    She is a realtor folks. Do you really expect for her to say anything else ? Best case scenario in Florida would be that home appreciation is flat for many years to come. If you bought in 2021 2022 2023 you are at risk of zero to negative equity for the foreseeable future. Accept it.

    Flat could happen. Right now that is not what is expected to happen though. Certainly, we will not see the type of appreciation we have over the last 2 years for many years to come. That party is over. This video was about how the market has not crashed and analyzing historic data. Just because I am a realtor does not mean I will mislead people for my own gain. I have no problem telling people the market is crashing if that were actually true. It isn't, yet, and may not happen in years to come. Why do you believe some KZreadrs feed crash videos almost daily on YT? It certainly is making them A LOT of money! I could take that route also but refuse to mislead people if I don't believe in what I am communicating.

    Thank you for the video, I found out that investing is not for everybody, you just need a strong stomach too see your portfolio go down. It might be wiser for a novice to start with copy trading investing, but it is not easy. To invest in growth stocks it is another level, definitely you need to know what are you doing.

    From my own point of view, you need to invest smartly if you need the good things of life. so far i've made over $255k in raw profits from just 6 months into the market from my diversified portfolio strategy and i believe anyone can do it you have the right strategy, mutual funds takes long time but investing smartly is the key for short term. Most of us tend to pay more attention to the shiniest position in the market to the cost of proper diversification.

    She is a popular broker you might have heard of. I can correctly say she's worth her salt as a financial advisor as her diversification skills are top notch, because i see that in her results as my portfolio grows by averages of 10 to 15% on a monthly basis, unlike i can say for my IRA which has just been trudging along, my portfolio just mirrors what she trades and not just on some particular industries of my choosing.

    Great video! I’m in Southeast Florida and our market here is still crazy. In my community alone, (500 homes) there are only 3 homes for sale. Just a few years ago, normally there would be 25+ homes for sale. Prices keep going higher. I feel sad for buyers and renters alike. Thanks for sharing! 🌴😎

    I would love to see a graft showing the percentage of buyers over that same time period that were investors VS personal use. They are the ones messing things up, making the speculations, and probably the first to call it quits vs regular home buyers who actually have long term plans for the homes they buy.

    Less investors in market now for sure. But as long as there is even just 1 person per home, prices will hold level because sellers are getting 96% of ask as an average and sellers typically will inflate prices somewhat vs fair value. So the difference is last year we had tens and tens of people per home and some of those were investors. Now demand is lower, supply is lower but still plenty of demand for homes on the market with less demand from investors.

    What makes you think people can afford these prices? I think you’re right but only if all the outsiders keep moving in. Wages aren’t consistent in fl, I can show you pictures of people sleeping on jobsite pallets. This won’t last forever. The labor laws will get tighter very soon you guys will be building your own buildings and taking out your own trash very soon, laborers can’t afford to live there. Florida is like the money laundering hub of America

    Florida is always the last to implode in a crash. Crashes occur slowly over years not months and they don't occur overnight. This housing crash is in the 1st inning you will see more clearly what is unfolding in the 2nd half of this year and into 2024. Anyone out there looking to buy be patient and study past crashes. Miami lost 50% in the 2008 crash and yes we kno about the bad loans of 2008 but many factors contribute to housing crashes. In addition, 2008 did not have the 40 year high Inflation that we are experiencing now. Florida looks calm now but I wouldn't hold my breath thinking you dodged the storm thats on the horizon and possibly of biblical proportions. Patience my friends is a key virtue.

    A few people I know on the west coast, received homeowners insurance dropped coverage notices by surprise. For no reason. They filed no claims and had no damage after hurricane Ian. Another realtor aired a podcast yesterday, because dropped coverage is effecting more than a few.

    After viewing homes for sale in SWFL, there's no market crash. Still a lot more demand than inventory.

    In the last cycle price peaked in 2006. Major price drop started in 2007. It hit the bottom in 2010. in 2011 a small town outside of SF had >15% of all houses short sell and price down >70% from 06 (similar to Vegas). The market was full of short sells. 2023 may feel like 2007 all over again. This time it could be different because most families have low rate. But the monthly cost outside of mortgage now is way over 2006. Family financial burden on housing maybe similar or heavier comparing to 2006-2011. My take is when 5% of the market is short sell it will definitely crash

    Great content! Few real estate professionals on KZread break down the economics and historical data behind the real estate market like this. There may be pullbacks or cooling off periods in the market ( not everywhere) in the months or years ahead, but in general real estate prices will always go up in Florida. Florida has a population of 22 million and, even with the projected slowdown in population growth compared to the past, is expected to reach 25m in the next decade and possibly 30m by mid-century. Demand will always exceed supply under most scenarios it seems.

