How to repair a flat roof leak. Most EPDM rubber roofs start to leak at the seams, especially where it meets a skylight or vent pipe. By using Super Silicone Seal one can make these repairs very easily and inexpensively.
11 steps on how to repair a flat roof leak:
1. Locate the general area on the roof where the leak appears below in the building
2. Most likely it will be flashing around a skylight or vent pipe
3. Take a rag with water and wash the roof clean
4. Make sure the surface is completely dry
5. Locate the leaky seam by slightly lifting the membrane up, especially in the corners. Sometimes water will squirt out from between the seams or patches.
6. Once the leak is identified, use Lacquer Thinners to clean the area around the leak
7. Tape off a rectangular square approximately 2 1/2inches on either side of the leak where you want to make the repair
8. Apply 1 coat of Super Silicone Seal covering the entire surface between the masking tape
9. Cut a Polyester Fleece to size and embed it into the Super Silicone Seal
10. Apply a topcoat of Sealant covering the fleece
11. Remove the masking tape

    Its really a great technique cloth bandage reinforce to repair roof cracks. With a variety of materials you can also repair the roof yourself with same cloth bandage techniques. Anyway a nice vidwo

    Thank you for the video But the product is quite expensive The silicone based products are nice to work with as they are liquidy compared to the rubberized patch cement, which is very thick and hard to spread without making a mess. What will be the drying time for that work? I’m curious how long it takes for that silicone product to dry

    I see a trough was created next to the skylight which causes the water to sit there and rot out the silicone and rubber cement...that should be torn out and done properly

    What happens to the water under those repair flap edges you pulled up? Won't that get trapped and cause bubbling later on?

    Ya I would use a hair dryer to dry up the water under the rubber otherwise you'll have a problem.

    I am trying to repair my flat roof. I have applied the adhesive to the roof. When I lay felt onto the adhesive do I have to peel off the thin plastic sheet from the felt first? Absolute beginner here😮😮.

I'll now probably do a roof job next spring and carefully watched several of the roof doctor's videos. When he showed the package on a product, I freeze frame and record the info for later. I just figured to give you the info in case your question wasn't noticed. All the best.

    The problem is the person didn’t clean the curb good enough, or didn’t roll the form flashing good enough. I come across you silicone guys all the time. Usually just like you have done it with it all over the place. Makes it a pain in the ass for the guy who knows what he is doing.

    This is nothing but a patch on top of the other patches you mentioned. Unfortunately, in two to four years, you'll be putting another patch on top of that patch.It's a never ending battle with the sun and rain.

    Hmm, someone doesn't get it. The fleece is what gives it its strength. Anytime you repair something, you don't only use the liquid over a crack and hope it will be ok. That liquid will dry and crack on the same line where the original crack was. Concrete without rebar is worthless. So is most liquids that are sold to make repairs

    You’re absolutely right. Everyone swore by flexseal. I used a gallon of it on my roof and that stuff crumbled apart like old thin rubberbands after two years

    How about silicon product underneath a traditional EPDM tape patch? Silicon would be protected from the sun by EPDM. (I've been battling a leaking skylight for a year)

    @@mule666 no it doesn't lmao. I haven't seen a EPDM roof that's lasted longer than 10 years or so. The sun dries it out and all patches start lifting over time. That's why it's the cheapest roofer. A mod bit or bur roof is the best, and only those last 20ish years at most

    If it was me doing the repair, I'd have let the area dry longer or used a heat gun to drive out ALL moisture. Imo this was done too quickly for using a silicone type sealant. Moisture is the enemy of bonding with silicone. You use it to surface CURE silicone!!

    I repaired my garage roof with similar tactics 2 years ago. And its not leaking. I have ZERO years of roof repair experience. You have 40 years of ripping people off.     What's needed here is some "politive slope" to remove the water away from the skylight that acts like a dam. Poor construction details. This roof is so flat that a cricket would not be possible. After a few more "experts" like this one adds a few more patches to the ones already here, it may be enough to create a cricket (by accident). Last one on top gets the credit. (har, har!)

    Silicone based products will not stick to EPDM roofs. Google it. Temporary patch at best. And the only way to clean EPDM is with EPDM membrane cleaner/splice wash and Scotch-brite fiber pad.

    Bad sky light installation! Roof is only as good as the guys that put it on. If there any wet insulation around that sky light your fix is temporary at best.

    What utter rubbish..” epdm always fails” the problem lies with the original fitters doing a poor job .we have fitted epdm for the last 30 yrs with a near perfect no fail rate…patching with liquid products shouldn’t be required

    Duck tape is great for patching small holes on a sarnafil roof, even used it on a data centre, the banks servers below no problem even after 13 years

    Hell no that silicon seal is going to fail. I’ve seen it too many times. You fix a epdm roof with epdm material. That stuff is awful
