    Add a light switch right next to your bed! It's a game changer for sure! Also, make a list of every type of room you want (library, toy room, office, guest room, in door pool, mudroom,etc, etc) and than decide what is realistic for you guys at the moment. I don't know how far your land is from the nearest town but you might want to create a big food storage room just in case of natural disasters.

    Be aware of the water table and where water runs to on your property. Go to your property in the middle/end of a storm and see where the rain water flows to so you can decide where to build your house, have your girls playset, etc... i don't think the builder od our home paid attention to these things. Think about rain water flowimg away from house, garage, etc...even after any building and altering of the land. We deal with a lot of water issuea on our property that could have been avoided with more careful planning. As a momma to five baby girls...go Nells- you got this👊

    Along with water flow, be aware of where the weather comes from (west, south etc). Position your home facing the most picturesque views. On that piece of land with two spectacular views points (mountains and the creek) I’d build a double peaked timber frame. Bonus it can handle snow loads.

    I have zero home-building experience, but I've been told that you should take the sun's position into account when choosing your window placement. Like, don't put your bedroom windows on the side the sun rises unless you wanna wake up to full sun in your face

    Root sellers are extremely useful but make sure they are dry. You might need extra water proof layer built into the basement. Also make sure it's big enough to store a years worth of crops so maybe see how other people have done homesteading food storage

    @@TheJurgys You could always build a house with a main level master as well as an upper level master. You can use the main level master as a guest suite and as you get older and dont want to climb stairs you can move into it and still have all the upper rooms for family when they visit!

    I second the stairs thing that someone said! You’ll get real tired of the stairs after years. Also, make sure the laundry room is near your bedroom so you don’t have to lug laundry across the house when the kids are gone. And build a large driveway or make sure there’s extra parking for guests!

    TIP 1 - Make sure you source quality lumber that does NOT have any mold! (Our family got really sick from that) TIP 2 - Pay for an extra inspection BEFORE drywall goes up. That way plumbing and/or electrical issues can be caught before issues occur. TIP 3 - Double check all the venting to make sure things are indeed properly vented out of the house. TIP 4 - if using brick hire a really good company and make sure they don’t clog the weeping holes with mortar and that they leave proper distance between the osb/TYvek and the brick so that air can travel. A good sealant on the brick is good to keep moisture out of that wall cavity as extra protection. TIP 5 - use the L flashing where the hardi and brick or stone meet! The horizontal just isn’t good enough. Also, have the inspector pay extra close attention to flashing around the fireplace and windows too. Flashing issues can destroy a home with hidden water damage so it’s supper important. TIP 6 - hire the best septic company to make sure it’s not installed too close to the water table and that the ground drains well. Happy Home Building!!! 🥳 🏡

    If you have a 2 story house, make sure there is a bathroom(s) and washer and dryer on BOTH floors! Makes laundry easier for everyone especially as you and the kids get older. ALSO get some sort of Termite prevention (I reccommned Sentricon system - it's affordable AND ranked #1 in the U.S.)!

    If you are looking to get a garage I say build your house on top of 3-4 bay garage (you can still park the travelmobile, cars and can have a section for tools or even a covered patio area) Plus, you get those views from the whole house! All 360°!! That is my suggestion to make you dream!! Safe delivery guys!!!

    I think I held my breath most of that video. My youngest son was born at 36 weeks almost 18 years ago. He was a healthy 6.9 at birth. He is now a healthy 6ft tall young man. She is just anxious to explore the new property too! Stay safe and close to your doctor for now though.😉💖🌹

    When you plan for your kitchen add 15-20% more. You never realize truly how much time your in there and how many people are with you. Add power to an island if you have one, both side or a power tower works best. Also make sure your kitchen is close to a door for hauling in groceries during bad weather. Put in a basement with a sump pump, and a good french drain system. You can even route the water to a desired area, a small pond or your stream. I’d put in a zero lip shower on the first floor for your older family member’s when they visit. It’s safer for them and it makes a great dog wash area too. Plan in dedicated private spaces for mom and dad. However, my best advice is have FUN!

    Consider flipping the house so the living room is upstairs and the bedrooms downstairs. Plan the rooms in a way that you could turn the downstairs into a retirement home so that ypu can turn the kids rooms into a living room and kitchen in the future if you wanted to. This means not putting structural walls between and rooms that you would like to join together in the future. Then in the future the upstairs could be turned into guest rooms. Make sure the pluming has connections that would be suitable for bathrooms and a kitchens on booth floors. People tend to replace kitchens every 20-30 years so when the first one needs replacing is around the time the kids move out anyway. Thats when you can redo the downstairs to make a retirement proof home. And stairs with a landing half way are easier as you get older because you can safely stop half way if you need to. Also remember to make a great big mud room downstairs and if you plan on having dogs add a shower with a low shower head to wash the dogs in the mud room. Build it next to the laundry room so you can immediately wash things.

    Have an open floor plan kitchen living and dining room so you all can see the kids at all times. High recommendation. This is what I did to prepare for grandkids that can come and visit grandma and grandpa. And have a room dedicated to all the kids toys that is also visible to the kitchen dinning room and living room as well.

    Dont build right next to the creek. It could flood, you'll have to redo everything. Get far enough away from water too put down sand bags.

    Also remember due date can be off by two weeks either way so 38/42 weeks so 37 may not be as early as you think .... Good luck

    An actual laundry room. I was so excited about my house that I didn’t notice the Landry was in a short hallway next to the garage door which is our main entrance. Can’t open washing machine if I know someone is in garage because doors crash into each other.

    All my kids are all now older I wish I can have another baby my oldest he’s going on 18, my middle child is going on 16, and my youngest she’s going on 12. And they promised me that they will never grow up and that they would stay small forever they lied, they all lied, they grew up and stopped needed me lol Now I’m walking around like a lost puppy looking for something to do I’m tired of cleaning lol

    Hydrate hydrate hydrate if BH the more you hydrate they will stop. And/or one glass of wine will let you relax n BH will stop .. if after this they don't stop it's real labor ... Also

    BH don’t always drop with water. I drink close to 2 gallons of water a day and still have BH like crazy.
