Taxpayers are paying for the assistance programs for decades, regardless of increases in rent. Sheesh... They are not going to rent a market value apartment of $2,000 for $500, which might be something that you can afford.

Give thanks to Biden I had to raise rental in all my properties Sad but I have bills too. Why i only month to month.
My downtown apartment was sold while I was renting it. They tried to evict me at that point for the new owners to move in. Unfortunately for them, they didn't check that my lease had a purchase option, so I basically told them I was considering purchasing the unit. So if it wasn't for their stupid mistake, I would have been evicted. Instead, now they had a huge legal time bomb, and that purchase option was the only way I was able to stay the remainder of my lease without being harassed. I had no intention of buying it because I simply couldn't afford it, but they didn't know that, and I'm sure there were some very heated arguments behind closed doors 😅

The real issue is that a lot of these "Firms" that are buying up properties in Florida are not just out-of-state, they are from agents from other countries buying them. I looked up several properties that have been purchased in my area and they being bought by LLC's and Corporations, but when you try to verify who is in charge of the LLC or Corp through sites like Sunbiz you lead to a dead end of PO Boxes and throw away email accounts. The names are often foreign names and a search for the name will reveal that they only are on a single asset with no other affiliated business or occupation. It is very shady at the least. For contrast, on a typical property search you usually get a lot of information about the owner.
This is what happens when you don't put rails on capitalism. It's sad to see how these business and corporations get all the assistance and leave the working men and women out to dry.

This is not just in Jacksonville Florida...I am a professional whose income has actually gone down (apparently Mental Health Counseling is not valuable despite education amd licensing requirements) but in SWFL my rent went from $1250 to $2350 in 7 years. And as a single mom I have had to continue to eliminate other expenses for my child like summer camp, tutoring, extracurricuars and vacations. I feel so sad that my child has had a different life because of greedy landlords and impervious politicians

I really don't like that I've relocated here to Florida. For such a great state why is it so difficult to get any answers from the government about anything? I've never encountered so many scammers and fraud than here. Erie, PA has laxed laws for tenants, but here in Jax, they should be teaching the kids in school on how to spot a scam before they start participating in the economy.

My opinion is this whole mess has been plotted and planned since 2019. You will own nothing and be Happy. Biden administration on a spending spree and the printing presses are still printing money. The more that is printed the higher the inflation goes. Where it stops no one knows. Local governments raise tax assessments, insurance companies raising insurance and we will be seeing more homeless. These few years have not been normal.

The District of Cleawater has buildings infested with termites. Recently, helped a friend move who had to throw out her wood furniture because the problem is so bad they had migrated into much of her furniture. They've been aware of the problem and still rent out units--and there is nothing tenents can do. If you complain--they evict you or charge so much more you can't stay. Bayside Harbors has buildings infested with rats, and rotted wood and only do repairs when you move out and don't fix the underlying problems. These are classified as "Luxury apartments" and there is no one to fix them. Management has no authority, and you cannot reach the owners of these LLCs.
The rents are high everywhere. California rent is high too. They ask tenants to make two times the rent in the past 3 years ago, now they want three times the rent. They don't paint. The landlords don't clean up. It's not safe. The landlords don't want to fix or repair anything unless it is a leak.

Gov descent is has done some great things like protecting our children and getting rid of DEI. He now needs to focus on getting private equity out of buying single family homes. That's the one scenario the government wants to prevent; it doesn't want to build apartment lest the tenants start to consider their apartment an entitlement they deserve regardless of whether or not they pay rent. The current tactic of state and local governments is therefore to limit the power of private landlords just a smidge before it's considered an unconstitutional taking of private property.

If you want rents to not rise. Impose tax freezes and insurance prices.
Spoiler alert: This was the firm’s goal. It’s gentrification! Price out all the current tenants, then raise the property value via (gated, luxury, high end condos/studio apartments). The cities have done this for decades via condemning “low income properties” as unsafe, not up to code, fines via citations etc. If penalties aren’t paid in full? The property & assets in question, are ceased!

People have been saying that since the 1950s. Then it was global freezing in the 70's, now it's overheating, weather and climate changes are normal and it has to do with the sun "solar winds" which is radiation, and the Burkland currents in space.
So sad Texas is lime this too. The developers are buying up properties and charging ridiculous rates and charging tenants for things that they are suppose to pay for as a landlord. Florida salaries are Low. Minimum wage is $12 / hr., but in my area $15.50. In Florida when people getting screwed over, it is the Minorities.

