Wow....Just got banged again by the insurance companies in Florida....This time its automobile....No accidents or claims in 45 years....My rates were 25% cheaper in NJ 6 months ago.....I'm beginning to question my move here a year ago....😮😮😮

Dang State Farm.....Dang Florida....My auto insurance went up 31%...That's with my homeowner's with them also...We have had no violations....That's ridicules.....Just saying...lol

I lived in Miami when I was young and single. I was looking forward to retirement in 5 years and moving with my family to central Florida. Financially I would be great. But it looks like the state has become Super Money hungry. Very disappointed in what Florida had become. Thank you for your valuable information

Little off topic but....... Have you noticed the drop in lumber prices per thousand board foot? 500 dollar range +/- might be more sustainable. Just one example how the costs are dropping for the builders.

Excellent video to help a buyer avoid getting a bad deal. I have owned 18 homes in my life and would still never use anyone but a Buyers agent when purchasing a home.

True, but Florida has always been a suckers play, now more than ever. The deck is getting stacked higher everyday against the average resident. So glad we bailed in 2021 after owning our SW Florida home for over 20 years. We have a half dozen friends who have been forced to sue or are considering suing their insurers after receiving 20 to 30 cents on the dollar for Ian damage. Meanwhile the governor who has contributed dearly to Floridas current financial fiascos has designs on higher office. I guess he hasn't pocketed enough off the Florida residents so he's going all in.

Well, it depends on the size of the home, how many windows, brand of hurricane windows, etc. If it is a smaller home with less sliding doors it will be more affordable. Maybe get a few quotes and see how much it would cost you.

Hi there, thanks so much for your kind words. Yes hurricane windows are expensive! Of course, it will depend on size of home and window types, but since the pandemic prices for hurricane windows have also shot up. Regular windows will be more affordable naturally.

Most buyers I have worked with have not used a lawyer to oversee the transaction. Some have used lawyers to review the contract especially for new builds. If you wanted to seek the guidance of a lawyer, you may want to consult one. It's what you are most comfortable with.

Would window security film be enough. I had it at my jewelery store and it prevented a few rock smashing attempts. Window broke but didn't get in. Also, what if it's a house with a slab foundation and a cinder block outter wall with stucco, do you still need a termite inspection?

Hi there, for the first question I would refer to a windows specialist. For the second question, if it were me I would still get a termites inspection but it is best to speak to a pest inspection company and gauge their feedback.

We are considering a move to FL and roofs and insurance are the biggest worry points for us. Our dear friend on the east coast is having a new barrel roof put on her single family home. It is costing 41- 45K. OMG!! How can you rent a house in the neighborhood you would like to buy into?

Thanks for sharing! I would look at rental listings on apartments.com or rent.com. Hopefully, something will come up in the neighborhood or at least close by. You could also ask neighbors in the neighborhood to see if they know of rentals.

Hi, yes, typically, the seller pays the listing agent and buyers agent commission at closing.

Banks want to ensure that borrowers have a stable source of income to make their mortgage payments. Maybe inquire with a mortgage broker to get their feedback.
