It’s a really good point on the riverside 4 bed, be careful of the width measurement, it’s actually less wide than Verona/Natura, I prefer my house to be wider rather than longer where it can feel like walking down a corridor/hallway in your own house

Dubai South (also government) has delivered an astonishing product The Pulse Villas handedover recently where people have made 150% and South Bay will follow suit - better than Damac by light years for sure

I hope so too brother, I only get happy when people make money. It hurts for me, when there are scams, lower quality projects and investors lose money and blame Dubai. Once I see the project myself, I'll be convinced of the developer.
Few videos back he was not a fan of dubai south region..very suprising

True , but ... when you look at the prices at the market.. I can't ignore that Natura with a 4% DLD waiver and a 2% discount was close to 750 AED per sqft.. and Riverside 5 bed plus maid at 3 million.. what are your comparables... The 5 bed rents in the market are close to 300k.. so , It's like Damac maison prive in Downtown is a good product.. there are some good products in Damac Hills 1 that are doing well.. So , you can't ignore Damac as an investor.. Don't fall for the marketing gimmicks like only 5% down-payment.. there are some good products and timing is key.. start of a masterplan is always safe..
Biased towards emaar and some incorrect information. 200k rent is not easy for all emaar townhouses. The recent rentals are at 80 to 90K for dubai south. Etihad rail and airport are only going to add up to existing air and noise pollution around that area. Cannot compare this to launches before 2021. A bit far from downtown and will be difficult to travel to downtown during peak hours.

Your debate doesn't make sense to me. I can't compare this location , community and floorplan with South. I've compared apple to an apple in the video. Heights is adjacent to Meraas , AR2 , Mudon.. The existing market itself rates are higher.
Please advise me I have a 3BR Villa in parkside 3. Sell it or hold ?

Just focus on the numbers , less on the flashy marketing material and all will be fine..
also “concept comparison” by developer could be another video. We’ve seen water front living then lagoon to leisure with Athlon and Height > Farm living … what is next ? Rainforest ? seen Ghaf Forest ?

I love Townsquare as a community.. The prices of the townhouses have increased close to 100%.. from initial OP.. more is challenging because the market is so dynamic and the new designs are so modern.. amenities are better.. but if Townsquare will deliver the school and hospital.. it could cause a slight increase..

Would be great to see a video which compares the premium clusters at various emaar master communities. eg. Farm Gardens 1&2 vs Oasis vs Heights (at similar price points) and then vs other developers master community

It would also be good to understand how Emaar priorities its master communities during its build since they are running simultaneously. eg: you have premium clusters at Valley (most expensive cluster being FG2) vs Oasis vs Heights, do they put there best contractors at the most expensive cluster ? or is it by the biggest value master community ? Not sure if you know this buy as “home buyers” not looking to flip. i want to know if the subcontractors are on by home and i’m not just paying for the brand (emaar) and getting sub quality

I think Knox Jarrati strategy is the best at the moment, I recommend it for beginners because it is perfect for now and it is known

You start the video baby saying look at the plan and the rooftop I'll tell you in a second why it's important and then you skip to something else and completely ignore that bit

Dear Sirs. The reason I am able to be so calm , non-pushy and make sure my clients get the right products are that I have no burden of massive operating expenses of running a company.. I am slowly building a team , but keeping the operating expenses low. So that the pressure doesn't force me to pressure sell.. So , this has pros and cons.. when there is a high flow of clients . I am unable to deliver.. 1st I hired a videographer , editor , social media manager , secretary.. Now , I am step by step building a team of people that I've known for over 10 years.. the best consultants from good old days of 2006- 2010.. my Emaar days.. These are professional consultants.. I'm not doing anything in a rush.. because I want to do it right. It's a process Sir.. the market just picked up dynamically.. I once again humbly apologise for the inconvenience.. I will better train the secretary..
