    @@user-fb7ss5vv7p The 17 year old in 2012 was only 19 in 2014, and there were only 80 000 or so 15-17's spread out all over the country at that point. Also rent was still affordable because most rentals weren't owned by the newly arrived wealth yet.

    Don’t confuse affordability with cost. Trudeau does not want costs to come down, he has said as much. He wants homes to be affordable for average Canadians. But the cost of housing is too high for average Canadians. So he wants average Canadians to have access to debt. That means lower rates and relaxed lending conditions. More debt. Less wealth.

    I’m closing in on my retirement and I’d like to move from Minnesota to a warmer climate, but the prices on homes are ridiculously high and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways

    I completely agree. As someone who recently retired, I had very little in retirement funds compared to my portfolio balance over the previous three years, no debt, and approximately 1.2 million in outside retirement accounts. Actually, one can only neglect rather than deny the importance of the invt-advisor. just need to conduct research to identify a reliable one.

    @@AirmanRugby6 If the supply of Single Family Houses is not allowed to increase in proportion with population(Greenbelt), the price of that product goes up, and the cost of land (Greenbelt, again). Only the price of the dog-crate condos can go up or down meaningfully. All of the speculation occurs because of the Greenbelt, otherwise we could build Single Family Homes all the way to Barrie, London, Peterborough to accomadate the speculators.

    @@raguthanabalasingam2166 The population growth has been largely due to the unmitigated disaster of immigration under Trudeau. The biggest issue for housing in Southern Ontario is Toronto citizens moving outward and creating an unbearable market for those smaller municipalities. We need to rein in immigration and regulate foreign buyers. You could analyze the issue just through the lens of the exploitative practices of universities bringing in foreign students who are then exploited by foreign landlords. We need actual solutions that make lives easier, rather than buttressing the interests of already wealthy and largely corrupt developers. Not all are corrupt, but those involved in the Greenbelt Scandal were clearly. Ford knows touching the Greenbelt is political suicide.

    Do not confuse this with “lower costs”. Trudeau has been clear, he does not want housing costs to come down. He wants houses to be affordable. So what does that mean. It means access to debt. He wants rates lowered and lending conditions relaxed. More debt. Less wealth. A real leader would create conditions for more wealth. More investment, lower taxes. But economic development and support goes against this government’s ideology.

    Limit immigration/foreign students to reasonable levels. Limit residential property ownership by corporate enterprises. Limit additional residential property ownership with a progressive tax. Regulate & enforce ABNB (& like enterprises) standards Canada wide. Problem solved - Rocket science! For a little bonus - add/allow some competition to the Canadian oligopolies. Bell/Rogers, grocers etc.

    Goal economic collapse of Canada if housing cost gets chopped in half. Would mean political and societal upheaval and ruling party would be ousted immediately. Almost all of our eggs are in the real estate basket. We don’t build anything anymore. We don’t innovate and we refuse to take advantage of our vast natural resources. Real estate is the only thing that has kept the avg Canadians standard of living from collapsing over the last 25 years. We must support our precious real estate bubble as it is all we have and the alternative is horrifying.

    Unfortunately, most of our politicians are only talking about affordability problem, in reality, they are more concerned about real estate prices going down. It is a card tower capable of burying entire economy not just someone’s political career. Nobody wants to deal with all the mess.     Oh please stop saying we will build more homes!!! The main thing that has to be done is by Bank of Canada like increase interest rate to a level that no one can buy new homes,… and automatically the home price will come down to pre-pandemic level.     This loser can’t forecast unintended consequences. Leave it to the private sector. Of course it will bring down the value of what is typically the most important life investment. All construction impacts the supply curve and creates a downward pressure in value. Fraser doesn’t understand basic economics…
