    Thank you Ethan for a very thorough report on Nasville and her sister cities. I remember driving around about 5-6 years ago in that East Franklin area and even back then I thought that area was way overpriced. I did very well with my last house in Mount Juliet and sold at the perfect time. Please give me a SHOUT OUT when we get to those Double Digits in the future because I truly believe that this will happen. Also.. Do you really believe that there’s a shortage of homes out there? I would love to know how many houses are now Airbnb? Homes. And when that market dries up I think that there will be a ton of inventory being offered because those home owners will not be able to keep up with the rental market because I also believe that when the SHTF, and unemployment goes truly crazy, many of these homes owners (Airbnb) will be forced to sell.     Hi Ethan, I watch your video every week, and I think it presented me with the ways to differentiate between what is a good deal and what is not in the current market environment. We are currently under a contract to buy a home in Spring Hill on the Williamson County side. It is not the cheapest price/sqft but I am very satisfied and excited with the prospect of moving soon. I want to say thanks so much! Your videos supported me in the decision making processes in a way that avoids big mistakes. When I analyzed the neighborhood and the ones next to them using your tools and your ideas, it helped me in the process of making offers and gave me a peace of mind in knowing that the purchase contract I am in is satisfactory.     Congrats, Ethan on your January '24 closing milestone! A shout out: Ethan helped my spouse and I find a home that closed in May '23. It made sense for us to buy, we had specific location and amenity needs, and Ethan used his data-focused approach to help us find the property and negotiate the contract. He located an assumable mortgage that didn't fit our needs, and then found a 5.75% 30-year rate through a broker that now feels like a real find. Ethan made the whole process very comfortable; we had a lot of trust in everything he did. As a data nerd, the refinement of his 'method' is so nice to see. I strongly recommend Ethan to anyone who is able to purchase now and stay subscribed to his channel if you are waiting for the market to change and become more affordable.

    How many people are left buying homes over 500k used homes are great if someone is looking but how many people want a used home at 800k or better
