Really a great video 👍. I would think, this is why “pier and beam “ is the best foundation for a house without a basement. Thanks for posting. 👍

Thank you for that video it was very useful. I have a problem at the place that I'm renting, I noticed that the balcony is tilted and there are a lot of cracks on the patio cement floor and all the house. I have a bad feeling about it, but this is not my responsibility because I'm just resting for a while. Should I move?

Hi Chuck, can these cracks appear when water accumulates (only) during 2-3 months of rain (rest of the time it's totally dry)?

Interesting, but I don't think putting in a French drain will cure the problem. It will weaken the foundation even more. The problem is that the foundations are inadequate for the muddy clay soil. In wet weather the soil will expand and lift the foundation, but dry out and shrink in good weather. The foundation needs underpinning by digging out deep, in small sections at a time and filling each section with 'mass concrete' and each section needs rebar sticking out each side into the next section to make a big deep solid foundation.

Isn't it bad to dig along a footer underneath it aren't you undermining what's holding up the brick wall and house arnt you suppose to cut into the dirt at a 45° angle with the shovel or does it matter if your replacing gravel

Did you install the french drain perforated pipe? Either I blinked and missed or it wasn't included in the video. Really interesting explanation. Cheers.

Could you have a drain next to the house and or slope the ground away from the house?

I agree with the cause (diagnosis) but not the repair method. You haven't repaired the crack (thus weakness) in the foundation. If it is a block foundation, we grout fill all the blocks. If it is a concrete foundation, we will epoxy inject the crack. If the home is more than 40 years old, only then do we do excavation and french drain.

Shoddy workmanship. Why go through all of this and not repair the cracks? And where is the membrane on the wall?
