The idea is kinda nice, but you also have to remember that you ain't getting younger. lol So if i was you i would try to work as a construction worker in Scandinavia for 2-4 years, then you would hopefully earn around 5 million rub each year and maybe be able to save 2/4 to 3/4 of it.

Privyet, Sam. I wouldn't invest any money outside of the structure you already have built. I would make a couple rooms livable in the current house, get a working bathroom, electric, heat, rudimentary kitchen, etc., then just close off the rest of the house that is exposed from the elements and fix it up one room at a time as you can. You can always enjoy the same banya with your friends that you enjoy now. That 30-50k you speak of for the guest house could be enough to give you basic living in the main house. Adding another structure will make life more difficult. You may have to live more humbly, if you will, but it will be yours and I think you will find as the months and years pass, simpler will be better for you. The older you get, the less you care about looks and the more you care about function. Besides, that rent payment could be a mortgage payment. Better to pay yourself. I wanted a really nice house in my 20's and 30's. Now, I could live in two rooms with a functional bathroom and kitchen and be happy. Nice is overrated. As long as it is clean. The green space is very important, though. Just my two cents. Blagosloveniya.

Bought my house for 70 grand. When I moved in I was sleeping on a mattress and the rats used to come in a hole in the wall at night. I had power from an extension lead from my neighbours house. I was lucky if the half broken toilet flushed. 5 years later I have a new stove, electricity, and pluming. My loan will be repaired in another two years. Everything takes time. Life was hard but iv no regrets.
That $35k home looked big enough? Don't fall into the Western trap of "bigger is better". Then you can finish your bigger home at your own financial pace and both homes will add to the value of your property.

Bigger is better if you have a big family. One of the reasons why russians won't get enough kids is because apartments are too small and expensive if you want to have 2+ children. The recent law mandates at least 32m2 per person in newer apartments but those are small steps when you compare it to say Australia where the average house is 200m2
Sam, I agree with those who say make a small section of the big house livable, small enough to heat with a wood burner. Block the rest of the house off with insulation panels like Kingspan where needed. Look into composting toilets and camp showers that work on gas. It might seem mad but the money for the small house could be better used for to chip away at the big one. Living in your own house on such a lovely piece of land is the way to go.

Sam, as others have said, make one or two rooms habitable, and finish the rest of the house as and when funds allow. No need to loose valuable money on renting or building a dacha. Ok, it will be a bit like camping for a while, but the end result will more than compensate for pooping in a bucket, washing in a bowl and cooking on a portable gas stove. Whatever you decide I wish you the best of luck.

Ну, локальную канализацию и водопровод (или скважину) можно сразу сделать (у большинства на дачах это и сделано). Да и плиту можно сразу поставить нормальную (раз электричество есть). Но в том, чтобы сделать жилую комнату, как штаб дальнейшей достройки - резонно. Многие так делают, это вполне практично.

Build a guest house. Be on your land. And complete main house gradually. Making videos probably in Russian as much as in English to attract Russian speaking audience for future advertising. Build a blog on other social media platforms popular inside and outside Russia.
A guest house sounds like a good idea as long as the location is good...

I would have just ordered a factory-built Park Home to plonk on that nice bit of land, which would have only needed plumbing in and connecting to the electric grid.
The small new house you showed would do me as my regular home.

There’s no need to have a lump sum of money to get the house done. Find a good plumber, get the sewage and water sorted. After that, get the electrical done. After that, doors and windows are most important because you need to protect your investment. Build your small house on the land you have and start slowly building your home. That’s my opinion from an American in Atlanta who dreams of living in Russia. Удачи

With this house "you got a tiger by the tail." Meaning you have to weather tighten that house ASAP and ideally have some heating system. So, windows and doors NOW. Plan your septic system, you have plenty of land downhill, that's good. Plan where to drill your well. I strongly suggest having a holding tank where water can settle and release hydrocarbons. And so on... Then start camping in your unfinished house.

I would temperately finish small sections of the house simple fireplace temp kitchen and room . Kinda camp on site and slowly peck at the project...
Very few people use the swimming pool. In Russia, huge bowls of heated water from a fire or stove are starting to gain momentum. You can swim there in winter.

