I have a few questions . I have a 1960s house with a traditional roof structure and wanted to make it into a living space or should I say potential to use as a bedroom in the future, initially it would be used for the lad to play his game up there out of the way. I have a fourth small bedroom on the the first floor where I think I could fit the staircase in and up to the loft. This room wouldn’t be then used as a bedroom and more a landing area. The room could be shut off with a fire door so basically protecting the staircase if there were a fire in another part of the house. Could I use the window in that old bedroom / landing area as a fire exit point ( obviously it needs to be the right size) it’s on the first floor and there’s a porch roof directly where the window would lead out so you could climb down easily. This would mean I wouldn’t need to fit those ugly fire doors on all the other bedrooms then because it’s all contained . This then wouldn’t be any different as the house now if for example there were a fire downstairs on the ground floor and I couldn’t use the existing stairs to exit the upstairs window I speak about would be the exit point . Finally how much insulation in the loft would I need. Because it’s not a new build would 80 mm PIR between rafters and 50 over the top coving the rafter in one continuous sheet then plasterboard on top be suitable? Obviously I would leave 50mm gap for ventilation. Oh and one other question could the stairs in the now old bedroom be left open so a desk could be fitted under the flight . A bannister rail would be fitted on the open side of course. Thanks

I have a 1960's bungalow with an existing attic space. It is boarded and insulated. Guessing if I want to make this a proper room it is best for a full planned conversion which may mean clearing everything and starting again?

Hi ,Have you ever done or heard of a loft conversion on a 2.5 story townhouse?. i've also measured and the floor to ridge is 2.4m so after insulation should hopefully be the 2.1m limit?. cheers

Hello. Must a loft conversion have steel beams or can new additional wooden joists be used? Also. If a loft storage room is built can it then be turned to a habitable space slowly over z period of time?

Structural engineer here. If it's a dormer, steels are pretty much essential in almost all cases. If it's a non-dormer, timber-only can often be fine.

Compliance is the responsility of the building owner NOT the person carrying out the work!

It isn’t. The offence is committed by conducting building work, not commissioning building work.

There’s no such thing as building regulations approval. The building regulations don’t refer to approval once. And building control bodies don’t enforce the regulations. The local authority does. What’s the point of making a video about law full of nonsense? It would be like a lawyer making a nonsense video about building materials; you must replace your spirit level bubbles frequently, etc.
