At over 27,000 acres (for context Horizon West is 22k acres), spanning 2 counties, Sunbridge will a destination area for many of the people relocating to Florida.     Great update on Sunbridge and everything about the St. Cloud area. Thanks for posting the new video! Two years ago, I started following your videos and your interviews regarding Sunbridge and the plans for expansion. Fast-forward to June 1st, we finally moved here coming from SFL after 25 years. A huge thank you for your support and excellent communication material, which made a big impact in our decision to come to Sunbridge! 🙏🙌

    Ken - Accessability IS a major issue. Those roads you mentioned are YEARS away, yet houses are being built NOW. It would be fantastic to be able to avoid one of the worst stroads in Florida in Narcoossee Road, but it's unavoidable right now, and a real mess. Terrible traffic congestion - a real shame and could have been easily avoided with real leadership in road planning and execution.

    not sure how they are getting the the roads fixed when they are building stuff thats already in the way of a road project, heck they've been working on 417 for years and and thats a pretty straight forward project.

    My understanding is they’ve already worked through that. They agreed to set aside a certain amount of acreage to appease the split oak preservation people.

    Ken, thanks for this update on Sunbridge, as well as your brief overview/mention of Del Webb's Sunbridge active 55+ community! While you're correct in that the homes in Weslyn Park are all traditional wood-framed construction, I'd like to clarify that 100% of Del Webb's Sunbridge residences are all the superior (and more expensive) cinder block construction technique. :-) DW Sunbridge has villas (essentially 2 family single-story townhouses), small single family homes, as well as larger SFH's with 3-car garages and even an option to slap on a second story for those that want additional space upstairs. Keep up the great work--Sunbridge is an amazing naturehood, and has already proven to be a sound financial/investment decision that I suspect will only continue to appreciate in value.

    @@valeriecrosby698, yes, the master plan has approx. 1,300 homes and while they officially refer to it as 3 total phases, in my mind (hard to explain in writing, but I'll try; easier to understand if you could see the overall community map/design), I see it as Phase 1 (almost 100% complete; just a few remaining lots near the sales center), Phases 2A (the one currently being built/sold), 2B (currently having land cleared and infrastructure installed), 2C, and finally 3. My best guess is that DW Sunbridge won't be 100% sold out for another 5 or so years.

    Sunbridge Parkway on 528 has already started construction… they already started clearing out the land and putting underground infrastructure .. so expect that shortly

    Wow love the drought tolerant front lawn. I think it’s a smart move for Florida considering it’s expensive to maintain a grass lawn and grass doesn’t grow well here due the sandy soil and heat.

    Currently live in a frame home in Tornado Alley in Illinois. I would not be worried about wood home from that perspective.

    which is why most florida homes are concrete block with stucco. And lets not forget about termites. Stucco/block houses may get cracks but the dont get termites.

    The Del Webb homes at Sunbridge are concrete/stucco and have the termite protector in the walls. Does Weslyn have the in-wall system as well?

    “Sunbridge is 15min from the airport”. LOL! At 2am maybe, if you are speeding. Eagle Creek to the 417 is often more than 15min. That’s one of the reasons I sold my home there last summer.

    Hi Ken, I’m about to list a home in Del Webb Sunbridge with upgrades. Ready move in less expensive then the builders base plus lot premium in ph 2. Let me know if you our your team has anyone looking to get in the community and doesn’t want to wait a year or minimum to be built. Cheers love the content.

    Will any of the infrastructure make it easier to get to from the west side of Saint Cloud? Google maps tells me if takes 30 minutes to get to Lake Nona and wondering if Sunbridge will be closer once construction is complete of the roadway improvements

    Looking to move to Orlando next year. Currently just outside of Atlanta. Lived here for 20 years in a golf course community with housing built by multiple builders. Within 25 miles there are at least 20 such communities built around private golf courses with monthly fees in the $300-$500 area and initiation fees of less than $5k. I had the same experience in Frisco Tx where we lived previous to Atlanta. I can't find anything like that in Orlando after multiple house hunting trips. What am I missing? Everyone in FL seems to have a golf cart-I would like one too-to drive out of my driveway and directly to a golf course! Help please......

    Florida has the most golf courses of any state in America. There tons of neighborhoods built around golf courses in central Florida.

    6:42 This is real issue. Osceola and Orange Counties are again lagging behind in road infrastructure. The Osceola Parkway extension is YEARS away, and the extension of Sunbridge Parkway from the Beachline to Sunbridge proper should have been started years ago. Cyrils Dr. will be the world's longest cul-de-sac until then, and traffic (especially adding a school) will be a mess. Also, Cyrils Dr. should already be a 4-lane road, and that likely is at least 2 years away. Road planning in the state of Florida is pathetic.

    Folks unless you are ready to deal with shoddy trade work then avoid del Webb Sunbridge. I have confidence the structure of the home is sound. But interior elements are a mess. Dry wall, paint, cabinetry, carpentry, tile, windows, caulk, etc, are all poorly done. Trades take no pride in their work. Honestly it’s as if workers were plucked off the street and handed tools. Building supervisors don’t supervise. They don’t guarantee that a job is done properly to the company standard. It’s such a headache and the process to correct these issues take forever.

    Oh and you have no control over your irrigation and landscaping. The HOA prohibits access to the irrigation controls. Many people have received excessive water fees due to this. Residents are not allowed to hire any other landscaping company other than the one hired by HOA. Landscaping changes must be approved and those changes can not be done by anyone but the HOA landscaping company.
