Florida condo owners are slashing prices in 2024 due to excess supply hitting the market. Especially in metros like Orlando, FL, where the inventory of condos for sale has spiked.
The reason condo prices are going down is because of higher listings and because of the HOA/insurance crisis in Florida. With costs skyrocketing out of control and causing many owners to be forced to sell.

I agree, but good luck, not finding an HOA in the state of Florida. HOA are growing like crazy. The homes that don’t have HOA’s are either in dangerous neighborhoods or they’re out in the country.

HOA fees in Florida, especially in the Tampa Bay Area, are insane! Some as much as $700 a month.

It’s just another way to get money. These HOAs do nothing for you worth almost $9000 a year. I paid $65 a month for my HOA in Knoxville. They mowed my front and backyard, maintained the landscaping of my property, and maintained the pool which was open from Memorial Day to Labor Day. Worth $800 a year? Yep.

In some areas. I was actually shocked when one of his videos came not long ago. He was pointing out the houses market in Dade County. The average income was 71,000. So I asked my phone what's the income of where I live . Upstate NY. In Albany 31,000 is the average here. So he's not far off

There’s also a ton of people from Venezuela, Puerto Rico and other countries that are stacked 2,3, or more families in a single family home. There have been people from PR who got down payment grants and then rent out the house they bought while not paying the mortgage, so the tenant is basically left high and dry. Add in all the fraud in Florida. A big reason home insurance rates rose is because so many people were abusing minor (or no damage) to get free roof replacements.

@wwjccsd insurance companies told those people to replace perfectly good roofs if they wanted to get or keep their insurance. Not the homeowners, the insurance companies. Get rid of the middle man, and Americans will save thousands of dollars.

Healthcare worker here and I’d never live in Florida. It’s absurd how little they pay in addition to no laws protecting you from abuse from employers.
The crash is due to the new condo law, after they hit a certain age they have to get recertified. To sell condos most lowered the HOA fees now they are extremely short on funds for maintenance, now they can't get loans as banks don't finance condos that are underwater.

Included in that are the special assessments that are now required for HOAs to keep in reserve.

Every time there is a recession the first thing that falls in value is vacant land followed by condos. Homes are the last thing to fall in value. By the same token when things improve homes are the first to show improvement followed by condos with land being a distant third.

The top of the market sees more of a cut than the bottom and the lowest priced properties never get back to the price they were before the bubble. I've been in Florida 30 years now and seen the fluctuations.

@@chiarac3833 they can generally afford to make the biggest cut it’s not uncommon for people to buy a property using an exchange to buy a property. If someone sells a property for a certain amount of money it’s not uncommon for them to exchange into another property or two with the proceeds from the sale. One woman I know sold a piece of property she bought for forty eight million dollars for twelve million dollars. She bought the forty eight million dollar property using proceeds from another property she had just sold that she originally bought for less than three million. There were a lot of really good properties available from the banking collapse she was able to pick up for change on the dollar. The lower end properties usually fall the furthest with economic downturns the people who buy them are most susceptible to foreclosure in the event of a recession.
I had a millionaire builder friend of mine who bought a bunch of Florida condos about 30 yrs ago I was astonished when he asked to borrow some money from me telling me he lost all his money on that one project !

Yep, landlords want you to think you should pay for an apartment, what you do for a house, except that they own it and have access.
The change increasing the reserves HOAs are required to have is a major factor in increasing the monthly cost of owning a condo in Florida, along with increased insurance costs.
$10k was a tax sale not market price. You make it sound like Florida is a single market

Looks like not to far away from the market price. My dad bought a condo for 30k in west palm beach in 2012. Initial price when it was first built in 2007 was 170k. He sold it for 140k in 2017 similar property in same neighbors was listed for 320k last year couldn't sell cut the price down to 240k. Crash is coming one way or the other when ppl can't pay their bills. Anyone who think they can keep up with paying 40-50% income on mortgage will either short sale or foreclosure their property in 3-4 years. I'll just scope it up like how my dad did it in 2012.

There are always distressed sellers who will give away their property at those prices but that’s not based on realtor magic and comps. That’s just someone unloading what they don’t want to deal with. 30k in WPB is fantastic. You can’t lose money buying at that price.
my hoa in south florida has DOUBLED and besides a pool we dont have any amenities.

Same. I’ve always lived in a 1 bedroom apartment, sharing walls, with people who don’t like boundaries. I’m gonna BUY the same thing and with a HOA? Nope! Just inherited a mortgage free home. I’ll try my hand at that.

@@waciodepends on the region. My neck of wood has been going down significantly past couple of months. I'm actually seeing houses for just above $100/sqft now.... I get price cut notice from zillow while they are predicting 1% growth ... those predictions are not very accurate.

It amazes me that they were allowed to operate with no reserve. Make sure to fill the reserve on the way out.!

Condos have always been notorious to sell, but not quite as bad as mobile homes.

I have lived in South Florida for the better part of the last 30 years. When I moved here condos were dirt cheap. Now condos are as expensive as houses. But the condos lived the high life and most never invested in maintainance and those on the beach never got hit with massive insurance hikes until the last couple of years. It only took the collapse of a condo and the death of over 100 people do to poor self inflicted maintanance and the insurers waking up to how dangerous poorly maintained condos were in a high risk area to bring it all to an end. If condos had maintained themselves properly, along with higher HOA fees to do that, then this would not be nearly as bad as it is now.
Lived in Tampa / St. Pete for 7 years and left after the boom because I was able to finally convince my fiancé to leave. Tampa was fine for what it was - cheap, near(ish) the water, and enough to do to have fun if young. People flocking there like it’s Miami 2.0 is a farce.
Prices will drop masive ,Apt complex are been raided and they are selling so fast ...makes you wonder..
I’ll never buy a condo again. The HOAs doubled in 5 years to almost 400/month. Looking at the numbers it’s a complete scam. They had the yard guys out there 5 days a week! That’s a damn handout at owners expense.
I have lived in FL 40 years , there is no where you could find a condo for $10 grand 10 years ago . You may have found one but that was not normal even 10 or 20 years ago .

I'm someone that bought one in 2016 for $20k 2bed worth about $150k today funny thing 2bed room condo in Washington DC is $700k they don't want to pay $150k they can pay $500k in 10 years. yes you could of bought them for $10k you had to have cash you couldn't buy it with mortgage the banks were selling them left and right..That will never happen again. Houses don't go down they only go up just like the DOW or S&P

They did. Check out Naples condo sales in 2010-2011. Selling 10-50k, now supposedly worth 250k. FIL bought one, should have sold last year.

They are not going to get anywhere near $187,000 …
This is why you buy a house with no HOA. No ability for the HOA president to award contracts to his brother in laws LLC. then when the HOA needs more funds, they just jack up the Fees and you cant do anything about it except pay 8% of your house value to move.
