Interesting take. However, I live and work in Dubai. There is actually a real demand for property due to high influx (due to changes of global geopolitical landscape). Not Saying Dubai Market won't go through a correction but markets alway go through cycles. Dubai Market has always recovered well and regulatory adjustments over the past 20 years helped the market to mature. And there are tons of reasons why Dubai will keep attracting investors (whether for tax reasons or political & economical stability, which is clearly not the case for Turkey). Also, it's not about timing the market but time in the market, especially when it comes to Real Estate investments. In the long run potential is still massive.

@@ishratjeh2012 That's their job to sell and make some margin, and I am sure Property Turkey is genuine because I compared their quote with that from another company. Their service is phenomenal and they deliver. I wish I had finalized with them but did not, but if I make another investment then surely will.

I’ve been living Dubai since 2006 & I’ve seen this 3 times. 1st on 2008, 2nd on 2017 & 3rd on 2020 during Covid. I can assure that the next downturn coming next year after Ramadan. I just sold a unit because I feel what’s coming & of course I made 30% more than what I bought earlier this year. This guy is spot on & it’s just around the corner!

This time is little different because of cop 28 and Indians becoming the biggest investor in Dubai. Where Indians go money follows. I am in India currently and here Dubai property expo is all over the country. Because of Indian currency going down Indians are excited to Buy real estate in Dubai (Aed) real estate which is pegged to Dollar. Indian middle class will gobble up Dubai's property. When Indians buy they don't sell for long. This time sellers will miss opportunity. 2026 is the best time to sell.

I am not an expert but as far I can see that the demand is quite high for Dubai Properties in 2023, and 2024.

He didn’t discuss about the Geopolitical and Demographics of property in Dubai versus Turkey.

So, the smartest thing would be to wait for the downfall of the Dubai market shortly and then buy there when it's cheap

I remember 20 years ago they offered development lands almost for free for overseas investors to develop joint venture projects n Dubai. Nothing changed since then as so many empty deserts waiting buyers to throw money to hide away from xyz. Where Turkey is live and dynamic market where people mostly buy to move for new life. What will happen when Russians start & crypto millionaires start moving abroad when they finish they easy earn money?

4,500 millionaires migrated to Dubai in 2023. Chinese, Russians, Indians, etc, etc. Issues in those countries means Dubai is a safer property be for them.

Turkish rental rate is going up, Russians are running to Dubai. Turkish Government has screwed up the rental terms. Big investors are running away from Turkish real Estate due to Rental Terms. Fact; You can buy Real Estate in Turkey from Who would looking to sell in super deal. But Currency is losing value. Your Money is 1:1 even After 1 year if As Dolar currency. DO not buy If you gonna rent it out! Today 1 $ is 32 Lira. Next year probably 45=55 Lira. Real Estate goes up but Your Dolar still same As you purchase!