Tenants should ban together, gather signatures and create a Nationwide coalition to fight for at least 50% of yearly rental payments as tax deductions. Governor DeSantis needs to do something about this . He likes to protect our rights. This is against moral decency, it's GREED. Part of our rights should be to have a place to call home. Everything on this planet is just going to extremes .

A hedge fund in NYC owns the house next to mine in Arlington. They let the tenants slum out the house, destroy it completely, kicked them out, flipped it, and are charging more now. The new tenants are doing the same thing.
These corporation's are the reason,for new homelessness. This is price goughing and should be against the law.
Keep fighting the Mouse and the Woke Ronny. Ignore the taxpayers…and voters.

Um pad rent has went up from 380 to 6-700 in less than a year out of state companies are buying those to greenfield manor Fenton mo pad rent $650 look it up !!
This hit piece is completely ridiculous. Of course corporate entities own multi family real estate because those assets cost in the millions of dollars. Secondly, as an investor here in Florida, it’s very difficult to make a decent return on investment property because taxes (government), insurance rates, high interest rates and labor/ supply costs are skyrocketing. Those increases must be covered by the tenant payments or else the property can’t meet its basic expenses and goes into foreclosure. It’s just like any other business folks.

Realtors in florida selling the states ,telling people to move there,its beautiful without saying the negative part of it.they know exactly when too many people are coming to florida,the cost of living would be very expensive.
Small hat corporations from NYC and California are the worstttt!!! They want to drive out demographics and rent to who they prefer. They should complain for pay increases, their own mayor allowed this knowing what would happen.

People complain about New York but states like Florida got no protection for their residents. They need to vote those people out of office on the state level and bring in new legislators that will help people beginning with the governor.
I'm for free markets. However, corporations are being greedy and not leaving enough housing inventory for individuals and families. Now, government intervention is needed!

Working class people deserve homes as well! You can't build yourself up, if your constantly battling for basic needs.
Landlords should absolutely have every right to evict non paying tenants without any push back from the state, its theft to restrict these rights and allow tenants to remain in the units without paying.
Too much money in the hands of too few.
I spent just over 25 years working in mult-family property management and maintenance (in FL, AL and TX) and most were HUD programs that accepted Sec 8. They were managed mostly by "fee managed" companies that didn't really put money into the properties, they only kept them up to a certain level. Part of my job unfortunately was having to help with evictions. But 99% of these evictions were very hard because most of those people lived in very filthy conditions. The next step up were the REIT's (Real Estate Investment Trusts) and they would come in and put a new face on the property, maybe a new name to hopefully change the image and make it all pretty. But after the initial investment there wasn't much interest in improving the properties. I've been retired for about 15 years now and don't miss all the problems.

I’m surprised evicted tenants haven’t left a going away present for these corporate landlords, fill the plumbing fixtures with concrete then open a faucet and glue the locks on the way out. Instead of a single apartment and $5k or less in renovations for a few weeks stick them with a $50K renovation and that’s just your former unit.
In 2015 2016 a gubernatorial amendment was passed to raise property values by 15% per year.
"Landlords buy up property where laws favor greater fairness." "Strong tenant protection" usually means the landlord will get hosed.
The world is shaped by government incentives. That is reallocation of resources. That is taking someone's money and giving it to someone else through loan forgiveness programs, bailouts, subsidies, search and seizure, and on and on

Hasn’t anyone researched the laws that do protect tenants? If a landlord isn’t maintaining a property in accordance with the requirements in both Florida state law and the lease the tenant can give 14 days written notice and stop paying rent until the property is maintained properly again. Landlords can’t evict tenants who follow that process. My suggestion is to pay the rent into an escrow account so that when the landlord fixes the issues the tenant can just release the escrow account to the landlord. There’s also a way to do something similar through the courts. I don’t know how to do it, but tenants can pay their rent to the court instead of the landlord until the landlord comes into compliance with the law.
This is a problem. I also think condo associations are predatory and need to be regulated like pension plans, because otherwise there will be vacant condos with people unwilling to pay the extremely expensive association fees.
bad living conditions are happening state to state. the lawmakers in various states are helping the LLCs that are buying these properties to rent.
Opposite ends of the spectrum, I have apartments in NYC and the laws are ridiculous protecting the tenants.

The recent law in Florida protects owners from squatters, the ones who don't pay rent.
