Difference Between Home Loan And Plot Loan | Home Loan Vs Plot Loan

A home loan and a plot loan are both types of loans used to purchase a property, but they have some significant differences.
A home loan is a loan taken out to purchase a property that already exists, whether it's a new or resale home. The loan amount is calculated based on the property's value and the borrower's ability to repay the loan. Home loans typically have a longer repayment period, usually up to 30 years, and they are secured against the property being purchased. This means that if the borrower defaults on the loan, the lender can take possession of the property to recover the outstanding amount.
A plot loan, on the other hand, is a loan taken out to purchase a piece of land. The loan amount is based on the value of the land, and the repayment period is shorter than a home loan, typically up to 15 years. The interest rates on plot loans are usually higher than home loans, as the lender takes on more risk since the property does not generate any income until a house is built on it.
Once the borrower has obtained a plot loan and purchased the land, they may then be eligible to apply for a construction loan to build a house on the land. The construction loan would be used to pay for the cost of building the house and would be repaid over a shorter period than a home loan.
In summary, the main difference between a home loan and a plot loan is that a home loan is used to purchase an existing property, while a plot loan is used to purchase a piece of land.

If I have agricultural plots in my native village, then is it good idea to sell it and buy residential plot/ commercial plot in the city I am living? What are the pros and cons of doing this? 2. If I have an independent house in a city like Bangalore, what are the ways to manage it?     How to seek out for a construction loan on a property which is in rural area and the cost of the property on which we purchased is on a higher side but the circle rate is obviously very less? I have checked with few banks - they Simply say- we don’t provide any loan in Lal-Dora area, thinking that we might not have the registry. But recently Haryana Government has converted Lal-Dora properties into the Registry. Can you suggest anything about that ? How to get the loan in this case ?

    Hi I want to buy a 1000 sq.ft plot which is going to cost me approx 30 lac I have approx 12 lac in saving and i am eligible for 12 lac plot loan So there is a scarcity of approx 6 lakhs.     Very good topic sir. Recently i approached icici bank for a plot loan and they said that I'll be given a 100% loan on registration value. The interest rate is 1% greater than the housing loan. I personally think that those who cannot make an effort to purchase a home and has got the time to take a plot loan and repay it and then go for a construction loan that way a good asset will be created in the long run Other than purchasing an apartment.

    @@pankaj5080 for exclusive plot loan there is no need to declare any time commitment to construct home. For purchase and construction loan (composite loan) one should complete the construction within 2 years. If you are asking my time frame. I am thinking of purchasing a residential plot on loan. And try to repay it in 6 to 8 years. And then after a 4 year gap take a construction loan to a build house. I am planning on this way as I don't want to take an apartment.

    @@mlngowtham are you sure. I checked with Axis/SBI and HDFC. Axis and SBI wanted a commitment that construction will complete in 3 years after plot loan. HDFC was better, they said 5 years. If it is true ICICI has no time limit for construction then its a golden deal

    Personal loan is better than plot loan to buy plot ...bcz.... you can sell any time plot through personal loan but not through plot loan.... bcz in plot loan , paper is in bank.... Though personal loan and plot loan interest rate not much different.... I think go for personal loan

    Personal loan is good for lower amounts. A personal for 25-30 lakhs will be humungous and will be difficult to pay off with a 2-3% higher interest rate

    Plot loan at a good locality will be better as it is of lower amount and plot prices always increase where as a home/building built on it will get older and fetch lower return

    Yes , all tax benefits have to be return and in most cases if we can't construct the house in stipulated time rate of interest also increase by several percentage