Good ideas 👌. That guest house you've referred as too small is probably bigger than my 2 bed terrace in England. I'd probably be happy with guest house only on a much smaller land, but then again, I'm different in many ways, from average .🤔

If it was me in your situation…. I would block off 25% of the house with a wall and just live there with heating and cooling just in that 25%. Seal up all the big openings with garage doors for now so the place is secure. Just install wiring and plumbing in the 25% for now. Then save my money and fix up the rest of the house later as I could afford it. That is what I would do. 😊

Locals say that every time the siren rings, the houses price goes down 😂 - From the moment the person buy real estate here, the name goes straight to the SBU's blacklist So for people who don't mind about those things, it's a great opportunity to get cheap real estate

Do the windows and doors to make sure it is warm inside during winter. Connect electricity to the house. Finish the smallest room. Organize small bathroom and kitchen. At least you will be able to heat this space with the electrical heater. Or you can even build or buy something like fireplace. And use wood to heat the room. Then slowly you will finish the rest of the house. At least you will not need to spend your money on renting. Use that money to finish the house. But just do it step by step. It will allow you live in the house and at the same spend smaller amounts of money to finish the house.

There is a main gas pipeline there. The house next door has characteristic pipes from a gas boiler. He just needs to make a connection. Gas in Russia is inexpensive.

@@moscow3424 That is even better. With the cheap gas you will be able to keep the entire house warm during the winter. But the main goal at this stage should be getting windows and doors installed and walls insulated. Organize a small space for your daily needs like bedroom, bathroom, kitchen etc. You will be able to save some $$$ as you will not need to rent anymore.
Sam I am your subscriber and love your content. I am a Russian living in US. So dont take me as a hater. You got emotionally attached to real estate which is the first mistake. As there is always another property.. Ideally you should sell the house as is as you can not afford it and face harsh reality, and buy or build something affordable using the proceeds from the sale. But that means giving up pipe dreams, and in order to finish the main house you need a business again. You can try doing airbnb or hostel type business and also teach English online. And seek employment at financial or energy company with the help of your friends recomendation and work with foreign clients and of course still KZread as a side hussle. Cheers!

Build a very small house that will be eventually the Bania. At least you are on your land and eventually you can slowly work on the big one...time will open up opportunities for you as long as you live on this plot that is yours...
Start watching KZread videos for DIY repairs and construction, and start doing everything by yourself...

Нужно понемногу благоустраивать этот дом. Сначала провести свет, канализацию, окна, отполение и лишь одну - две комнаты для жизни в них. Тратить деньги на строительство небольшого дома рядом не вижу целесообразным.

Можно и бытовкой обойтись. Но маленький домик (опять же, можно на основе бытовки) можно потом использовать как гостевой, как "свою берлогу" и т.д. Зато можно будет не тратиться на съем жилья, и как раз высвободить средства для дальнейшего строительства.

Sam it might be an idea to move in and get things done, crack on as you go. Get a caravan, portakabin, mobile home and punt it for what you paid for it. Maybe a container. Your main expense is the windows to the side. Access (up) and shape. The front large ones - straps of wood and temp clear panes until you near winter. Plumbing, electric and water lines in w/ comms is priority also. You would be surprised how fast it clips along if you are there. I wish i was there to help you, it is a stunning house, you like minimalism, and it gets it done. Once water is in and electricity, tea and power tools keep it going. Your ‘phone keeps any need-be tradesmen turning up, plus you are always there for them. - i’d love to see finalise the house. It is a really stunning place, timber in for stairs, lamps in for light. My advice, do not keep it on the back burner. Any caravan/ container, etc can get towed.

Just remember that money sunk into second house means you don't have that money for the main house. Also, getting a loan means interest, and that is also money diverted away from your goal (although rent is as well.) It's a tough quandary you have, Sam. Just become the most expensive gigolo in Vladimir - you'll have wads of babushka cash in no time! ;-)

Hi, Sam, based on my dramatic experience with 2 houses, if I were you, I would make some small part in your big beautiful house suitable for living and move to your own land and your own house, instead of drowning into another house construction the need in which is quite obscure if I got it right. In 3-5 years you’ll be able to finish the rest of your big wonderful house. I would close the windows for the coming winter with pvc windows which are more than affordable. Good luck! Enjoy summer!

