Fan. Not a chandelier. In Texas you need a fan. When it’s 90 degrees in February and you don’t want to turn on the A/C you will want that fan. I promise.

The only part I don’t co-sign is not Turing on the a/c. ALWAYS turn the ac on. 😂😂😂. But also the fan.

I totally agree with the fan option. I live in North Texas and I think here can be cooler than Austin and still I have ceiling fan and tower fan in every room.

That’s what we were thinking but since living in the house for a bit now, we’ve never felt we needed a fan cause our AC is on! So we still aren’t sure... fan that we don’t really need or a pretty chandelier 😍 anyone have any input/thoughts we’d love to hear!

Anna Victoria I want to start by saying congrats I love love love the house! As far as the fan and chandelier since it’s hard to choose you should just do both! I know this sounds crazy but I’ve seen fandeliers and they are breath taking. But that would be perfect because you get 2 in 1. @@AnnaVictoria They actually have fans that spread out when in use but then retracts to just a chandelier when not in use. I saw it on Til Vacuum Do Us Part. Just something to consider in the future. We don't plan to one in our home this time. We are just going to buy a Dyson Cool + Heat (for husband) because the ceiling fan aggravates my allergies. ;)

WATER RESERVOIR = fancy name for “ditch”.... I live in Austin for 20 years... I’ve been in real estate for 15 years here too.....and I’ve learned a lot about land development ......you have to be careful because they might have possibly built the lots in an area that might be prone to flooding which is why they probably created the reservoir so that the water from each house around it can filter into the reservoir. Land is so valuable in Texas these days especially in the Austin area… There’s no logical reason they would just decide to build a mini pond or a lake in the middle of a neighborhood so it’s definitely serving a purpose to prevent over flooding. And yes once every few years Austin gets flooded so badly especially in South Austin because there are a lot of creeks in deep South Austin so just make sure you have flood insurance even if it’s not on a 100 year flood plane simply because you have that reservoir backing right up to your house. Also, get prepared for tons of mosquitoes because they breed in standing water and that reservoir is going to attract a butt load of them when it rains really bad for days… I would definitely invest in a couple mosquito electric zapper‘s around your patio.

Everything you said is 1000% correct!!! I live in Texas. Wish we would have known everything you said when we built the house 5 years ago. We chose the lot bcuz of how beautiful the view is from our back patio facing the reservoir/lake. The builder told us we were not prone to flooding in the area we live in so we didn't get flood insurance and then Harvey came around and flooded all of Houston. The other thing was the MONSTER size mosquitos....even my pest control people can't do much about it so with that said, our time sitting outside in the back patio is NOT possible bcuz the suckers will eat you up alive.

We just brought a house south. We almost picked a house lot next to one of those water collectors you are talking about luckily when we came back to visit the property we saw them building it and ended up picking a different lot on top of the highest point in the neighborhood. Good information

Beautiful house!! Welcome to Austin! Why squeeze king beds in the guest rooms? A space for a chair, night stands and just more spacious seem more important than huge bed for guests.

Welcome to Austin. We have lived in Austin for going on 40 years (gosh that makes me feel old lol). My husband and I grew up in Austin and are raising our family here. We close on our new build home in Leander in 2 weeks. New builds are so excited omg. I hope y’all enjoy all that Austin has to offer.

I just want to say the house is beautiful! I LOVE the gray cabinets. The all white look really is overrated. You’ll definitely need a ceiling fan in the living room. My husband is very much into the smart home and has all of our house automated. I love the bay windows. Be cautious with creatures like snakes and the doggie door. I’m so happy for you both. TEN YEARS living in an apartment before buying a house group! woot woot! I really wanted Black Quartz this time but builder didn't decided to discontinue before we signed our contract. I LOVE the backsplash, it looks gorgeous! I almost thought it was stone! :) I will say this, everything is Bigger, Better AND CHEAPER in Texas! Lastly, just love how you compromise with your hubby! My hubby and I don't have to compromise too much because we like the same things. I will say he got the expensive three car garage extension upgrade which meant I got no gourmet kitchen BUT NOW I get my Black stainless LG Instaview and my covered patio ;)

Fan. Fan. Fan. Everywhere a fan. As someone who has lived in Texas for decades, you will always want fans. Especially in bedrooms. Always. Or you will pay a king's ransom for air conditioning every month from March to December.

My husband and I just recently moved into our new build as well and it’s funny the things you semi regret after moving in!! We overall love our home and there are very minor things I would have done differently! Funny enough I love our upstairs bathrooms more as well and wish they were downstairs but my husband chose the tiles downstairs haha and yes, he had to be happy too and I don’t hate it! It’s just not my favorite!! Congrats on the new home build!!! Very Exciting! ❤️

I'm in SoCal and am looking to move out. I think I've ruled out TX for just that reason. If I have to leave beautiful CA, where I've lived my entire life, I don't want to find the same problems.
