    California is a high tax state. We have property, sales, and income tax. For income tax the first 20k is taxed at 1%. Then it goes up 2% per bracket for each about 30k of income until 137k for a total tax at that level of about $6000. From there add 9.3% on any income above 137k all the way to about 700k. So income tax works out for most married couples to be $6000 plus $9300 per $100k above $137k aka. a lot. Sales tax is 7.25% statewide but most localities have additional taxes so figure 8%. Property tax is both low and high. It’s high because housing is ridiculously expensive but it is low because it is 1% of assessed value and assessed value can only rise 2% per year by law so if you bought a house for $100,000 in Carlsbad 35 years ago your property tax would have been $1000 and would have risen only to $2000 today since the assessed value of your home would still only be about $200,000 even though your Carlsbad $100,000 1989 home would now be worth a couple of million dollars. If you sold it today for $2 million, the buyer would now have to pay 20k annually. So let’s say you and your spouse make 337k between you and buy a $1.2 million dollar fixer in Carlsbad. You will pay: Property tax: $12,000 Income tax: $24,600 Total: $34,000 plus sales tax. That’s the good part. The bad part is that only $10,000 of the $34,000 is deductible on your federal income tax.

    Thanks for this info Nicholas. My wife and I are moving to SD in March '24 and my wife has become a very large fan of Carlsbad through her work travel. We are looking to live an apartment/townhome for the first year as we decide where that it is we want to call home. Both of our kids will be in school/military by Feb/March and will be kid free and truly excited to call SoCal home.

    @@lifeinsandiego Much appreciate the details you have already provided. Plenty of apartments to choose from throughout C-Bad however, I/We are more interested in a Townhome or Small house and the closer we get to Ocean Street raises the price significantly. Jefferson has great prospects. We are open to South Oceanside, Encinitas, or Solana Beach. First Choice is Carlsbad Village.