    Very informative video and both sides of the possibilities very well presented. My wife and I almost moved to Sarasota 4 years ago but decided to remain in Northeast Georgia where we still live. I sort of regret that decision but with what has happened to costs of living due to so many factors that you cite, not sure we didnt make the better choice. We now want/need to downsize and are rethinking moving to Fla again, but not Sarasota so much as other surrounding areas like Bradenton, Venice and other similar areas down that way. Unfortunately, i was in the insurance claim biz for many years and the last hurricane sort of blew me away in thinking about moving to Florida. Probably heading back to South Carolina as an alternative. Anyway I am impressed by your videos and their objectivity so if we do decide to reconsider the area where you work I will be in touch. Thanks for your objectivity.

    I’ve been following Orlando prices which seem to be stable. Some drops in price but also see people raise prices in prime locations…

    Thank you Katrin for another great video - analysis of the R.E. market in FL. In the end it is always "supply vs demand" that is the largest influencer of pricing. I continue to monitor R.E. prices in the Venice area and in the beach towns on the east coast. There is no "crashing" in sight and no evidence of that. I love that your reporting is based in facts, statistics and not on pure opinion. What I have learned about recently and which concerns me more than R.E. pricing is the wildcard of homeowner insurance. A retired accountant-auditor here.

    If you look at the HOPE index it says that we will experience a crash however real estate is local so some places may actually increase

    New build prices have leveled and in some cases have dropped slightly to move inventory. I am seeing a leveling off now. You'll be able to get good deals on spec homes.

    Great analysis of data rather than emotional speculation which is all too common these days. What many people refuse to accept is that the question is NOT crash or no crash, statistically speaking, it's adjustments up or down, and in what local region and in what types of housing and markets, not a crash. Unless we have a US currency crash, the housing market will not crash. Additionally, Florida is unique, although constantly vulnerable to devastating hurricanes, individuals with sufficient assets have and will continue to purchase in Florida, regardless, even if their housing are a completely loss post hurricane, these lost assets can be a written off and will be rebuilt, even possibly, perhaps at a lower price with better building codes. So the question for you to purchase a Florida property is not necessarily the initial price, but the three questions of importance are what is the depth of your wallet, what is your level of risk tolerance, and what is your ability to simultaneously possess alternate living arrangements outside of Florida? If none of these questions give you pause, don't wait, buy now. Otherwise, seek financial advice to answer those questions, then move forward. Everyone is getting older, everyday, quite often, people delay and delay, procrastinate for emotional reasons, not financial reasons, then time makes the decisions for you. Get your financial house in order, then make financial decisions, time waits for no one. Great work, great videos! 👍

    The issue is wage stagnation. The market is what it is, but our dollar does not go as far as it used to. I think many people, such as myself, are going to have to get creative. Or just come to the reality that we'll never own a home. People talk about "The American Dream" being dead. I'd say don't bet on a dream in the first place. Find a different path and build your solution into a reality.

    My own personal gain by explaining that the market has not crashed? Why would I make up a crash scenario when it hasn't happened in FL? That would be misleading: cashing in on crash videos because they certainly would perform better on YT. Many people have waited for over 2 years because of all this crash talk. Yet, the market has increased by over 35% in many places. Do you think the market will ever decline by that much? Those folks would have had tremendous equity in their homes already had they bought 2 years ago.

I watch your videos as much as I watch the market update videos but I do agree with you that the market has not crashed at all. What I worry about is all the people buying right now at historical high prices and the risk they are taking by doing that (similar to 2005-2007).

    Maybe renters should get together, buy a few lots, and have container homes built. They lend themselves to mid-century modern styles and have many benefits.

    Thank you for your excellent market analyses. I watch them over other realtor KZreadrs because you have a firm handle on interpreting statistics and don't make knee-jerk assumptions like...just because we had a crazy seller's market in 2020-21 it doesn't automatically follow that it is going to be followed by a steep crash like 2008. The devil is in the details. Yes, of course it is cyclical but the continued supply shortage as one factor alone is much different in 2023 compared to previous years and yes, people are still coming to Florida and purchasing houses in droves with higher prices in flood prone areas DESPITE Ian. I don't see that slowing down soon. I agree that it will be a sellers market for at least two more years.

    You’re living in lala land . Once the big money northerners stop going there prices will start coming down quick and more and more people will run to the exit door to lock in gains. I predict a 20 to 30 percent decrease in median price.
