    I don't know what all the complaining is about. But BiggerPockets and its guests have literally helped me become a multi-millionaire after separating from the U.S. Army in 2016. So much great information that is free I currently have 45 multi-family units in the Phoenix Arizona Metro that cash flows approximately $17k per month

    @@Jun4given1020 take advantage of house hacking and use your VA home loan to buy a fourplex living in one unit and in a year and move out and repeat then do the same thing with FHA 3.5% down loan buying another fourplex and just rotate between those different loan programs. Easiest way to buy rental portfolio with a little bit of money

    I have been listening since 2015, bought our first primary resident at 2018, housing hacking like what BP taught me. Bought second property at 2021 and one Airbnb unit 2021. The information is real and eduction is real but you if you always analysis peralisys. You will get no where. If you find BP is a scam and you will find nothing real .

    There are a lot of comments asking what is the problem with Grant. Lets break it down: -Proven track record of front-running his own investors. He buys properties and sells it to his own fund for tens of millions more. This has slid over a hundred million of investor money into his pocket and waters down his investors returns. -He used to tout 15% returns. He now has a major class action lawsuit from his investors who are stuck and getting closer to 4-5%. This lawsuit may lead to a massive financial penalty and investors are still joining at this time -His brothers company, Chargebacks911, was just sued by the FTC and the state AG and criminal charges are likely to follow. His brother will likely be financially destroyed by the penalty, be looking at possible prison, and the question is how entrenched is Grants business with his brothers scam business. Grant has promoted the business on air many times. This guy should just wear a shirt that says Scamflow instead of Cashflow.

    Grant Cardone is the first person who got me interested in real estate and inspired me to buy my first house hack a duplex! Now I have 13 units including one Triplex, two duplexes, and six single family homes! Under contract on a 14th unit another single-family home right now! I first started listening to Grant Cardone when I was 20 years old in 2011 trying to learn about sales for a construction company. I followed his journey through real estate and got educated! I wasn't able to buy until 2018 when I finally had saved up enough for my first down payment. Now only four and a half years after buying that first piece of real estate I'm very close to completely replacing my regular income with cash flow from rental properties! He's Uncle G to me!

    I’ve never been a Cardone fan. Ever. His message just never resonated with me because it felt like he was trying to capitalize on his abrasiveness but with that said, this is by far my favorite thing he’s been on. I actually learned a lot when he talked about how the big institutional firms operate and also how he structures his deals w/o the pref and with longer hold periods.

    @@unstoppablefrankimo humble opinion the biggest take aways were 1st how he’s restructuring his syndications with no preferred returns and no time limit. He’s basically thrown the joe fairless bible in the trash and reinvented the game. He can ensure he makes money with the no preferred returns. He can ensure that he makes the investor more money by not being bound to an exit timeline. I’ve never heard of a syndicator doing that? 2nd he’s talking about the big boys being in a bind over the next few years as the interest rates rise. He even listed companies that he knows need to exit. He’s giving you insight on how to do multimillion dollar deals and buy equity from people who were running property professional and properly not just some mom and pop that require tons of value add. 3rd he hammered the fundamentals of location, broker relationships, persistence, and due diligence. I don’t know how many units you have or what you were watching but maybe you should rewatch it and keep these 3 points in mind.

    I never seem to be able to extract actionable information from GC because he alway seems to dodge providing fact-based responses (ex. Question: How did you know to sell your RE holding before the 2008 crash? Response: I just knew). Having said that, I can't argue with the results he gets from his sales and presentation style. He's absolutely killing it. I was making a healthy six figure income back in the early 2000s and, fast forward to today, I'm doing very well but not anywhere near the GC-level. Kudos to him for figuring out the code and capitalizing on it.

    I almost never comment on anything I normally just listen but I had to say something this round because there is a lot being overlooked here. Agree that whoever made the decision to do this one had a MAJOR blunder, nevermind Cardone, why this host? Who is this person anyway? Sounded like all he wanted was his 2 cents in and sounded just as much a gangsta as Cardone, and just wanting to plug his program too-wow could barely get through it without another ad every 5 seconds. That being said I will always listen to BP because I love David Greene; he’s a sweet, down to earth, no nonsense, truth kind of guy, so thanks BP for him, if David Greene ever leaves I’ll exit BP at that time as well, David Greene is my kind of tribe-honest, ethical, truthful, morally sound-need more people like David Greene doing interviews then who ever this host is-I will never ever listen to another episode with this host on it no matter where he is, and if BP chooses to put him or Cardone on again I can also choose not to support it by never watching it-that speaks louder than anything. More David Greene-less of this kind of stuff please and thanks BP executives.

    I don’t like the hassles of being a landlord and managing multi family. And never tried it or may be fear of uncertainty in this space. That’s why afraid of multi family. And that’s why invested in buying 2 single family homes with 20% for each $300k single family homes in last 6 months. On another hand, I don’t want to invest in syndication and just be a passive investor. Am I on right path? Or what would be some of the recommendations from gurus like you guys? My goal is to create wealth and reduce dependency on just a job which makes me 200K every year.

    Dang, you're in a good spot. I say learn to be a landlord. I have my own paranoid side but it's more political. I think we're going to be socialist / communist coming soon so everyone who owns too many properties will have to liquidate. I'm focusing on a business and keeping ~6 really good low headache properties

    If there is distress in the market, it can be a great time to buy. Sellers are willing to negotiate, and you can get lower prices and less competition from other buyers.

Naturally, he wants the audience to partner with him but to call it snake oil is perhaps a bit much - the money is invested in the property and a 4 to 6% return is also paid monthly.

    Grant Cardone and bigger pockets gave me the knowledge to by my first triplex. I did buy a single family home and Grant Cardone is correct. The single family home is not as secure as a multifamily.

    Bigger pocket guy u are talking different values , concepts Grand is talking different concepts. He does not wanna hear about your “property management skills”. He does not like property management, he buys property management. You keep laser focusing on your property management; your bread and butter, understandably. If you paying attention he is teaching you how to win by making deals, exit strategies. You keep bringing him back to your property management. At his level dude he assumes that property management is there otherwise he will not buy it

    I’m earning less than 1% in Grant’s REIT. Don’t buy this hype. Go buy a CD that earns 5%, zero work, no risk.

    Great interview Terrance! I need to spend more time thinking about the alignment of interest when not doing a Pref. A pref really protects the investor and yes, it reduces my income as a syndicator during the hold period so perhaps that is where the miss-alignment is ?! 🤔 Love when your episode get me thinking.

    Not trying to hate on Grant… I respect what he’s accomplished and used to find a lot of value in his advice years back. But at this point he’s only looking for investors to make himself richer- he targets certain communities. And the Scientology stuff is a little iffy. Once I saw all that I have to say my respect level went down a bit.

    @@BellDistrict grant pretends to offer content and advice to educate and inform people interested in real estate but it’s all a ploy to get people to invest with him. I used to like Grant Cardone but it is becoming super transparent something’s not quite right. Look up the Scientology guy’s info on him. If people are seeking education they shouldn’t get a sales pitch. If you wana invest you can get the sales pitch. He has become disingenuous. Robert Kiyosaki, although he doesn’t have perfect advice, pointed this out on his show.