Could you finish half of the house and move into it? Maybe do only half of the windows and seal off part of the house to live in. Kitchen , bathroom and living/sleeping room for the time being. Then you can work on the rest over time. Great update. Thanks Sam. Have a good day

Is there lots government permits and inspections? And demands have use a "builder"? That's what is here in colorado u.s.. the government demands endless expensive permits, constant inspections that cost more money, and can only bulid it yourself if you become a licensed builder and contractor. And are not not allowed to live on build site while building. The u.s. is going to collapse soon from economic lying printing money that doesn't exist, endless taxes, and open borders. While Russia is going to survive and thrive.

Individual construction is not regulated here. You built the house yourself according to your project and call the cadastral engineer. He takes measurements. By law, the cadastral engineer must complete the documents in three days. The engineer uploads the data to the Rosreestr accounting system on his own. The cost of these works depends on the area of the building. For a house of 200 sq. m. about $150. The owner uploads to the electronic database via the Internet: a technical plan of the house, a notice of completion of construction and a certificate of ownership of the land plot. Pays the state fee for registration of ownership in the amount of $20. According to the law, Rosreestr has 10 working days to register the house for cadastral registration and registration of property. In 2023, more than 110 million square meters of housing were commissioned in Russia. For individual housing construction in the total amount of 53%.

In Russia everything is much simpler. On our plot we can grow vegetables, fruits and berries. And none of your neighbors will complain that your lawn is not cut; There is no penalty for this. We are free in our actions, in our home.

It's doesn't make any sense to spend money on a small house, to then spend even more money on a bigger house. I would just live in my VW T5 rent-free on the property and build the house in the meantime. That's the cheapest way. Or you could rent a smaller apartment, try to get a loan for the house, and let someone else live there and pay your expensive mortgage for a while. But spending 50k on a smaller house is just totally stupid. Don't put yourself into financial problems, just because you don't want to look bad in front of others. I know russians like to show off what they have (and often don't really have), but the stress is totally not worth it in the long run. You have a property... get a mobile home for 10k and then sell it for 5-6k. Then you would lose 5k. If you spend 50k on your tiny house so that your buddies can sleep there 20 days in a year, well then you lose 50k. Sorry for the rant, but people like digging their own graves.

Get married, move in with your wife, that way you can save money on rent and save to build your own house. Or order the installation of a small modular house on your plot, which is erected in a week. At least you won't have to give your money every month to a stranger for a rental home.
I feel you are on the right track. Build that smaller house on your existing land and use it later as a guest Banyan house. Build the larger home as you can see fit to do. The value will certainly remain and even go up as having a main house and guest house on the land is a huge benefit.
If you want to build and move into a guest house, buy a SMALL one. Gigantomania harms the feasibility of plans.
Lots of woods = free solid fuel central heating and free mushrooms. Doing it yourself will save lots of money. Many people spend their weekends building their houses and it takes many many years.

Personally I’d do whatever gives you less financial anxiety. I completely understand your pursuit of your dream house in this idyllic spot but not at the cost of putting unreasonable pressure on yourself.

Have you considered a used, or new, caravan? Cheaper than a house and when you're done building, you can sell it. Or keep it, travel around Russia and make videos. Last time I was in Vladimir was 1997 and I didn't like it. As you have lived there for a few years, I'm assuming it's improved. Hope to get back some day and invite you for a beer.

Loveley spot. To be honest, it looks more like a workshop than a house. perhaps you could turn it into a productive space with an apartment above? I would do that, finish the upper floor into a minimal living area. then focus on earning money downstairs.
Sell Porsche, buy a cheap beater (or small commercial van/box truck, so you can earn money with it and support your construction at the same time??) Take a loan and finish the house, to extend that you have heat, bed, running water, power. So yes, you will have to stay and play on construction site for a few years. The house a huge one for a single guy. I understand it is a dream 😊
Its a big shed....what about making a house out of dung & straw-but thick sturdy walls & with a thatched roof, but with central heating and a modern interior & double glazing....

I don't know how an Iraqi can immigrate to Russia so easily or how an Iraqi can have so much money. Maybe he is a Christian - they always had to earn a lot of money to have enough money for the infidel tax (Jizya) so that they didn't have to convert.

