Drone flight over Senoia, Ga. -- The town which The Walking Dead revived

    I think for a business owner one could do well there now that the show boosted tourism and jobs. If a business comes in now and only needs a couple years then it's probably a decent opportunity. But the residential prices are hyper inflated, in my opinion. You can do a lot better for your money even a mile away. I believe the entire town is an investment bubble that will eventually pop and leave a lot of investors holding properties that decline in value. The Walking Dead is that town's lifeblood, and when it ends (which is a certainty, because all shows end), I have a feeling the town will decline in value quite a bit. It's just a TV show and people will lose interest (just look at season 7 ratings as proof that viewers are losing interest). A smaller example of this is Grantville, Georgia in the same county). During season 3 of The Walking Dead an episode was filmed in Grantville. It gave the town an impressive economic boost. Grantville is a small, cute older town like Senoia, and just as close to Atlanta. After the season three episode aired, Grantville became a popular place for fans to visit. A couple gift shops opened, along with a couple restaurants, and a tour was offered for fans to see filming locations. As time went by fewer and fewer fans visited the town, and it pretty much reverted back to a neglected small town far from the city. Senoia won't fall that far back, but I truly believe now is the time to sell in Senoia, not buy. It's a seller's market and everyone is talking about how hot of an investment it is. That tells me it is peaking. They were making movies in Senoia for a decade before The Walking Dead began filming, and those movies barely made a difference to Senoia. Fried Green Tomatoes, Sweet Home Alabama, and other highly rated and top grossing films came and went. The town still languished. Like I said, the show's ratings are in decline, and it's because of that show that the town is thriving. How much longer can the show possibly last? And how likely will another show be able to fill those shoes? Another consideration is the Gin property. At the bottom of town is a huge wall surrounding a planned development. Only a small handful of families live in a neighborhood designed for hundreds of people. Why? They turned the entire neighborhood into a set for the show (Alexandria Safe Zone). What will happen when they are finished filming there and the homes go up for sale? Will tourists still be interested in visiting? Will there be a glut of homes on the market? Also, what will be the economic driving force once The Walking Dead is gone? Where will people work? It's a 45 minute drive to Atlanta on a good day, so most commuters will choose to be in Tyrone or Peachtree City instead, or will move to the north side of Atlanta like the Braves did. Finally, without naming names, I'll just say that there are some important people affiliated with that town who I don't trust. While there are always two sides to every story, my view of the story is that a few folks there are going to make a lot of money while some people might lose a fortune on investments that are (again, in my opinion) overpriced. I've seen what I perceive as some pretty harsh treatment of people by some in that community. This doesn't reflect on the citizens. They are extremely nice people. But I believe there is an element that could be considered carpetbaggers by some. Only time will tell. I'll admit I'm cynical about it, but I wouldn't invest my money in that town unless I knew I could successfully liquidate within a couple years. I think it's a bubble. It's a beautiful town for sure, but I don't think their economic model is at all sustainable. Buyer beware.
