From Rookie to Rockstar Airbnb Host Making $100k+ Per Month

Five years ago Avery Carl wasn’t an Airbnb Host. She didn’t have her real estate license, she hadn’t founded The Short Term Shop or The Mortgage Shop, and she did not have a book written on short-term rental investing. But now, Avery has all those things, and she did all of them in only half a decade.
Avery’s first venture into real estate started by her saving up every penny she could to buy a property in Nashville. After some success, she asked, “what’s the most bang for my buck in real estate?” The answer: short-term rentals. Seven of her units alone brought in over six figures in just July, proving her point that vacation rentals are a necessary part of any investor's asset collection.

    If phase II reveal contamination, the company performing/writing the report are bound by law to notify the EPA. That is why sellers who suspect contamination on their property do not want to proceed to phase II even if the buyer offer to pay.

    I never considered STR and now I have to add this into my portfolio as soon as I close on my LTR. I love that Avery’s company offers support. That is what I am looking for and am willing to pay for !

    One thing you didn’t mention is that if the Phase 2 comes up dirty the owner has to by law abate the issue. So if you decide not to buy the property they have to fix the issues

    For short term rentals - how much are you putting back into mortgage payments? I understand obviously the less you put towards mortgage payments the higher the cash flow, but what is the rule of thumb for this?

    I have found cleaners while doing DoorDash. Usually, that cleaner will know other cleaners that can fill in for them if they can't do the work.

    I think you or owner of that property eventually still have to pay the taxes when you doing 1031 exchange my accounted explained it to me but it’s not right away.

    That’s great. But Airbnb is destroying the rental home market for young families. How can a young couple or person save to buy while renting when most rental homes are rented by the day? No one thinks about this. Annual rentals are almost gone in my area now. I understand why owners and investors would do it, but it’s destroying the rental market.

    @@franklintyler4652 like most things, there is nuance. It’s very convenient and it makes people a lot of money. However, every house available on Airbnb is one house that is no longer available to rent annually. Open Airbnb and search your area. However many houses are available on Airbnb are homes that would have been available to rent annually a few years ago. That’s all the evidence you need. And why would an owner rent for $2000 a month when they can get $200 per night??? It’s great for everyone except those looking to rent a home annually