If I were you, I would build a small dacha-type building, very little on your plot of land and try to finish the incomplete structure over the years, or even sell the whole thing, perhaps to the neighbours or others and buy another smaller house with land, already habitable!But if you love that place so much, you will see that your dreams will come true. You have plenty of suggestions to consider, all the best ones involve living on the property and keeping it all inhouse. What is the situation in your area involving placing a camper trailer or motor home on the property to work from? If you find a way to live on the property, it is much easier to spend more free time and ?rubles? working on the place. It's not clear how much "hands" on work you intend to do which can have impacts on the decision also.

Thanks. A camper would be pretty cold in winter. Most people build a guesthouse and live there while they are waiting to build the main house

Small wooden house. Electricity and water. Live there. No renting. Renting is just pissing money away. Your architectural taste in houses isn't standard,so take care your new build is more marketable.

Here in the states a lot of people buy small sheds and convert into tiny homes. I have no idea if that is a thing in Russia or not.
Check out the glamping cabins - they do it now quick (how cheap idk) but one can live there whole year around

I would convert some of the big house into a usable liveable space. So part of the building is complete. Don't spend money elsewhere just becomes expensive and you're away from your new build.

I wish you the best of luck to finish building your house. I like the style of your house. It looks very promising. I don't think that I'm able to give you competent advise, but I think I would "camp out" on my land in a spot where I don't impede the work at and in the house. I would spend as little as possible on anything else. aside from perhaps a trailer to live in. If a trailer isn't feasible I would build a "guest house" as small as possible. Perhaps only one room with a proper bath room and nothing more. My focus would be on closing off the interior of the house from the elements and then to get it warm and livable. Thus, gas, water and plumbing would come before electricity.

Thank you so much for your donation and your advice. The electricity is needed to power the boiler. Altogether with the windows, doors, electricity, plumbing, water, gas and boiler, it will already cost at least $40,000, that’s without anything do to the interior.

It’s great that you are able to build a house outright. Almost everyone in the UK has a mortgage. I built this house when I had a successful business. Things change fast. Though you are very lucky that you have the money to build a house outright.

@@SamsRussianAdventures Thanks, Sam. I got lucky with a couple of investments about 20 years ago, which has enabled me to live debt-free. Hope you work out a way to finish the grand house. Mine is only 152 m2, but it's more than I need, now that I am all alone (my mother left me for a better world a few months ago). Garage and sauna are the main things.
If you finish building the house by yourself you would save over 60 to 70% of the cost and it would be great material for your KZread channel. I am in the construction business in the US. It isn't that difficult to put windows and doors with some help that you can hire by the hour.

I find the plan with the guest house very interesting. Of course it would be cool to go on vacation there in a few years. How far do you live from Vladimir? I've now checked the teletext from ORF (state television) - it's warmer in Moscow than in Vienna at the moment (end of May). I think it would be exciting to go on holiday there.

It might be better to finish the big house. Otherwise you might stay with two unfinished houses. Install the windows, water and electricity. The inner part could be built step by step, it is possible to isolate from cold some part of your house for living. For example let it be one bedroom, a bathroom and some temporal basic part for the kitchen with temporal furniture for the time being. You will have the opputunity to advertise the building companies in some other manner. Just IMHO.

I would just build a tiny house, live in it till you finish your main house then rent it. Trying to build something to live in then convert it to a banya means remodeling which is more expensive than to build new.

Even a tiny house requires plumbing and electricity.
I think the idea of building another smaller structure, even if it became a banya in the future, is bad, and taking a loan is also a bad idea. Either put a yurt in the yard and live there till you gather the money to finish the house, or get electricity and water to the house and put windows and doors in 2-3 rooms at most (1 kitchen, 1 bathroom, 1 living room with a sofa-bed), so you can live in the house without it being finished in its entirety. Either plan saves you the money you spend on the rent and allows you to live in that beautiful area.

I agree with this idea. If making a small part of the existing house livable is impossible at this time, then get the pre-built structure like yurt or banya. No need to build a second house. Getting pre-manufactured structure will save you money and time. You can start living there this summer and save money from renting in order to slowly build the main house. I would lean towards banya because you can always use it later for its main purpose. I googled and it looks like you can get a pretty nice pre-made banya in Vladimir for 10000-15000 pounds. So the most part of the loan can be spend on the main house.
