Question: can you make a video of your medium term rental pricing strategies? How do you price your mid rental? In a video you said you have a special way to increase your rental price that your competitors can't compete, what's your secrets? Because I see furnishedfinder rental prices are quite cheap.

Congratz David on your success!! I want to diversify and dive into relocation claims. Any advise on where to start?
Jesse thank you so much for the content and all the information that you provide it’s so inspiring. I keep contacting adjusters that I know even the manager at an Estrella insurance company and they all tell me they have no clue what I’m talking about 😅 I’m not going to lie it’s a little discouraging but I will continue this journey and I’m not going to give up just because of some people I’ve spoken to. Once again thank you for giving me so much strength to keep going and everyone else as well!

For example who are you calling and continuously calling ?
House looks great! def looks like a tight knit HOA community no? can you touch on that and how you navigate that with keeping your business model viable in similar neighorhoods? I'm guessing renting to the whole house to a family is "allowed".

Whats the difference between these companies going on zillow and just renting a property on a month to month basis for alot less vs going through you guys

It's the landlord side. The tenants usually cannot/will not pay the full deposit, won't put utilities/bills in their name since they are only there for 3 months at a time, and landlords don't usually want to furnish their spots.

Thank you for this great podcast. Is it possible to do mid-term rental if HOA puts a restriction on the duration of the lease? My HOA bylaws only allow a 6-12 month lease. Thanks again for the great information!

Hey, thanks for checking it out! I would be very cautious on doing anything in an HOA unless there was a 30 day minimum in the bylaws.

For those 6-12 mos HOA restrictions, you might be able to write the lease for 6 months, with a clause that payment spans 3 months and renter can break lease with something like a one week written notice at zero penalty...making their move-out date in 3 months. Then your home can STR the final 3 months of that 6-month lease. You would still reap the financial benefits of the MTR except have 3 months available on the tail end of the lease to do as you please with the property. Of course I'd check with an attorney to ensure.the.lease language is buttoned up.

@@djackson9984 I believe you should dive into a bit more of my information. These companies don’t want to go find their own people. They’re too busy they got too much going on. They’re stressed out, being a go to provider will provide so much more help than them searching on their own.

So if understand he waits until he has a renter, then goes and finds the property and approached the owner about managing that property as an MTR- so how does he get the owners to put up the money to furnish the house? What happens to the furniture after the lease is done and the rental property is no longer needed? Does he go a different MTR strategy? (Thx. This is all very interesting!!)
This was an interesting talk but for some newbies like me I found myself trying to google what co-hosting is? Would have been great to explain what exactly co-hosting is before going into depth with the interview for us idiots that are just learning the lingo.

He’s connected directly to relocation specialist, they share information, and he helps them find housing even outside of his own market
How long has David been doing this? Was he working in this prior to joining the program?

he just started four months ago. But what he’s doing is a little bit different, he’s creating his own space based off of what he learned for me. He’s connecting with relocation specialist, and then connecting to people that own the properties, and taking a percentage of these high ticket insurance claims.
