Is renting a house a waste of money?

Excel sheet to help you with the decision: Analyse with Calculator
drive.google.com/file/d/1t8W_...
00:00 Introduction
01:10 Think objectively, not emotionally
02:40 Costs of buying a house
04:45 Costs of renting a house
05:20 Rental yield
10:45 Pros and cons of buying
11:10 Pros and cons of renting
12:20 My final recommendation
14:30 When to buy a house?
Should we buy or rent a house in India?
What is the concept and difference of renting and buying a property in real estate?
When you invest in buying a home, it involves huge down payment as well as a home loan, which is a long term investment.
However, when you are relatively younger, you need flexibility, ease of movement, and more investment in equity.
But, a house is an emotional haven, and a rented house cannot provide for that.
So which one should you go for? I explain it simply in this video, watch it from start to finish in order to understand all the aspects of buying and renting, along with my choice, and then make your decisions.

After deciding that I actually prefer to always living on rent I decided to buy....I got very irritated when I had to move because landlord either wanted to raise rent unfairly OR they were nice but they want to sell the flat, because they bought it on a loan! It is very stressful. Beyond a point a house becomes a very important aspect of life . A place where u can....to put it philosophically , be safely able to sit still if u want and no one else has the control to take that away from you and force u to move . That is what I ended up facing in the lockdown and it had a different psychological effect. Else I was more happy staying on rent for past 20 odd years. But being forced to move when u don't want to , is not nice. Hence I decided to buy so that I am not forced to move out. Yes there is always a maintenance cost. But have one house to your name to stay in....and then have it of such type that if u need to move out and put it on rent it can fetch u rent....and ofcourse in a good area so there is a good sale value to the location. Peace of mind cannot actually be quantified but it matters the MOST.

What Mr.Warikoo is trying to tell is dont try to burden yourself with loan. In your initial phases of career you should live in rented house as it cost less and provide lots of flexibilty with career and financial circumstances and invest your remaining money in good return opportunities and after 10 to 20 years you still can buy the same kind of house and especially you will be confident which city you want to call your home. Thanks Mr. Warikoo its very helpful.

Buying a house to "live in" is a liability because it takes money out of your account. Buying a house to "rent it out" is an asset because it brings money into your account. Better yet, do house hacking. Buy such a house where you can live in a portion of it and also rent out the rest of the house to offset your expense. Make sure the numbers work in your favor

@aena There are two kind of assets. Income producing and Value appreciating. House you live in does not produce income. Value appreciates for sure. But then you have expenses for upkeep also. Then mortgage interest you pay. At the end, when you sell ... You'll have to buy something else as you cannot live on the streets 🙂. If for some reason you don't buy another after selling, you'll pay capital gains tax. That's why the house you live in is not generally considered an asset. Best is to buy and rent. House you live in is just for our satisfaction and a social necessity

In 20 years our house will be ours permanently. And the value of house also appreciated. Paying EMI is like pay little huge rent. Say we went on bankruptcy in 10 years we can sell the house and be in rented house and invest access amount if any.

@warikoo, You say enjoy the flexibility while living on rent, please explain the following: 1. In which city will you have to pay rent of Rs 8500 for a Rs 50k home? Nowhere I suppose. 2. You have not taken into account the cost that goes to packers and movers when a person has to shift (within a city or outside), especially if you have to move time and again as the landlord changes his/her mind and wants to either live in their home or wants to re-sell it. 3. Buying a home at age 39 or above, how will you pay the EMI for only 20 years? Won't the EMI increase? 4. The actual investment of having a home under your name when no ancestral property exists, is it not a good choice? I hope you answer these questions as it will definitely help me in deciding furhter.

That’s where I’m stuck between investing or continue paying rent which could be almost similar to Emi, obviously at added cost of down payment and maintenance etc. as you said. But will be spending in my own house which down the line will be my own. But again being in IT you need to switch cities and cannot leverage to live in your own house and still ending up paying rent wherever you switch to. I’m stuck as always to make that decision yet.

There is a difference between investing in tangible assets like Gold and Real estate vs investing in in tangible assets like Stocks, bonds and bitcoin. It is up to the people who invest in these two. I prefer tangible assets because I don't trust intangible assets which are rigged by big wigs to favor them like Reliance and other business folks. The idea that share market will continue to go up in absurd because when it falls in a cycle all the invested money vaporizes instantly and will take decades to recover. At least tangible assets like Gold hedges against inflation and soars in value during economical downturn and real estate can have some use with its space. Never in history tangible assets lost its value so much compared to intangible assets. Please don't take these Internet gurus seriously who themselves contradict by their action rather read the history and choose your path to invest.
