फायद्यासाठी परवानगी देऊ नये.
